Waterside Estates sits on the north-east side of Coppell, recorded in three phases built by two different builders between about 1992 and 1998, with waterfront and non-waterfront lots along the lakes and canals. The detail that sets it apart from every other neighbourhood in the city is how the association assesses dues: rather than a flat amount per household, the assessment has historically been calculated as a rate applied to the property's appraised value. That means your dues move with your valuation, which is a different proposition from a fixed fee and the reason published figures for this neighbourhood vary so widely. Dues assessed on value, not a flat fee

The neighbourhood sits within the boundaries of the Lakes of Coppell homeowners association, and the assessment has been described as a rate per hundred dollars of the property's valuation as set by the Dallas County appraisal district, billed annually.

Three consequences follow, and they are worth understanding before you offer:

  • Your dues are not the seller's dues. If the property's appraised value changes after a sale, the assessment changes with it. A figure quoted on a listing reflects the current owner's position.

  • Published ranges are meaningless here. Aggregators show figures spanning several hundred dollars and others quoting a monthly amount, which is exactly what you would expect when the charge is value-based rather than fixed.

  • Larger and waterfront homes pay more. That is inherent to the mechanism rather than a tier the association chose.

Confirm the current rate, the billing cycle and how the assessment is calculated from the resale certificate, and ask how it has moved over recent years. This is the single most important question on this page, and it is one most buyers never think to ask.

Three phases, two builders

Appraisal records show legal descriptions reading Waterside Estates 1, Waterside Estates 2 and Waterside Estates 3, with block and lot. The phases were developed by different builders: the first by David Weekley Homes in the early 1990s, the second and third by Standard Pacific through the mid and late 1990s.

So a home in Phase 1 and a home in Phase 3 differ in builder, in age by several years, and potentially in specification. Confirm the phase from the appraisal district record and treat the phases as related but distinct when comparing homes. Waterfront and non-waterfront lots

The neighbourhood includes homes backing onto water and others that do not, and the difference shows in both price and the due diligence required.

On a waterfront or water-adjacent lot, establish from the survey where your boundary ends relative to the water, what easements cross the lot, who maintains the bank and the common water features, and what fencing is permitted. Have the inspector look specifically at grading, drainage and any retaining structures. Ask the association what it maintains and what its reserve position is against those features, since lakes, canals and the landscaping around them carry ongoing cost.

Homes from 1992 to 1998: what to ask for

Records show homes from roughly two thousand to over four thousand eight hundred square feet, commonly four to five bedrooms, in one and two-storey plans. At this age, systems have usually been replaced once and may be due again. Ask for records with dates:

  • Roof age, and any claims or repairs following significant hail.

  • HVAC systems and install dates.

  • Water heaters.

  • Foundation performance and any repair history, with documentation and any transferable warranty — worth particular attention on lots that slope toward water.

  • Plumbing and electrical, including whether any original materials remain.

  • Windows, and the extent and date of any kitchen or bathroom renovation.

  • Pool, spa and equipment where present.

Get an independent inspection regardless of how a home shows.

Schools

Listing records cite Coppell ISD with Lakeside Elementary, Coppell Middle North and Coppell High School for this neighbourhood. Those are campuses recorded on listings rather than a district confirmation, and assignments change.

Confirm the district and the exact elementary, middle and high school assignments for the specific address with Coppell ISD before you make an offer. Coppell is served principally by Coppell ISD, though some addresses in and around the city fall into neighbouring districts.

What to verify before you offer

  • The phase, block and lot from the appraisal district record, with year built and parcel size.

  • How the association assessment is calculated, the current rate, the billing cycle and how it has changed recently — from the resale certificate.

  • What the association maintains, its reserve position, assessment history and the rules on exterior alterations, fencing, parking, letting and pets.

  • The district and the specific campuses, confirmed with the district.

  • The full list of taxing units on the parcel and a tax certificate, so your lender builds the escrow estimate from real figures. A first-year bill may reflect the previous owner's assessed value and exemption status — which in this neighbourhood also bears on the association assessment.

  • A current survey showing boundaries, easements and any water or common area adjacency.

  • System ages and renovation history, documented.

Common questions

How are the association dues calculated?

Historically as a rate applied to the property's appraised value rather than a flat per-household amount, billed annually through the Lakes of Coppell association. Confirm the current rate and method from the resale certificate, since this is unusual and it means your figure will differ from the seller's if the valuation changes.

Why do published dues figures vary so much?
