Peninsulas of Coppell is a late-1990s neighbourhood of large homes on East and West Peninsula Drive, where the lots run from about a fifth of an acre to well over four-tenths and a number of them front a creek, greenbelt or water view. Those water and greenbelt lots are the premium product here, and they come with their own set of checks that a standard interior lot does not need. The association also charges considerably more than most Coppell neighbourhoods, and published figures vary, so that needs confirming too. This page covers both.

What the neighbourhood is

The subdivision is recorded as Peninsulas of Coppell, listed in MLS records as Peninsulas Coppell, across several blocks in the 75019 postcode and Dallas County, reached from MacArthur Boulevard east onto Peninsula Drive.

Appraisal records place construction between about 1996 and 1998. Homes are large — commonly four to five bedrooms and from roughly three and a half thousand to over four and a half thousand square feet, mostly two-storey brick. Lot records range from about 9,500 square feet to over 18,000, which is a wide spread and the main reason two homes of similar size here can be quite different propositions.

Creek, greenbelt and water-view lots

A meaningful share of these lots back onto a creek, a greenbelt or jogging and bike paths, and listings describe water views. That is the appeal of the neighbourhood and it is where the premium sits.

It also means a longer list of things to establish before the option period ends:

  • The survey. Where your boundary actually ends relative to the creek or greenbelt, and what easements cross the lot. On these parcels the usable yard and the recorded lot are often not the same thing.

  • Who maintains the common land. Establish whether the greenbelt, bank and paths are association land, city land or part of individual lots, and who is responsible for upkeep.

  • Drainage and ground condition. Have the inspector look specifically at grading, drainage away from the structure, any retaining structures, and the condition of the bank where a lot slopes toward the creek.

  • Trees. Mature trees near the creek and along boundaries are part of the appeal; condition and proximity to structures and drives are an inspection item.

  • Fencing. What is permitted on a lot backing onto common land, which the association's rules will set out.

Buyers who do this work buy the lot they think they are buying. Those who skip it find out during the first heavy season.

The dues are higher here, and the figures disagree

Listing records for this neighbourhood show annual dues at a level several times what most Coppell subdivisions charge, with management named among the inclusions — and different listings show different amounts.

Take the current figure, the billing cycle and the inclusions from the resale certificate rather than from a listing. While you are there, establish what the association actually maintains, its reserve position against those assets, any assessment history, and the rules on exterior alterations, fencing, parking, letting and pets.

Where an association maintains common land along a creek and path network, the reserve question matters more than in a neighbourhood whose association only handles an entry sign.

Late-1990s homes: what to ask for

Homes of this age have generally been through at least one round of major system replacement and may be due another. Ask for records with dates:

  • Roof age, and any claims or repairs following significant hail.

  • HVAC systems, usually several in a home of this size, with install dates.

  • Water heaters.

  • Foundation performance and any repair history, with documentation and any transferable warranty — worth particular attention on lots that slope.

  • Plumbing and electrical, including whether any original materials remain.

  • Windows, and the extent and date of any kitchen or bathroom renovation.

  • Pool, spa and equipment where present.

Get an independent inspection regardless of how a home shows.

Schools

Listing records cite Coppell ISD for this neighbourhood. Coppell is served principally by that district, though some addresses in and around the city fall into neighbouring districts, and campus assignments change.

Confirm the district and the exact elementary, middle and high school assignments for the specific address with the district before you make an offer.

What to verify before you offer

  • The recorded subdivision and block from the appraisal district record, and the parcel size from the record rather than a listing description.

  • A current survey showing boundaries, dimensions, easements and the relationship between the lot and any creek or greenbelt.

  • The association's resale certificate: dues, cycle, inclusions, what is maintained, reserves, assessment history and rules.

  • The district and the specific campuses, confirmed with the district.

  • The full list of taxing units on the parcel and a tax certificate, so your lender builds the escrow estimate from real figures. A first-year bill may reflect the previous owner's assessed value and exemption status.

  • System ages and renovation history, documented, plus drainage and grading on sloping lots.
