Wilson Creek Meadows is a master-planned community off Preston Road in Celina, built out in sections by more than one builder, with some sections long sold out and others still selling. That staggered build-out is the practical fact here: whether you are competing against a builder's inventory or against other owners depends entirely on which section a home sits in. The community also appears on the City of Celina's published list of active public improvement districts, which affects what a home costs to own each month. This page covers both, and what to verify before making an offer.

Several builders, several sections, different timelines

Public records and builder listings show Pulte Homes, Taylor Morrison and Trophy Signature Homes all building here, in separately marketed sections — including lot-width-specific series such as the fifty-foot collections. Taylor Morrison's section and Trophy Signature's section have both been listed as sold out, while Pulte has continued to offer plans and quick move-in homes.

For a buyer that produces two different situations within one community name:

  • In a section where a builder is still selling, a resale competes directly with new inventory, including whatever incentives are attached. Those incentives are frequently conditioned on using the builder's affiliated lender, which is a different question from the price.

  • In a sold-out section, the competition is other owners, and condition, lot and updates decide the outcome.

Establish which section a home sits in and what the builder is currently offering nearby before you form a view on price. Builder-specific detail is on the Taylor Morrison buyer FAQ, and the DFW new construction guide covers the process generally.

Published builder lists disagree — including some that name builders who do not build here

Aggregator pages for this community disagree on who built it, how many homes it contains and how many sections exist. One page describes roughly seven hundred homes by two builders; another counts six communities, three builders and around two hundred planned homes. At least one third-party article names builders that the builders' own community pages do not support.

The resolution is the same as everywhere: the appraisal district record gives the subdivision, section and year built for a specific address, and the builder's own community page gives what is actually for sale now. Treat summaries as leads to check rather than facts.

The public improvement district

Wilson Creek Meadows appears on the City of Celina's published list of active public improvement districts, each with an annual service plan update. A residential public improvement district generally sits inside city limits, so city services continue and the assessment is levied on top of the usual taxing units.

Before you offer, pull the full list of taxing units for the specific parcel from the Collin County appraisal district, obtain a tax certificate, and have your lender build the escrow estimate from those figures. Two homes at the same price in different Celina communities can carry quite different monthly costs, and that difference is what buyers discover late. The special districts explainer covers how a PID differs from a MUD.

Schools

Builder and community materials place Wilson Creek Meadows in Celina ISD. Celina also contains communities served by Prosper ISD, and campus assignments change as districts open schools, so confirm the district and the specific elementary, middle and high school assignments for the exact address with the district before making an offer.

The association

Listing records for this community show annual dues with grounds maintenance among the inclusions, administered by a management company. Published figures for Celina communities go stale quickly, so obtain the resale certificate and governing documents and confirm:

  • The current dues, the billing cycle and exactly what they cover.

  • The reserve position against the amenities, trails and common landscaping.

  • Any assessment history, and anything currently contemplated.

  • Whether any amenity described in marketing is built and open, or still planned.

  • The rules on exterior alterations, fencing, parking, letting and pets.

What to check on the home

Homes here range from roughly eighteen hundred to over four thousand square feet across three to five bedrooms, built across several years. On a resale, ask for records with dates covering roof condition and any hail-related work, HVAC systems and their service history, water heaters, foundation performance, any structural warranty still in force and what transfers, and pool equipment where present. Get an independent inspection regardless of how new the home looks.

On a new build, structural decisions are made before drywall, the builder's contract is its own document rather than the standard Texas resale form, and inspections at pre-drywall and before closing are your responsibility. Contact an agent before your first visit to a model, since builders commonly tie recognition of your agent to that visit. The builder contracts guide covers the terms that vary most.

What to verify before you offer

  • The section and year built from the appraisal district record, and which builder built the home.

  • Whether a builder is still selling in that section, and what is currently offered.

  • Every taxing unit on the parcel and the current assessment, from the appraisal district and a tax certificate.

  • The district and the specific campuses, confirmed with the district.

  • The association's resale certificate: dues, inclusions, reserves, assessment history and rules.

  • A current survey showing boundaries, easements and any common area adjacency.

  • System ages, warranty status and renovation history, documented.

Common questions

Who built Wilson Creek Meadows?

Builder listings show Pulte Homes, Taylor Morrison and Trophy Signature Homes building in separately marketed sections. Published summaries disagree, and some third-party articles name builders the community's own pages do not support, so confirm from the appraisal district record and the builders' community pages.

Is the community sold out?

In part. Taylor Morrison's and Trophy Signature's sections have been listed as sold out while Pulte has continued offering plans and quick move-in homes. Which applies depends on the section, and it determines whether a resale competes with builder inventory.

Does Wilson Creek Meadows have a PID?

It appears on the City of Celina's published list of active public improvement districts. Confirm the current assessment for the specific parcel through the county appraisal district's records and a tax certificate.

Which school district serves Wilson Creek Meadows?

Builder and community materials cite Celina ISD. Celina also contains communities served by Prosper ISD and campus assignments change, so confirm the exact assignments for the address with the district.

How large are the homes?

Roughly eighteen hundred to over four thousand square feet across three to five bedrooms, varying by builder and section. Compare within the section and size band you are shopping rather than across the community.

What do the association dues cover?

Listing records show annual dues with grounds maintenance among the inclusions. Confirm the current amount, cycle and inclusions from the resale certificate, and ask which amenities are built and open versus planned.
