Selling a Home in Ten Mile Creek, Celina: What Owners Should Know

Ten Mile Creek is a 251-acre mixed-use community in Celina that was planned from the start to include for-sale homes, townhomes, build-to-rent homes, apartments and a retail centre. That mix is the community's defining feature and the thing a seller has to be able to explain, because buyers ask about it and a vague answer costs more than a straight one. Add three builders still selling and an assessment to document, and the sale turns on knowing your own community precisely. The mixed-use question, answered factually

The community was announced as a mixed-use development: hundreds of single-family homes, townhomes, a rental component including apartments and build-to-rent homes, and a retail and commercial centre of roughly 46 acres. Some buyers see walkable retail and a range of housing types as the appeal. Others will ask where the rental homes and apartments sit relative to a specific house, and how far along the retail is.

The right approach is the same one that works for flight paths, special districts and planned amenities elsewhere: give the facts. Know what has been built, what is under construction and what remains planned, where each component sits relative to your home, and what the current timing is. A buyer who understands the plan and buys anyway closes; a buyer who discovers a component during the option period renegotiates.

That also means checking the current position rather than repeating the original announcement, since phasing in a community of this size changes over several years.

Three builders, two products

American Legend Homes and William Ryan Homes have built the single-family homes, on homesites including fifty-five and sixty-foot widths, while Grenadier Homes has built the townhomes. While any of them are still selling, a resale competes directly against new inventory from the same community.

A resale's advantages are concrete: an established lot and its position, completed fencing, blinds and window treatments, landscaping in the ground, appliances, any improvements made since purchase, no construction timeline and no living beside active work. State each specifically rather than implying it.

Townhomes and single-family homes are separate markets with separate buyers, and a townhome seller competes against other attached homes here and in comparable communities, not against detached homes down the street. For townhomes, the association's role is larger, so confirm the dues, what they cover and any assessment history, and order the resale documents early.

The pricing analysis has to weigh closed resales, active resale competition and current builder inventory with whatever incentives are attached. Automated tools see none of the builder side. Document the assessment and the dues

Ten Mile Creek appears on the City of Celina's published list of active public improvement districts, which means an assessment on top of city taxes for lots within it. Buyers comparing your home against one in a community without an assessment are comparing monthly cost, and they will find the difference.

Confirm every taxing unit that applies to your parcel, the current assessment and the association dues through the Collin County appraisal district's records, the tax certificate and the association, and present the figures alongside what they fund. Verify the school district and campuses

The community's materials place it in Celina ISD, citing O'Dell Elementary, Moore Middle and Celina High. Celina contains communities served by Prosper ISD as well, and campus assignments shift as the district opens schools, so confirm the district and the specific campuses for your address with the district before marketing rather than repeating the community's page.

What marketing has to do here

Show the lot and answer the community questions in the listing itself: photography and video that convey the home's position and setting, a specific list of what is included that a new build is not, floor plan information, documented district and campus detail, and the full cost picture including the assessment and dues. Before you sign a listing agreement

  • Establish the current status of each component of the community: what is built, what is under construction, what remains planned, and where each sits relative to your home.

  • Confirm every taxing unit, the current assessment and the association dues, with figures in writing.

  • Confirm the district and the specific campuses for your address with the district.

  • Ask for a written pricing analysis covering closed resales, active resale competition and current builder inventory with incentives.

  • For a townhome, order the association resale documents early.

  • Read the term, the protection period and the cancellation provisions before signing. The residential listing agreement most Texas brokerages use is a Texas REALTORS® form rather than a TREC-promulgated contract, so terms vary between brokerages.

Common questions from Ten Mile Creek sellers

Buyers ask about the apartments and rental homes. What should I say?

The facts: the community was planned as mixed-use with a rental component, where those homes sit relative to yours, and what the current build status is. Buyers who understand the plan before making an offer do not reopen it afterwards. Guessing, or brushing the question aside, invites a renegotiation later.

Does the retail centre help or hurt?

It depends on the buyer and on the distance from your home. Walkable retail is a genuine draw for some and a traffic consideration for others. Give the actual distance and the current status rather than describing the home as conveniently located in the abstract.

Does the PID assessment hurt my sale?

Not when it is presented accurately and early with current figures alongside what it funds. Buyers price what they can quantify and discount what they cannot; the damage comes from discovery during the option period.

How do I compete with the builders still selling here?

On what a new build does not include: the lot and its position, fencing, blinds, landscaping, appliances, improvements since purchase and availability now. Price with current builder inventory and incentives in the analysis.

Do I need to be in Texas to close?

No. Remote and mail-away closings are routine and are coordinated through the title company, with documents signed before a remote or mobile notary or, where the title company and lender allow it, under a power of attorney. Arrange it early rather than in closing week.
