Wynnpage is a community of 78 homes in Coppell built across 1992 and 1993, with an association the homeowners run themselves as a Texas non-profit corporation and dues that are among the lowest in the city. Two things follow from that: the association does comparatively little, and the figures portals display for it are frequently wrong, because annual dues get converted into monthly amounts that do not reflect how the charge is actually billed. What the neighbourhood is
Wynnpage sits in the 75019 postcode and Dallas County, south of Sandy Lake Road off Denton Tap Road, with streets including Wynnpage Drive and Wrenwood Drive. Appraisal records show the subdivision recorded simply as Wynnpage with block and lot, while listings and the association use Wynnpage Estates — worth knowing when you search, since both forms appear.
Records show homes built in 1992 and 1993, commonly four bedrooms and two to three bathrooms, from roughly two thousand four hundred to just under three thousand square feet, in both one and two-storey plans. Lots run from about seven thousand five hundred to eight thousand four hundred square feet, so roughly a sixth to a fifth of an acre.
The association's own materials describe a community of 78 homes, which makes this one of Coppell's smaller subdivisions and means listings appear only occasionally.
A homeowner-run association with a narrow remit
The association is filed as a Texas non-profit corporation and maintains its own website, with its stated purpose being to guide the community in accordance with its governing documents. Listing records show dues billed annually, at a level well below most Coppell neighbourhoods, covering management.
Low dues here are not a bargain, they are a description of scope. There is no amenity package to fund, so maintenance of your own property falls to you, and the association holds little against future cost by design.
Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what the association does and does not maintain, the reserve position, any assessment history, how the board is constituted and how continuity is handled, and the rules on exterior alterations, fencing, parking, letting and pets.
Ignore the monthly figures on portals
Several major portals display this association's dues as a monthly amount in the low double digits. The underlying charge is annual, and the monthly number is a conversion the portal performed rather than a figure anyone pays that way.
Two records for neighbouring homes also show different annual amounts, which most likely reflects different years rather than different obligations. The resale certificate is the only source worth relying on.
This matters beyond accuracy: a buyer comparing dues across Coppell neighbourhoods using portal figures will be comparing annual charges against monthly ones in some cases, which produces nonsense.
Early-1990s homes: what to ask for
Homes of this age have generally been through at least one round of major system replacement and may be due another. Ask for records with dates:

Roof age, and any claims or repairs following significant hail.

HVAC systems and install dates.

Water heaters.

Foundation performance and any repair history, with documentation and any transferable warranty.

Plumbing and electrical, including whether any original materials remain.

Windows, and the extent and date of any kitchen or bathroom renovation.

Pool and equipment where present, which appears on a number of these lots.
Get an independent inspection regardless of how a home shows. In a neighbourhood this consistent in age, the gap between a documented, updated home and an original one is where most of the price difference sits.
Plans and lots
Both single-storey and two-storey plans exist here, and some homes have the primary bedroom downstairs with a second bedroom and bathroom on the entry level — a configuration worth searching for specifically if that suits your household, since it is less common than a conventional two-storey layout.
Lot sizes and positions vary, including corner lots. Get a current survey showing boundaries, dimensions and easements, and walk the parcel before deciding between two otherwise similar homes.
Schools
Coppell is served principally by Coppell ISD, which covers most of the city, though some addresses in and around Coppell fall into neighbouring districts. Confirm the district and the specific elementary, middle and high school assignments for the address with the district before you make an offer, since assignments change.

The association's resale certificate: the annual dues, what is and is not maintained, reserves, assessment history, governance and rules.

The full list of taxing units on the parcel and a tax certificate, so your lender builds the escrow estimate from real figures. A first-year bill may reflect the previous owner's assessed value and exemption status.
