DFW Real Estate Agent by ZIP Code: Areas Nitin Gupta Serves

If you are searching by ZIP code, start with this: a ZIP code is a postal delivery route, not a city boundary, a school attendance zone or a taxing jurisdiction. Several of the codes below are shared by two or three cities, some addresses inside a ZIP code sit outside the city the code is named for, and school assignment follows the physical address rather than the code. Those distinctions decide what a home costs to own and which schools serve it, and they are the first thing to verify on any specific property.

Nitin Gupta, CRS, GRI, REALTOR® and Broker Associate with Competitive Edge Realty, represents buyers and sellers across the ZIP codes listed below, with more than 480 closed DFW transactions. Call 469-269-6541 to talk about a specific address.

What a ZIP code does not tell you
It does not tell you the city. A postal address can carry one city's name while the property sits in another city's limits, in an extraterritorial jurisdiction, or in unincorporated county. That determines who provides services, who issues permits and which entities tax the property.
It does not tell you the school district. Assignment follows the physical address and the district's attendance boundaries. Districts cross city lines throughout DFW, and campus assignments change as districts open schools.

It does not tell you the tax picture. Two homes in the same ZIP code can pay different totals if one sits inside a municipal utility district, a public improvement district or a municipal management district. The MUD versus PID explainer covers how those work, and the master-planned community guide records the position for many communities.

Common questions about ZIP codes and DFW real estate
Does my ZIP code determine my school district?
No. School assignment follows the physical address and the district's attendance boundaries. Districts cross city and ZIP boundaries throughout DFW, and campus assignments change as districts open schools. Confirm the district and the specific campuses with the district for any address you are considering.
Why do two cities share a ZIP code?
Because postal routes are drawn for delivery efficiency rather than to match municipal boundaries. 76262 serves parts of Keller, Trophy Club and Westlake; 75078 serves Prosper and part of Celina; 75056 serves Lewisville and The Colony. The city named in a postal address is not proof of the jurisdiction the property sits in.
Can two homes in the same ZIP code have different tax bills?
Yes, and the difference can be significant. One parcel may sit inside a municipal utility district, a public improvement district or a municipal management district while the next does not. Confirm the taxing units for a specific parcel through the county appraisal district's records and a tax certificate.
How do I find out which city my address is actually in?
Check with the city and the county rather than relying on the mailing address. Properties in a city's extraterritorial jurisdiction carry that city's name in the postal address while sitting outside its limits, which changes services, permitting and taxation.

Looking in a specific ZIP code?
Send the address or the area and the plan, and you get back the jurisdiction, the school district and campuses, the taxing units and what is currently available and selling there. Call 469-269-6541 or get in touch. For buyer representation see buyer services, and for selling see seller services.
