Argyle TX Buyer’s Agent: Furst Ranch, Argyle ISD & the Two-High-School Guide 2026

Argyle is the only community in the Dallas–Fort Worth area where the school district alone drives nearly every buying decision. Argyle ISD — approximately 6,600 students, a 16.66 student-teacher ratio, and the top TEA rating in Denton County — is what buyers are paying a premium for. What those buyers often do not know until they ask: Argyle ISD is transitioning to a two-high-school model in 2027–28, and which high school a home feeds depends on which side of US 377 the address falls. Furst Ranch, the new 2,000-acre master plan opening now with eight builders, sits on both sides of that boundary. Knowing which campus serves your homesite before you sign a contract is the work your buyer’s agent does before your first model-home visit.

The most important question every Argyle buyer needs answered first

Argyle ISD is moving to two high schools in the 2027–2028 school year. The current Argyle Middle School building on US 377 will be repurposed as Argyle Legacy High School, serving students in the eastern and northern zones of the district. The original Argyle High School on Hwy 377 will continue serving the western zones.

The district line that separates the two high school feeder zones runs roughly along US 377 — but it is not a clean split, and it will shift as new campuses open and the district rezones to balance enrollment. Buyers in Furst Ranch on the eastern side of the community may feed a different high school than buyers in Furst Ranch on the western side. Sellers on boundary streets are already adjusting their pricing to reflect which campus their home feeds.

This information is not prominently disclosed in builder marketing materials. Confirming the specific feeder pattern for a specific homesite — not just the general community — with Argyle ISD directly is the step that separates an informed Argyle buyer from one who learns about the two-high-school split after closing.

Call 469-269-6541 before selecting any Argyle homesite. I verify the current feeder pattern for every Argyle client before they select a lot.

Furst Ranch: the new anchor development in Argyle

Furst Ranch is a 2,000-acre master-planned community at Cross Timbers Road and SH 377 in Argyle — a joint venture anchored by Jack Furst. Phase 1 includes approximately 1,000 single-family homes across eight builders, all zoned to Argyle ISD. The development also includes a 97-acre central park, a 20-acre community center, miles of nature trails, and Argyle ISD land for future elementary and middle school campuses.

The eight Phase 1 builders at Furst Ranch

Toll Brothers — Grove Collection: 70-foot home sites. Floor plans from 3,089 to approximately 4,800 square feet. Contemporary architecture with extensive personalization through Toll Brothers Design Studio.

Toll Brothers — Meadow Collection: 80-foot home sites. Floor plans from 3,618 to over 5,900 square feet. Toll Brothers’ most expansive Argyle offering. Both Toll Brothers collections are priced in the upper $900,000s to $1.4M+ range depending on plan and selections.

David Weekley Homes: Active in Furst Ranch with single-family homes on 70-foot lots. David Weekley is a Houston-based builder with a 50-year Texas track record and an in-house design and warranty program. See also: David Weekley Homes DFW buyer FAQ.

Highland Homes: Active in Furst Ranch with homes priced in the high $700,000s to mid $900,000s (High Plains section). One of the most established luxury production builders in Texas. See also: Highland Homes DFW buyer FAQ.

Ashton Woods: Design-forward builder with an emphasis on architectural variety. Argyle ISD. See also: Ashton Woods DFW buyer FAQ.

Coventry Homes: Texas-focused production builder with a reputation for energy efficiency and included features. See also: Coventry Homes DFW buyer FAQ.

Drees Custom Homes: High-end semi-custom builder with a design-center-forward buying experience. Floor plans are larger and more customizable than standard production offerings.

Shaddock Homes and Partners in Building: Rounding out the Furst Ranch builder lineup with semi-custom and custom options. See also: Shaddock Homes DFW buyer FAQ.

Your buyer’s agent must be registered before your first visit to any Furst Ranch model home. Builder registration requirements apply at the community level and are generally not correctable after the first visit. Call 469-269-6541 before visiting Furst Ranch.

Other Argyle ISD communities

Canyon Falls

Canyon Falls is split between Argyle ISD and Northwest ISD depending on the specific section. The Argyle ISD sections are nature-forward with trail access to the preserved creek corridor. The Northwest ISD sections have a different feeder pattern entirely. Verify by specific address before selecting a Canyon Falls homesite. See: Northlake buyer’s agent guide for the full Canyon Falls school district breakdown.

Harvest by Hillwood

Harvest is a Hillwood agri-hood community spanning multiple phases. Some Harvest phases are served by Argyle ISD; others fall within Northwest ISD. The community name does not determine the school district. Verify by specific address or lot number. The Argyle ISD sections of Harvest carry a price premium reflecting the district’s reputation.

Argyle proper resale

The original residential areas of Argyle along US 377 and FM 407 offer larger lots, less HOA structure, and a more rural character than the master-planned communities. Many of these areas have no HOA, a relatively straightforward Denton County tax rate, and immediate Argyle ISD zoning. For buyers who want the Argyle ISD address without the master-planned community lifestyle, resale in Argyle proper is the alternative to Furst Ranch and Canyon Falls.

Argyle ISD: what makes it the top-rated district in Denton County

Argyle ISD enrolled approximately 6,601 students in 2026–27 with a student-teacher ratio of 16.66 — one of the lowest among DFW’s growing suburban districts. The district is rated A by the Texas Education Agency and has held that rating consistently.

The district’s small size is its competitive advantage. At 6,600 students, Argyle ISD is a fraction of Frisco ISD (63,500 students) or Northwest ISD. Teachers know students; coaches know athletes; counselors track individual progress. The community-connected education model that Argyle ISD delivers is structurally impossible at larger district scale — and buyers who have experienced large-district schooling elsewhere recognize it immediately.

Current campuses (2026): Argyle High School, Argyle Middle School, Argyle Sixth Grade Center, Argyle South Elementary (opened 2022), Argyle West Elementary (opened 2019), Hilltop Elementary, Jane Ruestmann Elementary (opened 2024). Middle School #2 opened August 2026 on Furst Ranch-donated land. Argyle Legacy High School opens 2028.

What the two-high-school model means for buyers: Beginning in 2027–28, students east of US 377 attend Argyle Legacy HS; students west attend the original Argyle HS. Both campuses are in the same district and carry the same TEA rating — the issue for buyers is not which campus is better, but which one their children will attend, and whether the feeder pattern for their specific homesite is settled or subject to rezoning. Homesites near the boundary are the ones that require the most careful verification.

MUD, PID and property taxes in Argyle

Argyle proper resale on larger lots typically carries a straightforward Denton County tax rate without MUD or PID overlays — one of the reasons many buyers choose resale over new construction in Argyle. Master-planned communities in the Argyle area may carry PID assessments. Furst Ranch sections should be verified for any assessment before lot selection.

The combined Denton County base rate plus Argyle ISD carries a premium compared to some surrounding areas, reflecting the district’s quality and the town’s infrastructure-first SMARTGrowth policy. Verify the complete tax picture for any specific homesite. See: MUD vs PID in Texas — what it means for your monthly payment.

Argyle’s SMARTGrowth policy

The Town of Argyle requires infrastructure — roads, utilities, drainage — to be built and operational before new residential phases are approved. This is uncommon in DFW, where many communities have approved thousands of lots before the infrastructure to support them exists.

For buyers, the practical consequence is that Argyle’s growth is more deliberate and more managed than surrounding cities. School capacity is not outpaced by rooftop growth at the same rate as in faster-moving markets. Property values are supported by a town government that prioritizes community quality over maximum development velocity. The trade-off is that new inventory in Argyle proper is more constrained than in Northlake or Denton — which is part of why Furst Ranch, which successfully worked through Argyle’s approval process, represents a significant supply event for the market.

Buyer representation in Argyle under Texas law in 2026

Senate Bill 1968, effective January 1, 2026, requires a written buyer representation agreement before a Texas agent shows residential property. Every Furst Ranch builder’s model home representative works for that builder and must disclose this in writing at the first substantive conversation.

For Argyle buyers specifically, buyer representation is more than contract review. It is verification that the homesite feeds the expected high school feeder zone, that any PID assessment is disclosed and accounted for in the budget, and that the builder’s registration policy is established before the first visit — not discovered after it. Call 469-269-6541 before visiting any Furst Ranch community or any other Argyle community. See: DFW new construction buyer’s agent guide.

Argyle buyer’s agent FAQ

Is Argyle ISD splitting to two high schools?

Short answer

Yes. Argyle ISD transitions to two high schools in 2027–28. The current Argyle Middle School building on US 377 becomes Argyle Legacy High School, serving the eastern and northern zones. The original Argyle High School continues serving the western zones. Which campus a home feeds depends on which side of US 377 the address falls.

What varies

The feeder zone boundary is not a clean line at US 377 in all sections. Homes near the boundary may feed one campus or the other depending on exact address, and the district may rezone sections as enrollment grows and new campuses open. Furst Ranch buyers on the eastern side of the development and buyers on the western side can feed different high schools even within the same master plan. Sellers on boundary streets are already repricing around the feeder zone question.

What buyers should do

Provide the specific street address or lot number to your agent before selecting any Argyle homesite. Confirm the current feeder zone directly with Argyle ISD at the time of purchase — not from the builder’s marketing materials. Call 469-269-6541 and I will verify the feeder assignment for any Furst Ranch or Canyon Falls lot you are considering.

What is Furst Ranch Argyle and who are the eight builders?

Short answer

Furst Ranch is a 2,000-acre master-planned community at Cross Timbers Road and SH 377 in Argyle, zoned entirely to Argyle ISD. Eight builders are active in Phase 1: Toll Brothers (Grove and Meadow Collections), David Weekley Homes, Highland Homes, Ashton Woods, Coventry Homes, Drees Custom Homes, Partners in Building, and Shaddock Homes. The first model homes opened late 2026.

What varies

Toll Brothers is building on 70-foot (Grove Collection, 3,089–4,800 sq ft) and 80-foot (Meadow Collection, 3,618–5,900+ sq ft) home sites. Highland Homes is in the high $700,000s to mid $900,000s range. Each builder has its own contract, its own registration requirements, and its own design center process. The eight model homes will be in different sections of Furst Ranch — your agent should tell you which builder to visit first based on your lot-size and price priorities.

What buyers should do

Register buyer representation before visiting any Furst Ranch model home. Argyle ISD is purchasing 35 acres within Furst Ranch for future elementary and middle school campuses — which means the school question will evolve as Furst Ranch builds out and new campuses open. Call 469-269-6541 before your first visit.

Are Canyon Falls and Harvest in Argyle ISD?

Short answer

Partially. Both Canyon Falls and Harvest have sections in Argyle ISD and sections in Northwest ISD. Which district serves a specific home depends on the exact section and address — not the community name. The Argyle ISD sections carry a premium over the Northwest ISD sections in both communities.

What buyers should do

Specify Argyle ISD as a requirement to your agent before touring Canyon Falls or Harvest. I will identify which sections qualify before scheduling your tour. See also: Northlake buyer’s agent guide for the full Canyon Falls ISD section breakdown.

What is Argyle’s SMARTGrowth policy?

Short answer

Argyle requires infrastructure — roads, utilities, drainage — to be in place before new residential phases are approved. It is one of the few DFW communities with this requirement, and it is a primary reason Argyle has avoided the overcrowding problems common in faster-growing nearby markets.

What it means for buyers

Argyle grows more deliberately than surrounding communities. New inventory is more constrained. School capacity is not outpaced by rooftop growth at the same rate as in Northlake or Denton. Property values are supported by a growth management framework that most DFW communities do not have. The trade-off is fewer builder options and higher prices relative to comparable product in markets without the policy.

What is the price range for new construction in Argyle TX?

Short answer

Furst Ranch Toll Brothers ranges from approximately $900,000 to $1.4M+ depending on collection and plan. Highland Homes in Furst Ranch runs the high $700,000s to mid $900,000s. Canyon Falls Argyle ISD sections generally range from the $400,000s to $650,000+. Argyle proper resale on acreage lots runs $600,000 to $2M+ depending on lot size.

What varies

Argyle ISD adds a measurable price premium over comparable product in Northwest ISD communities. A 3,500 sq ft home in a Canyon Falls Argyle ISD section typically sells for more than a comparable home in a Canyon Falls Northwest ISD section — reflecting what buyers pay for the district. Base prices at Furst Ranch do not include homesite premiums, structural upgrades, or design center selections, which can add $100,000–$300,000 to the delivered home price.

Do I need a buyer’s agent for new construction in Argyle?

Short answer

Not required — but the two-high-school feeder zone question, the section-level Argyle ISD vs Northwest ISD determination in Canyon Falls and Harvest, and the eight different builder contracts at Furst Ranch are all things the model home representative will not resolve for you. Each builder’s sales counselor works for that builder.

What buyers should do

Establish buyer representation before your first model-home visit to any Furst Ranch community or any other Argyle development. The feeder zone and ISD section questions are the two things most commonly discovered after signing that should have been verified before. See: who the model home sales counselor actually represents.
