Cambridge Crossing, Celina: What Buyers Should Know Before Touring

Cambridge Crossing is a 639-acre master-planned community off the Dallas North Tollway in Celina, built by four builders across lot widths from forty to seventy-four feet, with an amenity programme that includes a 6,700 square foot amenity centre, a resort-style pool, courts, an event lawn and eight miles of trails. Two things matter more to a buyer than any of that: the association provides front yard maintenance for every home, which is why the dues sit above the Celina norm, and the community appears on the City of Celina's published list of active public improvement districts. A third point is worth knowing before you tour — the builders' own pages do not agree on which elementary school serves the community. This page covers all three.

Four builders, four lot widths

Highland Homes, Coventry Homes, Perry Homes and UnionMain Homes have all built here, on seventy-four, sixty, fifty and forty-foot homesites, with separately marketed collections by lot width.

That matters when you compare. A forty-foot-lot home and a seventy-four-foot home are different products with different buyers, so comparable sales have to be drawn from your own lot width and collection rather than the community as a whole. Each builder also runs its contract, options and incentives differently, and incentives are frequently conditioned on using the builder's affiliated lender — a separate question from price.

Builder-specific detail is on the Highland Homes, Coventry Homes, Perry Homes and UnionMain Homes buyer FAQs. If you are buying new, contact an agent before your first visit to any model, since builders commonly tie recognition of your agent to that visit.

Front yard maintenance is included, which changes the dues comparison

The association maintains the community amenities and common areas and provides front yard maintenance for every home. That is unusual among Celina communities and it explains why published dues figures here sit well above neighbouring communities.

Comparing this figure against a community where owners mow their own lawns is not like for like. What matters is what you get for it, so before the option period ends obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly where the association's maintenance stops and yours begins, the reserve position against the amenity centre, pool, courts, trails and lakes, any assessment history, and the rules on exterior alterations, fencing, parking, letting and pets.

The public improvement district

Cambridge Crossing appears on the City of Celina's published list of active public improvement districts, each with an annual service plan update. That assessment is levied on top of the usual taxing units, so your monthly cost here is the mortgage, the taxes including the assessment, insurance and the association dues.

Pull the full taxing-unit list for the specific parcel from the Collin County appraisal district, obtain a tax certificate, and have your lender build the escrow estimate from those figures rather than from a nearby property. The special districts explainer covers how a PID differs from a MUD, and why a PID generally means the home sits inside city limits with city services continuing.

The school question: builder pages disagree

Builder and community materials place Cambridge Crossing in Celina ISD, and most cite Moore Middle School and Celina High School. On the elementary, they diverge: one builder's community page names Bothwell Elementary, while another builder names Lykins Elementary for the same community.

Both cannot be current for the same address. Confirm the district and the exact elementary, middle and high school assignments for the specific address with Celina ISD before you make an offer, and keep the confirmation. In a community spread across 639 acres, assignment can differ by section, and districts adjust boundaries as new campuses open.

Amenities: what is open and what is planned

Delivered amenities include the amenity centre with a fitness centre, the resort-style pool with cabanas and lap lanes, a shaded kiddie pool, playground, pickleball and basketball courts, an event lawn, a fishing pond and trails through the community. Marketing also describes a trail system eventually extending to around eight miles and linking pocket parks and community lakes.

Ask which elements exist and are open today and which remain planned, with current timing, and treat the planned ones as plans. The community has an on-site events programme, which is worth asking about if that is part of the appeal.

What to verify before you offer

  • The lot width and collection, the builder and the year built, from the appraisal district record.

  • Every taxing unit on the parcel and the current assessment, from the appraisal district and a tax certificate.

  • The district and the exact campuses, confirmed with Celina ISD rather than from a builder page.

  • The association's resale certificate: dues, cycle, exactly what maintenance is included, reserves, assessment history and rules.

  • Which amenities are open and which are planned, with timing.

  • A current survey showing boundaries, easements and any common area or water adjacency.

  • On a resale, system ages and any warranty still in force; on a new build, the contract terms and inspection schedule. The builder contracts guide covers what varies most.

Common questions

Who builds in Cambridge Crossing?

Highland Homes, Coventry Homes, Perry Homes and UnionMain Homes, on seventy-four, sixty, fifty and forty-foot homesites in separately marketed collections. Compare within your lot width rather than across the community.

Why are the association dues higher than other Celina communities?

Because the association provides front yard maintenance for every home in addition to maintaining the amenities and common areas. That makes a direct comparison with communities where owners handle their own lawns misleading.

Does Cambridge Crossing have a PID?

It appears on the City of Celina's published list of active public improvement districts. Confirm the current assessment for the specific parcel through the county appraisal district's records and a tax certificate.

Which elementary school serves Cambridge Crossing?

Builder pages disagree — one names Bothwell Elementary and another names Lykins Elementary for the same community. Confirm the exact assignment for the specific address with Celina ISD, since both cannot be current for one address and assignments change as campuses open.

What amenities are actually built?

The amenity centre with fitness centre, resort-style pool with cabanas and lap lanes, kiddie pool, playground, pickleball and basketball courts, event lawn, fishing pond and trails. Ask which remaining elements are planned rather than delivered, and on what timing.

How big is the community?

Roughly 639 acres off the Dallas North Tollway, minutes north of US-380 and close to downtown Celina.
