Light Farms is a master-planned community of roughly 1,070 acres in Celina, Texas, on the Celina and Prosper border north of Frontier Parkway, developed by Republic Property Group. It is built around a farm and outdoor lifestyle rather than a single headline amenity: about 240 acres of green space, miles of trails, five resort-style pools, an on-site market and café, and a fitness center housed in reclaimed 1830s barn frames. Most of the community is zoned to Prosper ISD, with two on-site Prosper ISD elementary schools, though part of one neighborhood falls in Celina ISD. The split school zoning is the thing buyers miss

Light Farms does not sit entirely in one school district. The majority of the community is zoned to Prosper ISD, and it is home to two on-site Prosper ISD elementary schools, Light Farms Elementary and Boyer Elementary, with Prosper High School adjacent to the community. A portion of the Sweetwater neighborhood is zoned to Celina ISD instead. Two homes a few streets apart can therefore feed different districts, which affects both the school experience and resale. Assessments: what funds the amenities

Unlike several nearby master-planned communities that advertise no MUD or PID, Light Farms is served by special districts. Community and market sources describe PID assessments that fund the amenity infrastructure, and the community's own FAQ references a municipal utility district handling water drainage. What that means for a buyer is simple: the amenity package is paid for through assessments that appear on the tax bill in addition to regular property taxes, so the comparison against a community without them has to be run on total monthly cost, not list price. What are the HOA dues, and what do they cover?

Light Farms charges monthly HOA dues that vary by lot size, historically running from about $125 a month on the smaller lots to around $139 on the largest. Unusually for this corridor, the dues have included front yard maintenance on a set schedule of mows, trims and chemical applications, along with common area maintenance, in addition to amenity access. That front yard service is worth pricing into any comparison with a community where you handle your own lawn. Amenities

The amenity package is the reason most buyers look here. It includes five resort-style pools, a fitness center and information center built from reclaimed 1830s barn frames, an on-site market and café, pro-style tennis and pickleball courts, basketball, bocce and sand volleyball courts, pocket parks and playgrounds throughout the neighborhoods, and more than 13 miles of trails, with a community bike-sharing program. Constellation Park added playgrounds, campsites, a dog park, an event pavilion and an 11-acre lake with a beach. The community runs a heavy events calendar, with the developer citing more than 200 resident activities a year, which is the part residents tend to mention first.

Light Farms is organized into neighborhoods with different lot widths, from smaller lots through 80-foot homesites, so the neighborhood you choose drives both price and the HOA tier. Builders in the community have included American Legend Homes, Drees Custom Homes, Shaddock Homes, Toll Brothers, M/I Homes, K. Hovnanian Homes, Tradition Homes, Trophy Signature Homes, Highland Homes and Perry Homes, with some builders now sold out of their sections. The community's own materials describe single-family homes ranging from the upper $400,000s to more than $1 million, and market sources have put new construction in a similar range. Where a specific home lands depends on the neighborhood, lot width, builder and school district assignment, and the assessments and HOA tier change the monthly figure meaningfully. Light Farms sits in Celina near the Prosper border, a few minutes north of US-380 and close to the northern end of the Dallas North Tollway, with Frisco, Plano and McKinney shopping and employment within a short drive. The tollway's continued extension north is the corridor that shapes commutes from this part of Collin County, so drive your own route at the hours you would travel before choosing a neighborhood.

Comparing Light Farms with nearby communities

The honest comparison comes down to price, schools and assessments. Light Farms generally offers a lower entry price than Star Trail or Windsong Ranch in Prosper, both of which carry no MUD or PID and sit entirely in Prosper ISD, while Light Farms splits between Prosper ISD and Celina ISD and funds its amenities through assessments. In McKinney, Painted Tree carries no MUD or PID in McKinney ISD, and Trinity Falls sits in a MUD.
