Compton Heights, University Park: What Buyers Should Know Before Touring

Compton Heights sits along the 2600 to 2900 blocks of Westminster Avenue in University Park, recorded across several blocks, with homes built mainly in the 1930s and 1940s on lots of around a fifth of an acre — and an unusually wide range of house sizes on a single street. Public records for neighbouring properties show homes from under seventeen hundred square feet to over five thousand, with construction dates spanning from 1936 into the 2010s. On a street like that, the comparable you use decides the price. This page covers that, the lot records, and what to verify before making an offer.

A three-fold size range on one street

Public records for adjacent and near-adjacent properties on Westminster Avenue show houses of roughly 1,662, 1,870, 2,391, 2,542, 2,636, 2,898, 3,736, 3,747, 4,059, 4,236 and 5,102 square feet. Build years in the same stretch include 1936, 1938, 1946 and 2012.

That is a three-fold spread in size and nearly eighty years in age, on one street, within one recorded subdivision. It means two things:

  • Averages are useless here. A neighbourhood or street-level average price, or a price per square foot drawn across it, describes nothing you can buy.

  • Comparables must match the build. An original 1930s cottage, a renovated mid-century house and a 2010s rebuild are three different products sharing an address range.

Choose the comparison set deliberately, and expect to defend it — at appraisal as well as in negotiation.

The lot records are not uniform

Lots here run around a fifth of an acre, but the recorded descriptions are not all whole lots. At least one appraisal district record describes a part lot measuring about 58 by 171 feet, which is a different shape from a standard parcel on the same block.

So take the dimensions from the survey and the legal description rather than from the acreage figure in a listing. Shape matters as much as area if you intend to extend, add a pool or rebuild, since setbacks and lot coverage are applied to the actual parcel.

Rebuilding and extending

The 2012 construction on this street shows that rebuilding happens here. If that is your plan, establish University Park's current rules on setbacks, height, lot coverage and tree requirements for the specific parcel with the city, get a current survey, and get a builder's read — all during the option period rather than after closing. The custom builders page covers who works at this level.

If you are buying an existing home, ask the city what permits are open nearby, since construction next door is a live possibility on a street that is still turning over.

Be careful which Compton Heights you are reading about

The name is used elsewhere in Texas. One agent website publishes a page headed "Compton Heights Neighborhood, City of University Park" that then displays population data for Florence, Texas and links to Florence neighbourhoods — and gives the postcode as 75225, when the Westminster Avenue addresses are 75205.

That is a single example of a general problem: neighbourhood content on aggregator and agent sites is frequently assembled automatically and mixes places that share a name. Confirm the recorded subdivision and the postcode from the appraisal district record for the specific address, and disregard neighbourhood statistics published under the name without a source.

What to check on a 1930s or 1940s home

On an original or partly updated house of this age, ask for records with dates:

  • Roof age, and any claims or repairs following significant hail.

  • HVAC systems and install dates, and how they were fitted into a house not designed for them.

  • Water heaters.

  • Foundation performance and any repair history, with documentation and any transferable warranty.

  • Plumbing and electrical, including whether original materials remain anywhere, and the panel capacity relative to how you will use the house.

  • Windows, insulation and the extent and date of any renovation.

  • Whether work was done under permit and whether the permits were closed.

Get an independent inspection regardless of how the home presents. On a house approaching ninety years old, the inspection is where the price gets decided.

Schools

Highland Park ISD serves University Park, Highland Park and a portion of the City of Dallas. Assignment follows the physical address and the district's attendance boundaries rather than the neighbourhood name, and campus assignments change.

Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district before making an offer, and keep the confirmation. The Highland Park ISD page covers the district.

What to verify before you offer

  • The recorded subdivision, block and lot from the appraisal district record, including whether the parcel is a whole or part lot.

  • A current survey showing true dimensions, boundaries, easements and alley access.

  • The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.

  • The district and the exact campuses, confirmed with Highland Park ISD.

  • University Park's setbacks, height, lot coverage and tree rules for the parcel if you intend to build or extend.

  • System ages, renovation history and permit status, documented.

  • Open permits on neighbouring lots, if construction nearby would affect you.

Common questions

Where is Compton Heights?

Along the 2600 to 2900 blocks of Westminster Avenue in University Park, in the 75205 postcode, reached from Lovers Lane via Cleburne. It is recorded across several blocks as Compton Heights and Compton Heights Addition.

Why do home sizes vary so much?

Because the street holds original 1930s and 1940s houses alongside later renovations and at least one 2010s rebuild. Public records for neighbouring properties show sizes from under seventeen hundred to over five thousand square feet, so comparables have to match the build rather than the block.

How big are the lots?

Around a fifth of an acre, though not all parcels are whole lots — at least one record describes a part lot of about 58 by 171 feet. Take dimensions from the survey and legal description rather than an acreage figure.

Can I rebuild here?

Rebuilding has happened on this street. What you can build is governed by University Park's setbacks, height, lot coverage and tree rules applied to the actual parcel, so establish those with the city alongside a survey and a builder's assessment during the option period.

Why does online information about Compton Heights look inconsistent?

Because the name is used elsewhere in Texas and some sites assemble neighbourhood pages automatically. One publishes a page headed for University Park that displays data for Florence, Texas and gives the wrong postcode. Confirm the subdivision and postcode from the appraisal district record.

Which schools serve Compton Heights?

Highland Park ISD serves University Park, Highland Park and part of Dallas. Assignment follows the address rather than the neighbourhood name, so confirm the exact campuses with the district.
