Devonshire is an established Coppell neighbourhood of homes built mainly between about 1991 and 1993, typically three to five bedrooms in the two-thousand to three-thousand-eight-hundred square foot range, which places it among the city's more attainable entry points rather than its estate end. Two things are worth knowing before you start: more than one similarly named association appears in Coppell records, and the name collides with a large master-planned community elsewhere in the metroplex, so both your document search and your property search need care. This page covers those and the rest of the checks.

What the neighbourhood is

Devonshire sits in Coppell, in the 75019 postcode and Dallas County, with streets including Halifax Drive and Kingston Circle. Appraisal and listing records place construction mainly in the early 1990s, and the housing is a mix of single-storey and two-storey homes in a range of styles rather than a single builder's product line.

Because homes here are smaller than in Coppell's newer custom neighbourhoods, this is one of the places in the city where a buyer can get into Coppell ISD at a lower entry point, with the trade-off being the age of the housing and the updating that comes with it.

Confirm which association governs the address

Texas records show a Devonshire Homeowners Association established in 1991 with a Coppell address, and separately a Coppell Devonshire Homeowners Association registered in 1994 with a management address elsewhere in Dallas. Similar names, separate registrations.

That may reflect different sections or phases of the neighbourhood, or a change over time, but either way it is not something to guess at. Before you request documents:

  • Pull the appraisal district record for the specific address and read the legal description, which names the recorded subdivision and section.

  • Obtain the resale certificate through the transaction, which identifies the governing association.

  • Check the management certificate filed with the state for that association to confirm current management and contact details.

Dues, rules and what is maintained can differ between associations, so reading the wrong set of documents wastes the option period.

A second naming problem, for your property search

Devonshire is also the name of a large master-planned community in Forney, on the other side of the metroplex, as well as neighbourhoods in other states. A general search for "Devonshire homes" will return all of them.

When setting up alerts or searching portals, anchor on Coppell and the 75019 postcode, and confirm the subdivision on the appraisal district record for any home you take seriously.

The association and what it maintains

Directory records for the Coppell association reference common-area items including playground equipment, a clubhouse, neighbourhood parks, tennis courts and fencing in association-controlled areas. Those are capital assets with replacement cycles, and in a neighbourhood of this age some of them have already been through one.

​

Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what they cover, the reserve position against those assets, any assessment history, who manages the association now, and the rules on exterior alterations, fencing, parking, letting and pets. Management companies change frequently, so treat any directory listing, including this page, as a starting point rather than current fact.

Early-1990s homes: what to ask for

Homes of this vintage have generally been through at least one round of major system replacement and may be due another. Ask for records with dates:

  • Roof age, and any claims or repairs following significant hail.

  • HVAC systems and install dates.

  • Water heaters.

  • Foundation performance and any repair history, with documentation and any transferable warranty.

  • Plumbing and electrical, including whether any original materials remain.

  • Windows, and the extent and date of any kitchen or bathroom renovation.

  • Where present, pool and equipment.

Get an independent inspection regardless of how a home shows. In a neighbourhood this consistent in age, the gap between a documented, updated home and an original one is where most of the price difference sits — and it is also where a buyer prepared to do the work can find value.

Schools

Coppell is served principally by Coppell ISD, which covers most of the city, though some addresses in and around Coppell fall into neighbouring districts. Confirm the district and the specific elementary, middle and high school assignments for the address with the district before you make an offer, since assignments change.

What to verify before you offer

  • The recorded subdivision and section from the appraisal district record, and which association governs it.

  • The district and the specific campuses, confirmed with the district.

  • The full list of taxing units on the parcel and a tax certificate, so your lender builds the escrow estimate from real figures. A first-year bill may reflect the previous owner's assessed value and exemption status.

  • The association's resale certificate, dues, reserves, assessment history and rules.

  • A current survey showing boundaries and easements.

  • System ages and renovation history, documented.
