East Lake is one of Coppell's newest neighbourhoods, built by Toll Brothers largely in the mid-2010s, with ponds, trails, greenspace and pavilions and direct access to Andy Brown Park. Two things set it apart in a city where most housing dates from the 1980s and 1990s: the homes are genuinely recent, and the association's dues include grounds maintenance, which is unusual for detached homes here. One practical quirk to know first: the recorded subdivision name is Easthaven Eastlake, while listings and signage call it East Lake. This page covers what to check before making an offer.

Two names for one neighbourhood

Appraisal district legal descriptions read as Easthaven (Eastlake) with a block and lot, MLS records list the subdivision as Easthaven Eastlake, and marketing calls it East Lake. The association appears under Eastlake.

That matters when you search. Set alerts for both forms, and when you compare homes, confirm the recorded subdivision on the appraisal district record rather than relying on a portal's neighbourhood label — the legal description determines which association governs the property and which deed restrictions apply.

What the neighbourhood is

East Lake sits off Sandy Lake Road near the SH-121 service road, in the 75019 postcode and Dallas County, with streets including East Lake Drive, Heritage Oak Court, Twin Pine Court and Rock Springs Road.

Records show homes built mainly in the mid-2010s, commonly four to five bedrooms and ranging from roughly three thousand two hundred to over five thousand five hundred square feet, on lots generally around a fifth of an acre. One of the homes was the builder's model.

​

Because a single builder developed the community over a short window, homes are consistent in era and specification. What separates them is plan, lot position — pond, greenspace or interior — and what each owner has done since.

​

Grounds maintenance in the dues changes the comparison

Listings indicate the association's fees are billed semi-annually and include management and grounds maintenance. For detached homes in Coppell that is not the norm, and it has two consequences.

First, the dues are higher than at a neighbourhood where owners mow their own lawns, so comparing dues between Coppell communities without checking what each covers is misleading. Second, if low-maintenance living is what you want, this is one of the few places in the city offering it in a detached house rather than a townhome.

Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what grounds maintenance includes and where it stops, the reserve position against the ponds, pavilions and common landscaping, any assessment history, and the rules on exterior alterations, fencing, parking, letting and pets.

Lot position matters here

With ponds, greenspace, trails and pavilions through the community and the park alongside it, lots differ in a way that square footage will not tell you. Pond and greenspace adjacency, interior versus corner position, and proximity to the park access point all vary.

Walk the specific lot, visit at more than one time of day, and get a current survey showing boundaries, easements and where common area begins — particularly on lots backing onto water or greenspace, where maintenance responsibility needs to be clear.

Mid-2010s homes: what to ask for

These houses present as new, which is exactly why buyers skip checks they would never skip on an older home. Ten years in, first-generation components start needing attention. Ask for records with dates:

  • Roof condition, and whether it has been repaired or replaced after any significant hail event.

  • HVAC systems, usually more than one in a home of this size, with service history.

  • Water heaters.

  • Foundation performance and any repair history.

  • Pool and equipment where present.

  • Any structural warranty still in force and what transfers to a new owner.

Schools

Listing records for this neighbourhood cite Coppell ISD with Denton Creek Elementary and Coppell High School. Those are campuses recorded on individual listings rather than a district confirmation, and assignments change.

Confirm the district and the exact elementary, middle and high school assignments for the specific address with Coppell ISD before you make an offer. Coppell is served principally by Coppell ISD, though some addresses in and around the city fall into neighbouring districts.

What to verify before you offer

  • The recorded subdivision from the appraisal district record, and which association governs it.

  • The district and the specific campuses, confirmed with the district.

  • The full list of taxing units on the parcel and a tax certificate, so your lender builds the escrow estimate from real figures. A first-year bill may reflect the previous owner's assessed value and exemption status.

  • The association's resale certificate, dues and billing cycle, exactly what grounds maintenance covers, reserves and rules.

  • A current survey showing boundaries, easements and common area adjacency.

  • System ages, warranty status and any updates, documented.

Yes. The recorded subdivision is Easthaven Eastlake, listings use that name, and marketing and signage use East Lake. Search both forms, and confirm the subdivision on the appraisal district record for any specific home.

When were the homes built and by whom?

Mainly in the mid-2010s, by Toll Brothers, which makes this one of the newer detached-home neighbourhoods in Coppell. One of the homes served as the builder's model.

What do the association dues cover?
