Emerald Park — marketed as Villas at Emerald Park — is a 24-acre, 92-lot development on the northern edge of Las Colinas, and the developer's own announcement describes it as the third phase of the Emerald Valley subdivision. That matters more than it sounds: the two names describe related areas, so a comparable analysis built under one name can pull in properties recorded under the other. Lots were delivered in 2011 and Meritage Homes built the houses. This page covers what to verify before making an offer.

Emerald Park is recorded as a phase of Emerald Valley
When Hines and GoldenTree InSite Partners acquired the 24-acre parcel in 2010, the announcement named it Villas at Emerald Park and described it explicitly as the third phase of the Emerald Valley subdivision. Lot infrastructure was completed and the finished lots delivered over roughly thirty months, with homes following from 2011.
Two practical consequences:
-
Search both names. Listings and records appear under Emerald Park, Villas at Emerald Park and Emerald Valley Phase 3, and alerts set on one will miss the others.
-
Keep comparables straight. Properties in the earlier Emerald Valley phases are a different vintage with different builders and plans. A 2011-onward Meritage house and a home from an earlier phase are not interchangeable comparables simply because the records share a subdivision name.
Take the recorded subdivision and phase from the legal description on the appraisal district record for any specific address. The Emerald Valley page covers the wider subdivision.
One builder, one vintage
Meritage Homes built the houses here, with plans described at the time as running roughly 2,200 to 4,000 square feet and marketed with the builder's energy-efficiency features included as standard.
A single-builder, single-vintage pocket is unusual and it simplifies comparison: homes here are more alike than in most Las Colinas neighbourhoods, so differences in price reflect condition, updates, plan and lot position rather than wildly different specifications.
It also means the houses are now well past their initial warranty period, and that any energy-efficiency features marketed as standard are fifteen-year-old systems. Ask what has been serviced or replaced and when.
The school claim, and how to treat it
The developer's 2010 announcement stated that Emerald Park is served by Coppell ISD. That is a developer statement from fifteen years ago, not a current district confirmation.
District boundaries are redrawn, and this part of Irving contains addresses served by more than one district. If the district is the reason you are buying — and in this corridor it usually is — confirm the district and the specific elementary, middle and high school assignments for the exact address with the district, in writing, before making an offer.
The Bridges at Las Colinas page covers the same question for a nearby community where published descriptions say the majority of it sits in Coppell ISD — a qualifier worth noticing.
Be careful which Emerald Park you are reading about
There is an Emerald Park subdivision in El Paso, and at least one major property site's Emerald Park subdivision page describes that one rather than this. Content about it — amenities, home descriptions, market figures — has nothing to do with Irving.
Portal groupings under the Irving name are loose as well: one site's Emerald Park neighbourhood listings have included condominiums on Cimarron Trail, a townhome on Fox Run, an address on Via Amalfi in the 75039 postcode and homes in a gated community elsewhere in Las Colinas.
So disregard neighbourhood-level statistics under this name, and check that every comparable sits in the recorded subdivision and phase.
Location
The development sits on the northern edge of Las Colinas with access to Highway 114, LBJ Freeway and I-35, and is a short drive from DFW International Airport — which is the practical reason many buyers in this corridor choose it.
Proximity to major routes cuts both ways. Check the specific lot for road noise at more than one time of day, and look at which direction the house faces relative to the nearest arterial.
Association and ownership structure
The community was marketed as villas, a term used in this area for both detached homes on small lots and attached properties. Confirm from the appraisal district record and the title commitment which a specific property is, since it determines what the association maintains, how a lender assesses it and who the next buyer is.
Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what is maintained, the reserve position, any assessment history, and the rules on exterior alterations, fencing, parking, letting and pets. Where a wider Las Colinas body applies in addition to a neighbourhood association, establish whether two sets of assessments are due — that is common in this part of Irving. The resale certificate guide covers what the documents should tell you.
What to check on the home
Homes here date from 2011 onward, so ask for records with dates covering roof condition and any hail-related work, HVAC systems and service history, water heaters, foundation performance, any structural warranty still in force and what transfers, and the condition of any energy-efficiency equipment originally installed.
Get an independent inspection regardless of how the home presents. A house approaching fifteen years old in this climate has been through enough summers and hail seasons to warrant it.
What to verify before you offer
-
The recorded subdivision and phase from the appraisal district record — Emerald Park, Villas at Emerald Park or Emerald Valley Phase 3.
-
The ownership structure: detached or attached, from the record and the title commitment.
-
The district and the exact campuses, confirmed with the district in writing.
-
Whether one association or two apply, with dues, inclusions, reserves and rules for each.
-
The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.
-
A current survey showing dimensions and easements.
-
System ages, warranty status and renovation history, documented.
-
That every comparable sits in the same phase and product type.
Common questions
Is Emerald Park the same as Emerald Valley?
They are related. The developer's announcement described Villas at Emerald Park as the third phase of the Emerald Valley subdivision. Records and listings appear under all three names, so search them all and confirm the recorded phase from the legal description.
Who built the homes?
Meritage Homes, from 2011 onward, with plans described at the time as roughly 2,200 to 4,000 square feet. A single builder and vintage makes comparison simpler than in most Las Colinas neighbourhoods.
How many lots are there?
Ninety-two, on a 24-acre parcel, with lot infrastructure delivered over roughly thirty months from 2010.
Is Emerald Park in Coppell ISD?
The developer's 2010 announcement said so, but that is a fifteen-year-old developer statement rather than a current district confirmation, and this part of Irving contains addresses served by more than one district. Confirm with the district for the exact address, in writing.
Why does online information about Emerald Park look wrong?
Because there is an Emerald Park subdivision in El Paso that at least one major site's subdivision page describes instead, and because portal groupings under the Irving name have included condominiums, townhomes and addresses in a different postcode.
What should I check on a fifteen-year-old home here?
Roof condition and hail history, HVAC and water heater ages and service records, foundation performance, what remains of any structural warranty and whether it transfers, and the condition of any original energy-efficiency equipment.
Thinking about Emerald Park?
Send what you are looking for — plan size, detached or attached, lot position, your price range and your timeline — and you get back what is realistically available, with the recorded subdivision and phase confirmed from the record, the district confirmed in writing with the district office, the association structure established and comparables checked for phase and product type. More on the city is on the Irving page, related communities on the Emerald Valley and Bridges at Las Colinas pages, and if you are selling here, the Irving listing agent page covers that side. Buyer representation generally is on the buyer services page.
