Estates of Forest Creek, Plano TX: Homes, Schools, a Voluntary HOA and Prices

Estates of Forest Creek is a neighborhood of more than 400 homes in northwest Plano, Texas, built in phases, with homes ranging from about 2,860 to 6,280 square feet and three to six bedrooms in a mix of traditional and contemporary styles. It sits directly across the street from Mathews Elementary, within a block or two of the City of Plano police station and the Maribelle Davis Library, and it has held the City of Plano's Platinum-level BEST Neighborhood designation since 2017. Its homeowners association is voluntary. Nitin Gupta, CRS, GRI, Broker Associate with Competitive Edge Realty, represents buyers and sellers here and across Plano. Call 469-269-6541 or contact Nitin to start with a conversation.
A different Plano ISD feeder from west Plano
The association states that neighborhood children attend Mathews Elementary, directly across the street from the neighborhood and a Blue Ribbon award winner, then Schimelpfenig Middle School, Clark High School for ninth and tenth grade and Plano Senior High School for eleventh and twelfth. That is worth noting carefully: most west Plano neighborhoods feed Renner or Frankford Middle, then Shepton and Plano West. Estates of Forest Creek runs through a different set of campuses entirely, ending at Plano Senior High rather than Plano West. Buyers comparing neighborhoods across the city should not assume the feeder carries over. Confirm the assignment for the exact address with the district before you write an offer. Learn more about Plano ISD schools and compare districts with the DFW school district ratings guide.
Walking distance to an elementary school, and to city services
Being across the street from the elementary campus is a daily-logistics advantage that shows up in demand and rarely appears in a listing description. The neighborhood also sits within one or two blocks of the City of Plano police station, the Maribelle Davis Library and city parks, with shopping, dining and fitness facilities nearby. For buyers weighing this neighborhood against one where every errand requires a drive, that proximity is part of the value.
The HOA is voluntary, and participation is the thing to ask about
The Estates of Forest Creek association is voluntary, with one of the lowest annual membership fees among nearby communities, and the association reports consistently strong participation year after year. Dues support beautification, maintenance and upkeep of common areas along with social activities and interest groups. A voluntary association works differently from a mandatory one: membership does not transfer automatically as an obligation, and what the association can maintain depends on how many neighbors join. Before buying, ask the current fee, the recent participation rate, what specifically it funds, and whether any deed restrictions apply to the property independently of membership. Read about the Texas HOA resale certificate and what it discloses.
City recognition since 2017
The City of Plano has designated Estates of Forest Creek a Platinum-level BEST Neighborhood every year since 2017, a program recognizing neighborhoods that are beautiful, engaged, safe and thriving. For a buyer trying to judge whether an association is active or nominal, a multi-year civic designation is better evidence than marketing language, and it is the kind of verifiable fact worth stating in a listing.
What homes cost
Homes here range from roughly 2,860 to 6,280 square feet, so the price spread inside the neighborhood is wide. Be careful with figures found online: at least one widely circulated description still quotes an average of about $136 per square foot, which has not reflected this market for many years. Price a specific home from recent sales inside the neighborhood, adjusted for phase, size, lot and the age and quality of updates. For a current read, use the home value analysis or contact Nitin.
Phases matter when choosing comparables
The neighborhood was built in numbered phases, and listings reference sections such as Phase V. Different phases can mean different construction years, lot configurations and home sizes inside one subdivision name. When comparing two homes here, or when pricing one to sell, check the phase along with size and condition rather than treating all 400-plus homes as a single pool.
What to check before you buy
Major systems on homes of this vintage are at or past replacement age: roof, HVAC, water heaters, windows, plumbing, electrical and foundation performance, plus pool equipment where present. Ask about the age and scope of any renovation, since that carries most of the price difference between similar homes. Larger lots with mature landscaping add drainage, grading, irrigation and tree health near foundations to the list. The seller's disclosure covers only what the seller knows, so the inspection period is where the real information comes from. Learn about the Texas option period.
Location
Estates of Forest Creek sits in northwest Plano with quick access to the Dallas North Tollway and US-75, putting Legacy West, The Shops at Legacy, downtown Plano and the Legacy employment corridor within a short drive. City parks, trails and recreation facilities are close, along with everyday shopping and dining. Both tollway and highway commutes vary considerably by hour, so drive your own route at the times you would travel before committing.
Comparing Estates of Forest Creek with nearby neighborhoods
Because the school feeder differs, this neighborhood is not a direct substitute for the west Plano set. Buyers who want the Renner and Shepton feeder look at Castlemere, Cypress Point or Steeplechase; buyers who want larger homes look at Creeks of Willow Bend or Lakeside on Preston; buyers who want land look at the Plano estate and acreage neighborhoods. Deerfield is another established neighborhood with an engaged association and a different feeder again. See the Plano subdivision directory.
Selling a home in Estates of Forest Creek
Two things are worth making explicit in a listing here: the school feeder, since buyers searching by campus will not assume it, and the elementary school across the street, which is a genuine daily advantage. Pricing works from recent sales in the same phase and size range, adjusted for updates and lot, rather than from a neighborhood-wide figure. See the seller marketing plan and seller services, or learn about landlord leasing services if you plan to rent the home out.

Plano ISD, with Mathews Elementary directly across the street from the neighborhood, then Schimelpfenig Middle School, Clark High School for ninth and tenth grade and Plano Senior High School for eleventh and twelfth.
