Francis Daniel Park, University Park: What Buyers Should Know Before Touring

Francis Daniel Park is shielded by Turtle Creek and Curtis Park on two sides, which is why it carries almost no through traffic and why many Dallas residents have never driven into it. It is also not one kind of neighbourhood: it holds estate parcels along the creek of up to two-thirds of an acre alongside 1930s houses on ordinary Park Cities lots of 55 and 64 feet wide. Those are different purchases at different price bands under one name. This page covers what to check before making an offer.

By Nitin Gupta, CRS, GRI, CLHMS, ABR, REALTOR® and Broker Associate with Competitive Edge Realty, who has closed more than 480 DFW transactions.

Two quite different products under one name

Records in this neighbourhood show both ends:

  • Creek-side estate parcels, including one of about 0.662 acres with roughly 200 feet of frontage on Golf Drive. Lots of that size are rare in University Park — one long-established local source estimates fewer than seventy-five homes in the entire city sit on that much land.

  • Standard Park Cities lots, including a 1935 house on a 55 by 150 foot parcel and a 1938 house of about 4,084 square feet on 64 by 150.

The housing follows the same split: original estate homes, period modern houses, and conventional 1930s homes on conventional lots.

So decide which part of the neighbourhood you are shopping before touring, and never let a comparable cross between the two. An estate parcel on the creek and a 55-foot lot a few streets away share a neighbourhood name and nothing else.

The creek and the park are the reason it is quiet

The neighbourhood is bounded on two sides by Turtle Creek and by Curtis Park, which means traffic has no reason to pass through. For buyers who want quiet without leaving the Park Cities, that is the draw.

Curtis Park itself carries a walking path around the Turtle Creek pond, and the public side has a fifty-metre swimming pool, tennis courts, playgrounds, picnic facilities, a fishing pond and playing fields.

Walk the route from any home you are considering to the park and around the pond, at more than one time of day. Proximity to a public pool and playing fields is an asset to some buyers and a consideration to others, and the only way to judge it is to stand there.

Creek-adjacent parcels need their own checks

Where a lot adjoins Turtle Creek, add to the option period:

  • The survey showing exactly where your boundary sits relative to the creek and to park land, and what easements cross the parcel.

  • Who maintains the banks and any retaining structures, and what condition they are in.

  • How the site grades and drains, with the inspector looking at it specifically.

  • The condition and position of mature trees relative to the house, drives and structures.

On a parcel bordered by park land as well as water, establish which ground is public and which is yours. The usable area and the recorded parcel are often not the same thing.

Recorded sections

The neighbourhood is recorded in sections — listings reference a second section among others — so take the recorded subdivision and section from the legal description on the appraisal district record rather than a portal's neighbourhood field.

That matters here more than usual, because portal groupings in this part of University Park are demonstrably loose and because the estate and standard-lot parts of the neighbourhood need to be kept separate in any analysis.

Valuing in a neighbourhood with two tiers

With two distinct product types, few sales and a century of build dates, averages are meaningless and automated estimates have little to work from — particularly in a state that does not record sale prices publicly.

A defensible analysis matches on tier first — estate parcel or standard lot — then on acreage, frontage, creek or park adjacency, build era and condition, with adjustments written down. The home value page covers how that differs from an estimate.

What to check on the house

On an original 1930s home, ask for records with dates covering roof age and any hail-related work, HVAC systems and how they were fitted into a house not designed for them, water heaters, foundation performance and repair history with documentation, plumbing and electrical including whether original materials remain and the panel capacity, windows and insulation, and the extent, date and permitting of any renovation.

On a period modern house, add the particular maintenance questions those designs raise — flat or low-slope roof sections, large glazed areas, and any original systems or materials that are difficult to source.

Get an independent inspection in every case, and use people who have worked on homes of that type.

If you are buying to build

On a large creek parcel, the land usually carries the value, and what you can build is governed by University Park's setbacks, height, lot coverage and tree rules applied to the actual parcel. Establish those with the city, with a survey in hand, during the option period, and get a builder's read. On a documented architect-designed or period modern house, price the renovation route before assuming a rebuild. The custom builders page covers who works at this level.

Schools

Highland Park ISD serves University Park, Highland Park and a portion of the City of Dallas. Assignment follows the physical address and the district's attendance boundaries rather than the neighbourhood name, and campus assignments change.

Confirm the district and the specific campuses for the exact address with the district before making an offer. The Highland Park ISD page covers the district.

What to verify before you offer

  • The recorded subdivision and section, block and lot, from the appraisal district record.

  • A current survey showing acreage, frontage, depth, easements and the relationship to the creek and any park land.

  • Responsibility for creek banks, retaining structures and drainage.

  • The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.

  • The district and the exact campuses, confirmed with Highland Park ISD.

  • University Park's setbacks, height, lot coverage and tree rules if you intend to renovate, extend or rebuild.

  • System ages, renovation history and permit status, documented.

Common questions

Why is Francis Daniel Park so quiet?

Because Turtle Creek and Curtis Park bound it on two sides, so through traffic has no route across it. That is also why it is easy to live in Dallas for years without driving into it.

Are all the lots estate-sized?

No. The neighbourhood holds creek-side parcels of up to around two-thirds of an acre alongside standard Park Cities lots of 55 and 64 feet wide carrying 1930s houses. Those are different products at different price bands, so comparables must stay within one tier.

What is at Curtis Park?

A walking path around the Turtle Creek pond, and on the public side a fifty-metre swimming pool, tennis courts, playgrounds, picnic facilities, a fishing pond and playing fields. Walk it from a specific home before deciding how you feel about the proximity.

What should I check on a creek-adjacent parcel?

The survey and easements, where your boundary sits relative to the creek and park land, who maintains the banks and retaining structures, how the site drains, and the condition of mature trees.

How rare are the large lots here?

Rare city-wide. One long-established local source estimates fewer than seventy-five homes in all of University Park sit on a lot of around two-thirds of an acre, and this neighbourhood holds some of them.

Which schools serve Francis Daniel Park?

Highland Park ISD. Assignment follows the address rather than the neighbourhood name, so confirm the exact campuses with the district.

Thinking about Francis Daniel Park?

Send what you are looking for — a creek-side estate parcel or a standard lot with a 1930s house, whether you intend to renovate or build, your price range and your timeline — and you get back what is realistically available in that tier, with the recorded section and parcel confirmed from the record, the survey and creek questions identified, a written comparable analysis rather than an estimate, and the campus assignment confirmed with the district.
