Grand Ranch is a small pocket of single-family homes in Irving's 75063 postcode, on Valley Ranch Parkway West and Stone Gate Drive, filed under Valley Ranch — and almost everything published online under the name "Grand Ranch" describes somewhere else entirely. A far larger acreage development called Texas Grand Ranch, in Walker County near Huntsville, dominates search results for the name, and one portal's Grand Ranch listing set for Irving returns hundreds of homes across unrelated parts of the city. If you are researching this neighbourhood, almost everything you find will be about a different place. This page sets out what can actually be established.

What can be established
Public listing records place Grand Ranch within the Valley Ranch area of Irving, in the 75063 postcode, with addresses on Valley Ranch Parkway West and Stone Gate Drive. The homes are detached single-family houses, and recorded sales in the pocket number in the low dozens.
At the time of writing, no homes in it were listed for sale. That is normal for a pocket of this size and it is the main practical fact: if you want this specific location, waiting for a listing to appear is not a strategy. Representation and financing arranged in advance, with someone watching two streets, is.
The name collision is severe
Three different things carry versions of this name, and they are routinely mixed in search results and aggregator pages:
-
Texas Grand Ranch, an acreage development in Walker County west of Interstate 45 near New Waverly, adjacent to the Sam Houston National Forest, recorded in numbered phases with parcels measured in acres. This is what most "Grand Ranch" search results describe. It has nothing to do with Irving.
-
Portal groupings for Irving, where one site's Grand Ranch listing set returns hundreds of properties across the city, including apartments on Santa Fe Trail, homes in the 75061 and 75039 postcodes, and addresses miles from this pocket.
-
The actual Irving pocket, on two streets in Valley Ranch.
The practical consequence is simple and important: do not rely on any neighbourhood statistic, price figure or market trend published under this name. Check the recorded subdivision on the appraisal district record for any address you are considering, and make sure every comparable sits in the same recorded subdivision rather than in a portal's grouping.
What to verify on a specific property
Because community-level information here is unreliable, the parcel record does all the work:
-
The recorded subdivision, block and lot from the appraisal district record, with the year built and parcel size.
-
Whether an association applies, and if so its dues, billing cycle, inclusions, reserves, assessment history and rules — from the resale certificate rather than any published figure. In this part of Irving a wider body sometimes applies in addition to a neighbourhood association, so establish whether two sets of assessments are due. The resale certificate guide covers what the documents should tell you.
-
The full list of taxing units on the parcel and a tax certificate, so your lender builds the escrow estimate from real figures.
-
A current survey showing dimensions, boundaries, easements and alley access.
-
System ages and renovation history, documented, plus an independent inspection.
Schools
This part of Irving contains addresses served by more than one district, and neighbouring areas of the same postcode fall within Coppell ISD. Assignment follows the physical address and the district's attendance boundaries rather than the city or neighbourhood name.
Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district, in writing, before making an offer. The Bridges at Las Colinas page covers how carefully that needs handling in this corridor, where published descriptions of a nearby community say the majority of it sits in Coppell ISD.
Comparable analysis in a pocket this small
With sales in the low dozens over the life of the neighbourhood and nothing currently listed, there is no meaningful neighbourhood average and no reliable price-per-square-foot figure.
A defensible valuation here is built from the closest comparable sales in Valley Ranch and the surrounding 75063 area, adjusted explicitly for build era, size, lot and condition — and written down, because it will be tested at appraisal. Texas is also a non-disclosure state, so automated models are not working from recorded sale prices to begin with. The home value page covers how that differs from an estimate.
Common questions
Where is Grand Ranch in Irving?
In the Valley Ranch area, 75063 postcode, with addresses on Valley Ranch Parkway West and Stone Gate Drive. It is a small pocket of detached single-family homes.
Is this the same as Texas Grand Ranch?
No. Texas Grand Ranch is an acreage development in Walker County near Huntsville and New Waverly, adjacent to the Sam Houston National Forest, with parcels measured in acres across numbered phases. It dominates search results for the name and is unrelated to Irving.
Why do portal listings under this name show hundreds of homes?
Because the grouping is loose. One site's Grand Ranch set for Irving returns properties across the city, including apartments and addresses in other postcodes. Check the recorded subdivision on the appraisal district record.
How often do homes come up for sale?
Rarely. At the time of writing nothing was listed. Buyers who want this specific location should arrange representation and financing in advance rather than waiting for a listing alert.
Which schools serve it?
Confirm with the district for the exact address. This part of Irving contains addresses served by more than one district, and neighbouring parts of the same postcode fall within Coppell ISD.
How do I value a home here?
From comparable sales in Valley Ranch and the surrounding area, adjusted for build era, size, lot and condition, with the adjustments written down. The pocket is too small to produce a meaningful average of its own.
Thinking about Grand Ranch?
Send what you are looking for — the size of home you need, whether Valley Ranch specifically matters or the wider 75063 area would work, your price range and your timeline — and you get back what is realistically available here and in comparable Irving pockets, with the recorded subdivision confirmed from the record, the district confirmed in writing with the district office, any association documents obtained and comparables checked so none of them are in another part of the state.
