The Hollows is a small enclave of homes built around 1999 to 2002 inside the much larger Northlake Woodlands area of Coppell, and that distinction is the single most useful thing a buyer can understand here. Much of Northlake Woodlands dates from the 1980s; the Hollows was built a generation later, on larger lots, with bigger homes and its own association. Same umbrella name, different product, different dues. This page covers how to tell them apart and what to check before making an offer.

An enclave inside a larger neighbourhood
Appraisal district legal descriptions for these homes read as Hollows at Northlake Woodlands, recorded as a replat within Northlake Woodlands East Phase 8. MLS records list the subdivision as Hollows Northlake Woodlands, and listings sometimes shorten it to Northlake Woodlands.
That shortening is where buyers get confused. A home described as being in Northlake Woodlands could be an early-1980s house on a smaller lot or a turn-of-the-2000s home in the Hollows, and the two are different purchases at different price points.

Confirm the recorded subdivision from the appraisal district record for any specific address rather than taking the neighbourhood name from a listing. The legal description also tells you which association governs the property, which matters because the dues and documents differ between the Hollows and the surrounding phases.

What the Hollows is
The enclave sits in the 75019 postcode and Dallas County, with streets including Hollow Circle and Crestview Drive. Records show homes built mainly between 1999 and 2002, commonly four to five bedrooms with three-car garages, ranging from roughly two thousand to just under four thousand square feet, on lots generally between about a fifth and three-tenths of an acre — larger than much of the surrounding area.

A notable share of these homes are one-and-a-half storey, with the primary bedroom and main living on the entry level and additional rooms above. If main-floor living matters to you, that plan type is worth searching for specifically, since it is less common in Coppell than two-storey construction.

The association
The enclave has its own association. Published dues figures for this neighbourhood appear in a range rather than at a single number, and the billing frequency is not consistently reported, which is reason enough to take the figure from the resale certificate rather than from a listing or a directory.
Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what they cover, the reserve position, any assessment history, who manages the association now, and the rules on exterior alterations, fencing, parking, letting and pets.

One point specific to this area: because the Hollows sits inside a larger neighbourhood, make sure the documents you receive are for the Hollows association rather than for an adjoining phase.

Turn-of-the-2000s homes: what to ask for
Homes of this vintage are now at the point where first-generation components have needed replacement, though they often present as newer than they are. Ask for records with dates:

Roof age, and any claims or repairs following significant hail.

HVAC systems, usually more than one in a home of this size, with install dates.

Water heaters.

Foundation performance and any repair history, with documentation and any transferable warranty.

Plumbing and electrical, including whether any original materials remain.

Windows, and the extent and date of any kitchen or bathroom renovation.

Pool and equipment where present, which is common on these lots.

Get an independent inspection regardless of how a home shows.

Lot and position
Lots here are larger than much of the surrounding neighbourhood, with frontages commonly in the region of ninety to a hundred feet and depths beyond that. On homes with this footprint, that is what determines whether there is usable yard alongside a pool and patio.

Get a current survey showing boundaries, dimensions and easements, and walk the lot rather than relying on the acreage figure, since shape and position vary around the circle.

Schools
Coppell is served principally by Coppell ISD, which covers most of the city, though some addresses in and around Coppell fall into neighbouring districts. Confirm the district and the specific elementary, middle and high school assignments for the address with the district before you make an offer, since assignments change.
