Estates of Cambridge Manor is a custom-home neighbourhood off Deforest Road in Coppell, built mainly between about 1995 and 1999, on lots that run from roughly three-tenths to nearly half an acre — larger than most of the city. Its other distinguishing feature is the plan type: a high proportion of homes here are one-and-a-half storey, with the primary living on the entry level and additional rooms above. For buyers who want single-level living without giving up space, that combination of big lot and main-floor primary is genuinely hard to find in Coppell. This page covers what to check before making an offer.

What the neighbourhood is

The neighbourhood sits in the 75019 postcode and Dallas County, reached from MacArthur Boulevard east on Deforest Road, with streets including Cambridge Manor Lane and Castle Creek Drive. Appraisal records show homes dating mainly from the mid-to-late 1990s, generally four to five bedrooms and ranging from roughly three thousand five hundred to over five thousand square feet.

These were custom builds rather than a single production line, so plans, finish levels and how much updating has been done vary considerably from one house to the next. One of the homes served as the original model.

The lots are the draw

Records for this neighbourhood show parcels commonly between about three-tenths and just under half an acre, with lot dimensions in the region of a hundred feet or more of frontage and depths well beyond that. In a built-out city where many newer neighbourhoods sit on a fifth of an acre, that is a meaningful difference — room for a pool and still have usable yard, and more separation from neighbouring houses.

Lot sizes vary within the neighbourhood too, so compare specific parcels rather than the neighbourhood average. Get a current survey showing boundaries, dimensions and easements, and walk the lot before you commit.

One-and-a-half storey plans, and who they suit

The prevalence of one-and-a-half storey homes here is worth understanding, because it is a specific product. The primary bedroom and main living are typically on the entry level, with secondary bedrooms or a game room above.

That suits two groups in particular: households who want the main living on one floor but still need rooms for children or guests, and owners planning to stay long term who want to avoid stairs for daily life. If the second is your situation, check the practical details rather than assuming — step-free entry from the garage, door widths, the primary bathroom layout and whether walls can take grab bar blocking later. The accessible home buying page covers what to measure and what can be modified.

The association and amenities

The neighbourhood has a mandatory association, billed annually rather than monthly, with listing records referencing greenbelt, a jogging and bike path, park space and a private pond among the common features.

Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what they cover, the reserve position against the common areas and pond, any assessment history, who manages the association now, and the rules on exterior alterations, fencing, parking, letting and pets. Published dues figures for this neighbourhood vary between sources, so take the number from the certificate.

Late-1990s custom homes: what to ask for

Homes of this age have generally been through at least one round of major system replacement and may be due another. On custom homes, the variation between houses is wider than in a production neighbourhood, so documentation matters more. Ask for records with dates:

  • Roof age, and any claims or repairs following significant hail.

  • HVAC systems, usually several in a home of this size, with install dates.

  • Water heaters.

  • Foundation performance and any repair history, with documentation and any transferable warranty.

  • Plumbing and electrical, including whether any original materials remain.

  • Windows, and the extent and date of any kitchen or bathroom renovation.

  • Pool, spa and equipment, which are common here.

Get an independent inspection regardless of how a home shows. Between a thoroughly renovated house and an original one of the same size, the gap is substantial and it is where the pricing differences sit.

Check the subdivision on the record

Portal neighbourhood boundaries do not match recorded subdivisions, and this neighbourhood is one that portals stretch — homes on neighbouring streets in separate recorded subdivisions are sometimes filed under Estates of Cambridge Manor.

Confirm the recorded subdivision from the appraisal district record for the specific address. The legal description determines which association governs the property and which deed restrictions apply.

Schools

Coppell is served principally by Coppell ISD, which covers most of the city, though some addresses in and around Coppell fall into neighbouring districts. Confirm the district and the specific elementary, middle and high school assignments for the address with the district before you make an offer, since assignments change.

What to verify before you offer

  • The recorded subdivision from the appraisal district record, and which association governs it.

  • The district and the specific campuses, confirmed with the district.

  • The full list of taxing units on the parcel and a tax certificate, so your lender builds the escrow estimate from real figures. A first-year bill may reflect the previous owner's assessed value and exemption status.

  • The association's resale certificate, dues and billing cycle, reserves and rules.

  • A current survey showing boundaries, dimensions and easements.

  • System ages and renovation history, documented, including pool equipment.

Common questions

When was Estates of Cambridge Manor built?

Mainly between about 1995 and 1999, as custom homes rather than a single builder's production line, which is why plans and finish levels vary so much between houses.

How large are the lots?

Commonly between about three-tenths and just under half an acre, which is larger than most Coppell neighbourhoods and particularly larger than the city's newer developments. Lot sizes vary within the neighbourhood, so compare specific parcels.

Why are so many homes one-and-a-half storey?

It was the dominant plan type when the neighbourhood was built: primary bedroom and main living on the entry level, with additional rooms above. It suits buyers who want main-floor living without sacrificing space for children or guests.

What does the association cover?

Listing records reference greenbelt, a jogging and bike path, park space and a private pond. Dues are billed annually. Confirm the current amount, what it covers and the reserve position from the resale certificate, since published figures differ between sources.

Which schools serve Estates of Cambridge Manor?

Coppell ISD serves most of the city. Confirm the specific campus assignments for the address with the district, since assignments change and not every address in and around Coppell is in the same district.

Why do portals show nearby streets as part of this neighbourhood?

Portal boundaries do not match recorded subdivisions, and homes in separate recorded subdivisions nearby are sometimes filed under this name. The appraisal district record settles which subdivision a property is actually in.
