Kirkwood Hollow is a wooded neighbourhood of roughly 150 homes in north Southlake, built out largely between the late 1990s and the mid-2000s, on lots that commonly run around half an acre among mature live oaks. It mixes custom construction with production-builder homes, which is the first thing to understand here: two houses on the same street can be very different propositions. What the neighbourhood is

Kirkwood Hollow sits in the northern part of Southlake, in Tarrant County, within the 76092 postcode. Its streets include Round Hollow Lane, Marshall Road, Orchard Hill Drive and Stockton Drive, laid out on winding streets with sidewalks connecting to the amenity area and greenbelt.

Homes here are generally large — frequently five or six bedrooms and in the four to seven thousand square foot range — on lots with significant tree cover, which is a meaningful part of why buyers choose this neighbourhood over newer construction elsewhere in the city.

Custom and production homes in one neighbourhood

The original section features custom construction, and other sections were built by production builders, with Drees among the builders whose homes appear here. That mix is the single most important thing for a buyer to understand, because it means:

• Comparable sales need care. A custom home and a production home of similar size on similar lots are not the same asset, and a price per square foot drawn across the whole neighbourhood will mislead in both directions.

• Finish levels vary widely, and so does how much updating has been done since the original build.

• Lot quality varies — tree cover, interior versus corner position, greenbelt backing and topography differ street to street.

Age, and what that means in practice

A neighbourhood built out between the late 1990s and mid-2000s is now at the point where original systems are reaching the end of their service lives. On any home here, ask for records of what has been replaced and when:

• Roof age and remaining life.

• HVAC systems, often more than one in a home of this size.

• Water heaters, and whether they have been relocated or updated.

• Foundation performance and any repair history, with documentation and transferable warranty.

• Pool equipment where a pool is present, which is common here.

• The extent and date of any kitchen or bathroom renovation, since that is where the pricing differences concentrate.

Get an independent inspection regardless of how the home shows, and treat a documented, recently updated home and an original one as different purchases rather than as the same house at different prices.

The association

The neighbourhood is served by Kirkwood Hollow Homeowner's Association, Inc., a property owners association, with amenities including a community pool, clubhouse, playground and greenbelt connected by sidewalks.

Before the option period ends, obtain the resale certificate and governing documents and check: the current dues and what they cover, the association's reserve position, any assessment history, and the rules on the things that matter to you — exterior alterations, fencing, pools, parking and letting. Resale documents take time to produce, so order them early. Note that management companies and fee schedules change, so confirm the current arrangements rather than relying on a published summary.

Schools

The neighbourhood is served by Carroll ISD, with Walnut Grove Elementary nearby on North White Chapel Boulevard, and Durham Intermediate and Carroll Middle School commonly cited for this area.

Confirm the current assignment for the specific address with the district before you make an offer. Southlake is served by more than one district depending on the address, and Carroll ISD campus assignments change as the district adjusts to enrolment. What to verify before you offer

• The school district and the specific campuses, confirmed with the district for that address.

• The full list of taxing units on the parcel, from the county appraisal district and a tax certificate, so your lender builds the escrow estimate from real figures. Note that a first-year bill may reflect the previous owner's assessed value and exemption status.

• The association's resale certificate, dues, reserves and rules.

• A current survey showing lot boundaries, easements and tree locations, which matters more here than in a newer subdivision.

• System ages and renovation history, with documentation.

• The commute, driven at the hour you would actually drive it.
