Buying a First Home in Lantana, Texas

There is no City of Lantana. Lantana is an unincorporated master-planned community in Denton County, which means there is no municipal government, no city services and no city rate on your tax bill. What there is instead is county government and a set of municipal utility districts.

That structure is not a defect and plenty of people choose it deliberately. But it is genuinely different from buying in a city, and the differences are worth understanding before you are under contract rather than after.

What unincorporated actually means

  • No city services. Law enforcement is the county sheriff rather than a city police department, and emergency services come through county or district arrangements. Response patterns differ from a city.

  • No city permitting or code enforcement. County rules apply instead, which are generally lighter. That is a freedom and an absence at the same time, depending on what a neighbour decides to do.

  • No city rate on the tax bill, but municipal utility district assessments in its place, which is the substitution people miss when they hear there is no city tax.

  • Annexation is a live question in a growing county. The arrangement you buy into is not guaranteed to be permanent, and it is fair to ask what the current position is.

How a MUD actually works, since it is the whole structure here

A municipal utility district is a financing mechanism. It issues debt to build water, wastewater and drainage infrastructure ahead of the tax base that will eventually pay for it, then levies an assessment on property inside the district to service that debt. It is the reason a great deal of amenity-rich housing in Denton County exists at all.

Three things a first-time buyer should understand:

It changes your monthly obligation without changing the sale price. Because lenders qualify you on the total monthly obligation rather than the mortgage payment, two homes at the same price, one inside a district and one outside, do not support the same loan for the same buyer.

The rate is not fixed forever. A district's assessment is tied to the debt it is servicing, and as that debt is retired the rate generally declines over time. A district early in its life and one well into repayment are in different positions. Ask where the specific district stands, because it is a real question with a real answer.

The first-year escrow on a new build can mislead. It frequently reflects an assessment of unimproved land rather than of a finished home. Ask directly what the figure looks like once the completed home is assessed. Year two is where new-build budgets go wrong.

There may also be more than one district covering different parts of a community, so the answer can vary by address rather than applying to the community as a whole.

The district and the association

School district assignment follows the district boundary rather than the community name, so confirm the campuses serving a specific address with the school district directly.

The homeowners association is separate again from the utility district, and it is easy to conflate the two because both appear as recurring costs. Ask what the association dues cover, what the amenities cost to run, what has been built and what is still planned.

Questions for a Lantana address

  1. Which municipal utility district covers this address, and where is it in its debt cycle? Not the community generally; the specific address.

  2. What is the total monthly obligation, including the district assessment and association dues, not just the mortgage?

  3. Which school district and which campuses serve this address? Verify with the district.

  4. What is the current position on annexation? Fair question, real answer.

  5. On a new build, what does year two look like once the finished home is assessed?

The transaction

Whether this is a resale or a builder transaction changes the risks. On a resale, the option period is your unrestricted exit and the inspection carries the weight; order it immediately and get specialist opinions inside the window. On a new build, the builder's own contract governs, the option period may not transfer, and the exposure is the completion date and the selections.

On either, the association's resale certificate and subdivision information have their own delivery clock under Texas law and their own termination right if not delivered. Order them early.

Financing and representation

Get pre-approved before shopping and make sure your lender is working from the total monthly obligation including the district assessment and dues. In a community structured this way, the gap between the loan payment and the real monthly cost is wider than most first-time buyers expect.

Since August 2024 a buyer signs a written representation agreement before touring homes, stating compensation in clear terms. Compensation is negotiable and is not set by law, so nobody can accurately tell you representation is free.

I am not a lender and will not tell you what you can afford.

Frequently asked questions

Is Lantana a city?

No. Lantana is an unincorporated master-planned community in Denton County, so there is no municipal government, no city services and no city rate on the tax bill. County government and municipal utility districts fill those roles instead.

What does living in an unincorporated area mean?

Law enforcement comes from the county sheriff rather than a city police department, permitting and code enforcement follow county rules, there is no city tax rate but district assessments apply instead, and annexation remains possible in a growing county.

Does a MUD rate go down over time?

Generally it declines as the district's debt is retired, since the assessment services that debt. A district early in its life and one well into repayment are in different positions, so it is worth asking where the specific district covering an address currently stands.

Why is my first-year tax escrow lower than expected on a new build?

Because it is frequently calculated on an assessment of unimproved land rather than of the completed home. The figure typically rises once the finished home is assessed, so ask what year two looks like before relying on the first-year number.

Do I have to pay my own agent as a first-time buyer in Texas?

Compensation is negotiable and stated in the written buyer representation agreement signed before touring homes. It may be paid by you, contributed by the seller as a negotiated term of your offer, or split between them.

Get the real monthly number first

In a community with no city and multiple districts, the list price tells you less about affordability than almost anywhere else. Get in touch and we will build the actual monthly figure before you look at floor plans.
