Pinnacle at Legacy Hills, Celina TX: Homes, Schools and What to Verify

Pinnacle at Legacy Hills is a Pulte Homes neighborhood inside Legacy Hills, the roughly 3,200-acre master-planned development by Centurion American in Celina, Texas. Pulte offers three home collections here, with homes running from about 1,627 to 3,633 square feet and recent pricing from the low $300,000s into the $600,000s depending on collection and homesite. The neighborhood is zoned to Celina ISD, and residents are positioned to use the amenities planned across Legacy Hills, including amenity centers, trails, playgrounds and a future golf course. Nitin Gupta, CRS, GRI, Broker Associate with Competitive Edge Realty, represents buyers and sellers here and across Celina. Call 469-269-6541 or contact Nitin to start with a conversation.

Pinnacle is one neighborhood inside Legacy Hills

Legacy Hills is the master plan; Pinnacle is a Pulte tract within it, alongside other builders' neighborhoods including Enclave at Legacy Hills by Beazer, Lilybrooke by M/I Homes and the age-restricted Del Webb section, also by PulteGroup. The master plan is eventually to include seven amenity centers, a 27-acre city sports park, an 18-hole golf course and two Celina ISD campuses, with each subdivision planned to have its own amenity center, pool and playground. Since much of that is years out, ask which facilities exist today, which your address will have access to, what a golf membership would cost, and the construction schedule for the rest, in writing. See the Legacy Hills overview for how the whole development is organized.

Schools: Celina ISD

Pinnacle at Legacy Hills is in Celina ISD. Legacy Hills includes land for two district campuses inside the community, which means students will attend existing Celina ISD schools until those open, and assignments will change as they do. That is worth understanding before you buy: the campus a sales representative names today is unlikely to be the campus a younger child finishes at. Confirm the current assignment for the specific homesite with the district, and ask about the timeline for the on-site schools. Compare districts with the DFW school district ratings guide.

Home collections and pricing

Pulte sells three collections at Pinnacle, which is how a single builder covers a wide price band in one neighborhood. Homes have ranged from roughly 1,627 to 3,633 square feet, with published pricing from about $305,000 at the entry end to about $625,000 at the top, and current advertised ranges often narrower depending on what is releasing. That spread reflects different collections and homesite widths rather than different quality levels, so identify which collection a model belongs to before you compare prices. Ask for base price, lot premium and the cost of the finishes shown in the model separately. For a current read on a specific home, use the home value analysis or contact Nitin.

What to verify before you sign

  • Assessments: whether a PID or MUD applies to the specific homesite, at what rate and for how long. On a development the size of Legacy Hills, infrastructure financing is significant and can differ by tract. Read the MUD vs. PID guide.

  • HOA structure: whether you pay a Legacy Hills master assessment, a Pinnacle neighborhood assessment, or both, what each covers and when they begin.

  • Amenity access and timing: which centers, pools and parks your address includes today, and the schedule for the rest.

  • Golf: the course's construction status and what access will cost, since a planned course is not a membership.

  • School assignment, current and projected, in writing from Celina ISD.

  • What gets built next to your lot: future tracts, multifamily sites, commercial land and road alignments.

Buying new construction at Pinnacle

The builder's sales representative works for the builder, not for you. New construction means a builder contract rather than the standard Texas promulgated form, with the builder's own terms on deposits, construction timelines, change orders and what happens if the build is delayed. With a national builder, the contract and the design center process are standardized, which cuts both ways: the terms are consistent, but they are also written to protect the builder, and the upgrade list is where budgets move fastest. Lot position within a still-building master plan is the decision you cannot revisit. Read who represents you at a Texas model home and learn how new construction buyer representation works. Compare builders in the DFW builder guides and the builder FAQ hub.

Location and commute

Legacy Hills sits near Legacy Drive and Celina Parkway with direct access planned to the Dallas North Tollway extension, plus connections toward FM 455, US-380 and the Sam Rayburn Tollway. Because the tollway extension is still being built, today's drive time and the one you will have in a few years may differ. Celina's downtown square is a short drive. Drive your own commute at the hours you would travel before choosing a homesite.

Comparing Pinnacle with nearby options

Inside Legacy Hills, the comparison is between builders and tracts: Pulte at Pinnacle, Beazer at Enclave, M/I at Lilybrooke, and Del Webb for 55+ buyers. Elsewhere in Celina, North Sky, Green Meadows, Hillside Village and Cross Creek Meadows are also Celina ISD with amenities already built or nearly so, while Mustang Lakes and Light Farms carry Celina addresses with mostly Prosper ISD schools. The trade-off at Pinnacle is entry pricing and a large future amenity package against years of surrounding construction. See top DFW master-planned communities.

Selling a home at Pinnacle

For years, sellers here will compete with Pulte's own inventory in the same neighborhood and with other builders' tracts across Legacy Hills, often with incentives attached. Pricing works best against recent sales in the same collection and homesite width, and buyers will ask about assessments, amenity access and school timing. See the seller marketing plan and seller services, or learn about landlord leasing services if you plan to rent the home out.
