Top DFW Cities for New Construction Homes in the $300K–$400K Range: A 2026 Buyer's Guide

Quick answer: In 2026, new construction in the $300,000–$400,000 range in Dallas–Fort Worth is concentrated in the metro's fast-growing "outer-loop" corridors — the northern Collin County corridor (Anna, Melissa, Princeton, and entry-level Celina) and the eastern corridor (Forney, Royse City, and Fate). Inner-ring suburbs are largely priced out of this band. The most important thing to know: in this price range, the sticker price is only half the story — MUD or PID tax districts, the new-construction tax-escrow jump, and builder-controlled incentives can make or break your real monthly cost. Here's where to look and how to buy smart.
Where $300K–$400K new construction actually is in DFW
The affordable new-home market has shifted outward. As Frisco, Prosper, McKinney, and Southlake have appreciated, the value has moved to the growth corridors beyond the traditional suburban ring, where national builders deliver modern 3–4 bedroom homes at attainable prices. Two corridors dominate this band:
The northern Collin County corridor along US-75 and the Dallas North Tollway extension: Anna, Melissa, Princeton, and the entry-level communities of Celina.
The eastern corridor along I-20, US-80, and US-380 east: Forney, Royse City, Fate, and Lavon.
Pricing and availability in this band shift constantly with builder inventory and incentives — treat any range as a starting point and verify current numbers for a specific community with me before you plan around them.
The northern Collin County corridor
Princeton (Princeton ISD) — one of the most affordable entry points into Collin County, at the US-380/US-75 crossroads east of McKinney. Best for buyers who want the lowest entry price with proximity to the higher-value northern suburbs. See the ultimate Princeton relocation guide.
Anna (Anna ISD) — small-town charm with booming residential growth along US-75, a favorite for first-time buyers. See what to know about relocating to Anna and why Anna suits first-time buyers.
Melissa (Melissa ISD) — the standout for schools in this band: an A-rated district with a small-town feel, typically at the upper end of the range. See Melissa homes for sale.
Celina (Celina ISD, with Prosper ISD in select communities) — best known for value versus Frisco and Prosper; its entry-level communities can reach into this band. See the best new construction communities in Celina.

The eastern corridor
East of Dallas, Forney, Royse City, and Fate have become the metro's most accessible new-construction markets, with national builders offering modern floor plans at the lower end of this band and quick access to Dallas via I-20 and US-80. For a full city-by-city rundown of the most affordable options — including these eastern cities — see my companion post, Best Cities in DFW to Buy a New Construction Home Under $400K.
Matching the city to your priority
Best for top schools in the band: Melissa (A-rated Melissa ISD).
Best for the lowest entry price: Princeton and the eastern corridor (Forney, Royse City).
Best for proximity to the high-value northern suburbs: Celina and Princeton.
Best for first-time buyers and small-town feel: Anna.
Always confirm the school district by exact address — boundaries don't always follow city lines, and Celina in particular splits between Celina ISD and Prosper ISD by community. Compare districts in my best DFW school districts guide.
The three things that make or break a $300K–$400K new build
This is where buyers in this band get hurt — and where representation pays for itself:
1. MUD and PID tax districts. Many of these fast-growing communities sit inside a Municipal Utility District (MUD) or Public Improvement District (PID) that adds to your tax rate to fund the infrastructure. A home that looks affordable on price can carry a materially higher monthly payment once the district assessment is included. Always check the total tax rate, not just the sale price — learn how MUD and PID districts work before you sign.
2. The new-construction property-tax escrow jump. On a brand-new home, your first-year taxes may be based on the land only, then jump sharply once the finished home is assessed — a surprise that can strain a tight budget in this range. Plan your escrow for the improved value, and take the primary-residence homestead exemption (raised to $140,000 for school-district taxes, effective the 2025–2026 tax year).
3. Builder incentives and representation. Builders in this band frequently offer closing-cost credits and rate buydowns — but the on-site sales agent works for the builder, not you. With 300+ new construction closings, I negotiate incentives, review the contract, and coordinate inspections on your behalf. Start builder research with the best home builders in DFW.
How I help buyers in the $300K–$400K range
As a buyer's agent with 300+ new construction closings, I help you compare communities on total cost of ownership (not just price), verify school zoning by address, flag MUD/PID exposure, negotiate builder incentives, and manage inspections and the timeline — at no cost to you as the buyer in most transactions. See how I represent buyers, and start with the DFW relocation overview if you're moving in.
Frequently asked questions
Which DFW cities have the most new construction homes under $400,000? The strongest concentration is in the northern Collin County corridor (Anna, Melissa, Princeton, and entry-level Celina) and the eastern corridor (Forney, Royse City, Fate, and Lavon). Inner-ring suburbs like Frisco and Southlake are largely priced above this band.
Which affordable new-construction city has the best schools? Among cities with new construction commonly in the $300K–$400K range, Melissa (Melissa ISD) stands out for its A-rated district. Always verify the assigned campus by exact address.
Why is my monthly payment higher than expected on an affordable new build? Often because the community sits in a MUD or PID district that adds to the tax rate, and because first-year taxes on new construction can jump once the finished home is assessed. Check the total tax rate and plan your escrow for the improved value.
Do I pay a buyer's agent when buying new construction in DFW? In most transactions the buyer's agent is compensated through the sale, at no direct cost to you — and the builder's on-site agent represents the builder, not you. Buyer representation is set out in a written agreement before you tour.
