Grayson County Towns Guide for Home Buyers: Sherman, Denison, Gunter, Van Alstyne and Pottsboro

Grayson County Towns Guide for Home Buyers: Sherman, Denison, Gunter, Van Alstyne and Pottsboro
Sherman, Denison, Gunter, Van Alstyne and Pottsboro all sit in or near Grayson County, and each shops differently. A mailing address does not tell you the city limits, county, ISD or taxing units, and ISD and city boundaries do not always match. Pick the town by your commute and the home type you want, then let me verify each address. Tell me your commute and I will narrow it.

How do you choose between these five towns?
Start with two answers: where you drive to, and what you want to buy. A new build, a resale and an acreage property do not live in the same places. Then verify every address, because the town name on a listing is not the legal answer.
What should you know about each town?
These are starting points, not rankings. Confirm everything by address.
Sherman. The county seat and the area's largest city. Mix of resale, new construction and nearby acreage. Read my Sherman real estate agent page and my Sherman buyer's agent page.
Denison. Next to Sherman, with resale and new construction. Read my Denison buyer's agent page.
Gunter. A smaller town on the southern side of the county. Shop it for newer homes and larger lots, and verify the city limits, since many addresses sit outside them.
Van Alstyne. Near the Collin County line, so verify the county for each address. Read my Van Alstyne post.
Pottsboro. Near Lake Texoma. Shop it for lake-area and rural properties, and verify water, wastewater and road access.
What changes from town to town?
The ISD. Boundaries do not always follow town lines, so get the district from the district in writing.
The county and the taxing units on the tax certificate.
Water and wastewater. City utilities, a water supply corporation or a private well and septic.
The commute from the exact address to your destination.
The home type. New construction, resale or acreage.
