Do I need a realtor to buy a house in Sherman, TX?
No law requires one. If you want your own representation, hire an agent before you tour. The listing agent works for the seller. Read my Sherman buyer's agent page.
Do I have to sign something before an agent shows me homes?
Under Texas SB 1968, effective January 1, 2026, a licensed agent needs a written agreement with you before showing homes or making offers for you. Read it and ask how your agent is paid.

Ask the district for the exact address, in writing. More than one ISD serves the Sherman area, and boundaries do not always follow town lines.
How do I find out what taxes apply?
Read the tax certificate and the county appraisal district record for the address. Check for any special district. Read my MUD and PID tax guide and ask a tax professional about your situation.
Is there a MUD or PID in Sherman-area communities?
It depends on the address. A MUD generally exists outside city limits, and a residential PID generally sits inside city limits. Read my MUD vs PID guide and my community district lookup.
What should I check before buying acreage?
Check the town, county, ISD, water, wastewater, road access, easements, taxing units and mineral rights. Read buying acreage near Sherman: 7 questions.
Does a seller's disclosure replace an inspection or survey?
No. It covers what the seller knows. It does not replace a survey, a tax certificate or a title commitment. A never-occupied new home is exempt from the seller's disclosure under Texas Property Code 5.008.

Several builders sell in the area. Read my Sherman builders post. The MLS shows Highland Homes in Canyon Creek Estates and Stonehollow Homes in Estates at Baker Park. Read Canyon Creek Estates vs Estates at Baker Park.
