Tradition Homes in Prosper and Celina: Same Builder, Different Town, District and Tax Picture

Tradition Homes builds in Prosper and Celina, and the town on the sign is not always the district on the deed. Windsong Ranch sits in Prosper. Mustang Lakes and The Parks at Wilson Creek sit in Celina, and Celina's public improvement district list includes both. Verify every address before you fall for a plan. Tell me the community and I will confirm it.

Why can the town on the sign differ from the district?

City limits and district boundaries are drawn separately, so a community can carry one town's name and sit in another district. That is why I check the address, not the marketing name.

What is the picture at Windsong Ranch in Prosper?

Windsong Ranch sits in the Town of Prosper, and Prosper has no public improvement districts. Prosper also straddles Collin and Denton counties, so county is a per-lot question. See my Windsong Ranch guide.

What is the picture at Mustang Lakes in Celina?

Mustang Lakes sits in Celina, and Celina's published public improvement district list includes Mustang Lakes Annex. Public sources disagree on which district serves some addresses. The developer lists Prosper ISD, and builder pages list Prosper ISD and Celina ISD. I show that conflict openly. Verify your exact address with the district in writing. Read my Mustang Lakes guide.

What is the picture at The Parks at Wilson Creek in Celina?

The Parks at Wilson Creek sits in Celina, and Celina's public improvement district list includes The Parks at Wilson Creek and its annex. I have not confirmed the district for every lot, so I do not state one here. Verify by address. See my Parks at Wilson Creek page.

Does no PID mean a lower total bill?

Not automatically. City, county and district lines still decide what you pay. No MUD or PID is a fact about the address, not a promise of a lower bill. Talk to a tax professional about your own numbers, and read my MUD and PID tax guide, MUD vs PID explained and MUD, PID and HOA questions.

How do you check an address?

Ask me. I verify city, county, taxing districts and district by address and I put the answer in writing. Use my community district lookup for the communities I have already verified. My Celina and Prosper comparison and Celina real estate page add the wider picture. Start with my Tradition Homes buyer's agent page. Watch walkthroughs on my YouTube channel.
