Luxury Homes in Sherman, TX: What the Local MLS Data Shows Buyers

Luxury in Sherman, TX looks different from luxury in Frisco or Prosper. In my MLS data for the area, top-tier homes are roughly one in twenty closed sales, about three in four sit on an acre or more, and most have no HOA. Few are new construction. If you are shopping this tier, verify the land before you fall for the house. Call me before you tour

Why is luxury in Sherman different?
If you are used to shopping luxury in Frisco, Prosper or Southlake, expect a different search in Sherman. Luxury here is not a gated subdivision with a model home. It is mostly acreage, custom builds and large resale homes spread across Grayson County.
I pulled local MLS data for the Sherman area to see what the top price tier looks like. Here is what stands out.
What does the MLS show for top-tier homes in Sherman?
They are a small slice. Top-tier homes are roughly one in twenty closed sales.
They are large. The middle of the range runs from about 2,800 to 4,350 square feet.
They sit on land. About three in four are on an acre or more.
Most have no HOA fee listed.
Few are new construction.
Here is the catch. This data comes from one export, and it does not include a city or status column. Some addresses carry a Sherman mailing address but sit outside the city. Treat it as a guide to the pattern, not a promise about any one home.
What should you check on a Sherman acreage home?
On acreage, the land carries the risk. A great house on a problem lot is still a problem. Before you offer, I verify:
Whether the property is inside Sherman city limits, and which county it sits in.
Which ISD serves the exact address.
Whether water is public or a private well.
Whether wastewater is city sewer or a septic system.
Whether the road is public or private, and who maintains it.
Easements, the survey and any reserved mineral rights.
Which taxing units appear on the tax certificate.

Is there new construction above the starter tier?
Yes, in pockets. The MLS shows Highland Homes in Canyon Creek Estates and Stonehollow Homes in Estates at Baker Park. Listing sites disagree on the city and ZIP for some addresses, so I verify the lot, the city and the district before you reserve anything. Never assume no HOA from a blank fee field. The recorded restrictions decide.

Who represents you when there is no model home?
Nobody, unless you hire someone. On a resale or acreage listing, the listing agent represents the seller. On a builder lot, the sales staff represent the builder. Since January 1, 2026, a Texas agent also needs a written agreement with you before showing homes.
I represent you. Read Sherman TX luxury homes buyer's agent, my Sherman buyer's agent page and who represents you in a Texas model home. Moving for a Texas Instruments job? Read moving to Sherman for Texas Instruments. Watch me walk properties on my YouTube channel.
