Relocating to Sherman, TX From Out of State: A Buyer Checklist With Mortgage Timing and Rent vs Buy

Moving to Sherman from out of state? Work in this order: set your start date and commute, talk to a lender early, pick a town, verify the district, county and utilities for each address, then decide whether to rent first or buy. Do not buy sight unseen on a Sherman mailing address alone. Tell me your start date and I will build the sequence.

What order should you work in?

  • Set your start date and your commute limit.

  • Talk to a lender about timing before you tour.

  • Pick the town. Read my Grayson County towns guide.

  • Choose new construction, resale or acreage.

  • Verify the district, county, utilities and taxing units for each address.

  • Plan one trip for the things you cannot judge remotely.

  • Decide whether to rent first or buy.

When should you talk to a lender?

Before you tour. A lender tells you what you can qualify for, how long the process takes, and what your documents must show. I will not quote rates or timelines here, because they change and depend on your file. Ask your lender how your closing date lines up with your start date, and ask what happens if a new build slips.

If you are selling a home in another state, ask about timing for that sale as well. Read my DFW relocation guide and my out-of-state buyer guide.

Should you rent first or buy?

Both are legitimate. I walk you through the questions, and you decide.

  • How certain is your start date and your long-term role?

  • Do you know the town and the commute, or only the listing photos?

  • Do you have a home to sell, and what does your timeline allow?

  • What does your employer cover, and what is the deadline?

  • Do you want new construction? Completion dates can move.

Renting for a short time lets you see the commute and the towns before you commit. Buying right away may fit if your plans are firm. Ask a tax professional and your lender about your numbers.

What can you not judge remotely?

The commute at your real hour, the road to the property, the noise, the lot and the water source. Use one trip for these, with a short list I have already verified. Read do I need my agent at the first DFW model home visit.
