Buying a Toll Brothers Home in DFW? Get Your Own Agent Before the First Visit

Yes. You can bring your own agent to buy a Toll Brothers home in DFW. The sales representative in the model works for Toll Brothers, not for you. Toll Brothers runs an agent program that asks agents to register clients at the first visit, so timing matters. Call me before you tour, tell me the community, and I will tell you what happens next.

Who does the Toll Brothers sales representative work for?

The representative works for Toll Brothers. That person can be friendly, informed and helpful. That person still represents the builder on price, terms and schedule.

Texas law now puts that line in writing. Under SB 1968, effective January 1, 2026, a licensed agent needs a written agreement with you before showing homes or making offers for you. SB 1968 also repealed subagency, the old arrangement where a buyer's agent could end up working for the seller. I explain what that means on the model-home floor in Who represents you in a Texas model home.

Why does the first visit matter?

Toll Brothers publishes an agent program, and it asks agents to register clients at the first visit. A visit you make alone can change what is possible later. Once you register on your own, representation is often hard to add.

That is why I ask buyers to call before the first tour. Read Do I need my agent at the first DFW model home visit and how model home registration works.

What do I do for you at a Toll Brothers community?

I represent you from the first conversation through closing. I know where the decisions that cost buyers money are made. I ask the questions that matter and I read what you are asked to sign.

  • I protect your position before you register or tour.

  • I read the builder's purchase agreement with you before you sign.

  • I coordinate your lender, title company, inspections and Design Studio timeline.

  • I stay with you through the final walkthrough and warranty period.

I will not publish how I negotiate. That is the work you hire me for. Start with my new construction buyer page and my luxury new construction guide.

What does it cost to use a buyer's agent?

Agent compensation is a written, negotiable term. We cover it in our first conversation, before you sign anything. The answer depends on the community and on your agreement with me, so I will not guess here.

Which DFW communities does Toll Brothers build in?

Toll Brothers has opened communities across DFW, including Fields in Frisco, Creek Meadows West in Northlake, Adkins Park in Hurst, Uptown Celina and Fort Worth master plans. Availability changes by the month. I last verified this list on October 26, 2026 against public builder announcements. Tell me which community you are considering and I will confirm the current picture.

For Frisco, start with my Fields guide. For other master plans, see top master-planned communities in DFW and my community district lookup.

Frequently asked questions

Do I need an agent to buy a Toll Brothers home in DFW?

No law requires you to use one. The Toll Brothers sales representative represents the builder, not you. If you want your own representation, contact an agent before your first visit, because registering on your own can limit what is possible later.

Does it cost more to use an agent with Toll Brothers?

Agent compensation is a written and negotiable term. Ask me how it works for the community you are considering, and get the answer in writing before you sign anything.

When should I contact an agent for a Toll Brothers home?

Before your first visit to the sales center or model. Toll Brothers asks agents to register clients at the first visit, and a solo visit can change what is possible later.

Can I negotiate on a Toll Brothers home?

It depends on the community, the home and the timing. That is the work I do for you, and I do not publish the details.

What does a buyer's agent do at a builder community?

I represent you before you tour, review the purchase agreement, coordinate your lender, title company and inspections, and stay with you through closing and warranty.
