Toll Brothers Quick Move-In or Build-to-Order: Which Fits You?

Toll Brothers uses the terms quick move-in and move-in ready for homes already started or finished, and build-to-order for homes you personalize from the start. The right one depends on your move date, your lease or home sale and how many decisions you want to make. Send me your timeline and I will match the path.

What are the options?

  • Move-in ready: complete, with finishes already chosen.

  • Quick move-in: planning and often construction have started, with some selections already made.

  • Build-to-order: you work through lot, plan, structure and finishes from the beginning.

Toll Brothers describes its quick move-in homes as built with Designer Appointed Features chosen by its design team.

How do you choose by your situation?

  • If a lease or home sale sets your move date, timeline decides first.

  • If you are relocating, a fixed arrival date points toward a finished or nearly finished home.

  • If you want full design control, build-to-order may fit, and you accept a longer wait.

  • If you want to see the finished home before you decide, quick move-in and move-in ready fit.

What do you control at each stage?

You control the most on a build-to-order home and the least on a move-in ready home. You also carry more risk on timing with build-to-order. What you control, and what you give up, changes the contract you sign and the financing you need.

Financing timing is part of this choice. Talk to me and to your lender before you pick. See inventory homes vs to-be-built and the DFW new construction buyer FAQ.

What if my closing date and the build do not line up?

Builder timelines are estimates. Your lease end, your home sale and your start date are not. I plan around the dates you cannot move. Read my closing process guide and my Toll Brothers contract page.

Tell me your dates

  • Your target move-in date.

  • Your lease end or home-sale date.

  • The community you are considering.

  • Your price range.

I will tell you which path fits, before you register or tour.

Frequently asked questions

What is a quick move-in home from Toll Brothers?

A quick move-in home is one where planning, and often construction, has already started. Some selections are made, and the home is ready sooner than a build-to-order home.

What is the difference between quick move-in and move-in ready?

Move-in ready homes are complete. Quick move-in homes are in progress. Both reduce the wait compared with building from scratch.

Which is better if I am relocating to DFW?

It depends on your arrival date. A fixed date usually points to a finished or nearly finished home. Tell me your date and I will match the path.

Can I still personalize a quick move-in home?

It depends on how far along the home is. Ask before you assume, and talk to me before you commit.
