Toll Brothers Lot Selection in DFW: The Decisions You Cannot Undo

Toll Brothers Lot Selection in DFW: The Decisions You Cannot Undo
At a Toll Brothers community in DFW, the lot decides more than the floor plan. You can change finishes later. You cannot change what sits behind your home, beside it or under it. I walk lots with buyers before they commit. Tell me the community and I will meet you there.

Why does the lot matter more than the plan?
Plans, finishes and fixtures can change. Your lot cannot. It sets how your home sits, what you see, what surrounds you and what the next owner will weigh when you sell.
What do lot decisions cover?
Every lot carries a short list of questions. Each answer is specific to one lot and is not the same across a community.
Orientation and sun exposure.
What backs to your lot.
Easements and utility corridors.
Drainage and grade.
Floodplain status.
Lot width and the home it fits.
Phase, and the construction still happening around you.
I know where these answers are and what they mean. You hire me to read them correctly before you commit.
What does the model home not tell you?
The model is staged and fully upgraded. It sits on a lot chosen to show the product. It tells you about the floor plan and very little about the lot you would receive.
Do taxes and districts change from lot to lot?
They can. Some DFW communities cross county lines or taxing district lines. Fields in Frisco spans Collin and Denton counties, so county and tax roll are a per-lot question. I verify the facts for the exact address, not the community.
Why walk the lot with me?
You can walk a lot alone. You will see what is visible. I look at what is not. A lot walk takes a short visit. A wrong lot is permanent.

Frequently asked questions
Does the lot I choose affect resale?
Yes. Lot position is part of how a home is valued and marketed. I assess it lot by lot.
Should I choose my lot before the Design Studio?
In most cases, yes. Lot constraints can shape which plans and options are available. Tell me where you are in the process and I will tell you the order.
Do I need an agent to walk a Toll Brothers lot?
No. You can walk it alone. You will see what is visible. I look at what is not, and I look before you commit.
Do lot taxes and districts differ inside one community?
They can. Some DFW communities cross county, district or taxing-district lines, so verify the exact address.
Who shows me the available lots?
The builder's sales team presents available lots. Your agent can ask about all of them and help you compare.
