The Complete Guide to Buying a Home in Sherman, TX: Towns, Home Types, Steps and What to Verify

To buy a home in Sherman, TX, choose your town and home type, hire your own agent under a written agreement, talk to a lender, verify each address, then offer and use your option period. A Sherman mailing address does not tell you the city limits, county, ISD or taxing units. This guide covers each step and links to the detail. Tell me your commute and start date and I will build your search.

What is the short answer on buying a home in Sherman, TX?

Work in this order. First, pick the town and the home type. Second, hire your own agent and read the written agreement. Third, talk to a lender. Fourth, verify every address you like. Fifth, make an offer and use the option period. Sixth, review the survey and title, then close.

The rest of this guide explains each step. It is general information, not legal, tax or financial advice.

Where is Sherman, and what towns are near it?

Sherman is in Grayson County, about 70 miles north of Dallas. Denison, Gunter, Van Alstyne and Pottsboro are nearby. Each shops differently. Read my Grayson County towns guide, my Denison buyer's agent page and my Sherman real estate agent page.

Pick the town by your commute and the home type you want, then verify each address. The town name on a listing is not the legal answer.

What kinds of homes can you buy in the Sherman area?

  • New construction in builder communities, usually below the luxury tier.

  • Resale homes in established neighborhoods.

  • Acreage and estate homes outside city limits.

  • Custom homes on larger lots.

In my MLS data for the area, top-tier homes are roughly one in twenty closed sales, about three in four of them sit on an acre or more, and most show no HOA fee. Read what the MLS shows for luxury homes in Sherman and Sherman TX luxury homes buyer's agent.

Who represents you when you buy?

Only the agent you hire. The listing agent represents the seller. Builder sales staff represent the builder. Neither can advise you against their own client.

Under Texas SB 1968, effective January 1, 2026, a licensed agent needs a written agreement with you before showing homes or making offers for you. The agreement states how your agent is paid. Read it before you sign and ask any question about it. Read who represents you in a Texas model home and my Sherman buyer's agent page.

What are the steps, in order?

  • Step 1. Set your start date, commute limit and home type.

  • Step 2. Talk to a lender about what you can qualify for and how long it takes.

  • Step 3. Sign a written agreement with your agent.

  • Step 4. Pick the town and tour with a short list.

  • Step 5. Verify the address before you offer.

  • Step 6. Make the offer and open escrow.

  • Step 7. Use the option period to inspect and decide.

  • Step 8. Review the survey, the title commitment and your closing documents.

  • Step 9. Close and get your keys.

Each step has a date in the contract. Ask me to lay out your calendar. Read my first-time buyer guide for Sherman.

What do you verify on a Sherman address?

  • City limits. A Sherman mailing address does not mean the property is inside the city.

  • County. Parts of the area sit near county lines.

  • ISD. Get the district for the exact address, in writing from the district.

  • Taxing units. Read the tax certificate and the county appraisal district record.

  • Water. Public water, a water supply corporation or a private well.

  • Wastewater. City sewer or a septic system.

  • Road access. A public road, a private road or an easement.

  • Easements and survey. What crosses the land and what the survey shows.

  • Mineral rights. Whether any are reserved. Ask a Texas real estate attorney.

How is buying new construction in Sherman different?

You sign the builder's contract, not the standard resale form. The builder sets the rules, and registration usually has to happen at your first contact. Call me before your first visit. Read how DFW builder contracts differ, how model home registration works and my Sherman builders post.

The MLS shows Highland Homes in Canyon Creek Estates and Stonehollow Homes in Estates at Baker Park. Listing sites disagree on the city and ZIP for some addresses, so verify your lot. Read Canyon Creek Estates vs Estates at Baker Park and new construction above the production tier in Sherman.

What is different about acreage and estate homes?

The risk moves from the house to the land. There is often no HOA, no builder and no model home, so the facts sit in county, utility and deed records. Read buying acreage near Sherman: 7 questions to ask.

What if you are relocating from out of state?

Set your start date, talk to a lender early and avoid buying sight unseen. Use one trip for what you cannot judge remotely. Read relocating to Sherman from out of state and my DFW relocation guide.

Texas Instruments says its first Sherman fab is in production and the site can grow to four connected fabs, with about 3,000 TI jobs planned. Those are planned figures, not current headcount. Read moving to Sherman for Texas Instruments and the Texas Instruments home buyer checklist.

What if you are using a VA loan?

Your lender and the VA decide eligibility and terms. I handle the property, the district, the county, the contract and the calendar. I hold the Military Relocation Professional (MRP) designation. Read my Sherman VA loan buyer page.

What costs should you plan for?

Plan for categories, not guesses. Ask your lender for a loan estimate, and ask me what is typical for your contract.

  • Earnest money and the option fee.

  • Inspection and survey.

  • Lender and title charges.

  • Prepaid taxes and escrow items.

  • Any HOA, MUD or other district charges at the address.

  • Moving costs.
