Quick answer: Your VA loan is the strongest mortgage benefit available — no down payment for eligible buyers, no PMI, and no loan limit with full entitlement — and it works for buying an existing home in Dallas–Fort Worth, relocating here from out of state, and buying new construction. Two things veterans should know for 2026: you can PCS or relocate to DFW and buy remotely with a relocation-certified agent, and buying new construction got easier in 2025 — the VA eliminated the builder-ID requirement, though builder warranty and VA appraisal standards still apply. Buying a home in Dallas–Fort Worth with a VA loan

Using a VA loan to buy new construction in DFW

Here's the part most veterans don't realize: your VA loan works for new construction, and 2026 is a good time to use it. Most veterans buy a completed or nearly complete builder home with a standard VA purchase loan (the simplest path), while a smaller number pursue a true VA construction-to-permanent loan to build from the ground up. Either way, these are the specifics that matter:

  • The builder ID requirement is gone. As of VA Circular 26-25-1, effective March 31, 2025, builders no longer need a VA-issued Builder ID for standard VA loans on new or proposed construction. That removed a common delay that used to hold up appraisals and closings.

  • The warranty requirement stayed. New construction with a VA loan still generally requires either a one-year written builder warranty or an accepted 10-year insured protection plan with the required construction inspections. Confirm this is in place with your builder and lender.

  • The VA appraisal and Minimum Property Requirements (MPRs) still apply. The home must meet VA property standards. Homes that are complete or nearly complete make this straightforward, and any issues can usually be resolved with the builder before closing — often easier than negotiating repairs on a resale.

  • Vetting the builder is now on you and your lender. Because the VA no longer issues builder IDs or intercedes on construction complaints, lenders vet builders on licensing, insurance, warranty, and track record — and you should be proactive about it.

  • Get an independent inspection anyway. Even a brand-new home can have overlooked defects. An independent inspection (and the pre-drywall, pre-close, and warranty walkthroughs I coordinate) protects you.

  • The funding fee exemption still applies to new builds if you qualify (e.g., a service-connected disability).
