Quick answer: Dallas–Fort Worth is one of the best places in the country to use your VA benefit — no state income tax, a 100% disabled-veteran property tax exemption, strong schools, and a large military community. Whether you're buying your first home here, relocating on a PCS, or building new, this hub is your starting point, with links to a detailed guide on each part of the journey. Everything here is handled by a Military Relocation Professional (MRP) who represents you — not the seller or the builder.
Start here: VA loan benefits and buying in DFW
The VA loan is the strongest mortgage benefit available to those who've served: no down payment for eligible buyers, no PMI, no loan limit with full entitlement, and a funding fee that's often financeable and waived for qualifying disabled veterans. Combined with Texas's tax advantages, it makes DFW especially attractive for military families. Begin with my VA Homebuyers in Dallas page and the comprehensive DFW Military and Veteran Home Buying Guide, which covers bases, best neighborhoods, and every benefit in detail.
Loan eligibility, funding fees, and figures should always be confirmed with a VA-approved lender and the VA. As a REALTOR®, I handle representation and negotiation — not loan origination.
Can VA buyers pay their real estate agent now?
Yes — and this is one of the most important recent changes. Since VA Circular 26-24-14 (effective August 10, 2024), VA buyers can pay a reasonable and customary buyer-agent commission, reversing a long-standing prohibition, so you never have to buy unrepresented. The fee can't be financed into the loan, requires a written buyer-broker agreement, and the seller can still pay it. Full details in VA Loans and Your Buyer's Agent in Dallas.
Relocating or PCSing to Dallas–Fort Worth
Your VA benefit travels with you. Whether you're PCSing to NAS Fort Worth JRB or relocating after service, you can buy in DFW remotely — virtual tours, base-proximity guidance, school comparisons, and closing on a military timeline. As a Military Relocation Professional, this is exactly the move I run for out-of-state and on-orders buyers. See my Texas Military Relocation page and the broader DFW relocation guide.
Using a VA loan for new construction
Your VA loan works for new construction, and 2026 made it easier: as of VA Circular 26-25-1 (effective March 31, 2025), builders no longer need a VA Builder ID for standard VA loans on new or proposed construction — though the one-year builder warranty (or 10-year insured plan) and VA appraisal standards still apply. Most veterans buy a completed builder home; some build from the ground up with a VA construction-to-permanent loan. The full breakdown of buying, relocating, and new construction is in my guide, VA Loans in Dallas–Fort Worth: Buying, Relocating, and New Construction, and you can start builder research with the best home builders in DFW.
Why the right agent certifications matter
In a VA transaction, the appraisal, property standards, and offer strategy all have military-specific wrinkles. The right credentials protect you: MRP for military and VA expertise, ABR for buyer representation, CRS for advanced residential experience, and PSA for pricing and appraisal strategy — plus Texas leasing and property-management credentials (TRLS, TRPM) for when you keep the home as a rental after your next PCS. Learn what each does for you in The Certifications That Matter When You Buy With a VA Loan in DFW, and see the full list on my Dallas REALTOR designations page.
