Rainwater Crossing offers townhomes and single-family homes from what look like three separate builders — CB JENI Homes, Centre Living Homes and Normandy Homes — but all three are brands of the same parent company. That changes what cross-shopping them actually achieves, and it is the single most useful thing to understand before you tour. Add two different housing products with different association arrangements, and the comparison needs structuring. This page covers that and what to verify before making an offer.

Three brands, one parent

CB JENI, Centre Living and Normandy are all brands within Green Brick Partners, the publicly listed homebuilding group. They market separately, build different products and have their own sales teams — but they are not independent competitors in the way three unrelated builders in a master plan would be.

The practical consequences:

  • Incentives tend to move together. When one brand's programme changes, the others frequently follow, because the decisions run up to the same parent. Playing one against another produces less than buyers expect.

  • The genuine comparison is outside the community. If you want to test whether an offer here is competitive, compare it against communities with unrelated builders, not against the brand next door.

  • Shared practices. Contract structure, lender arrangements and warranty administration may be more similar across these brands than across independent builders. Ask whether the affiliated lender arrangement is the same for each.

None of this is a mark against the community — Green Brick's brands are well regarded and build distinct products. It simply means a buyer should know what kind of competition they are shopping. Builder detail is on the Normandy Homes buyer FAQ.

Contact an agent before your first visit to any model, since builders commonly tie recognition of your agent to that first visit, and that applies separately at each sales centre even within one group.

Townhomes and houses are different purchases

The community includes attached homes and detached houses, which look adjacent on a map and behave quite differently as purchases.

On a townhome, the association typically maintains more of the exterior, the governing documents cover more, your dues will be higher, and a lender may assess the project as well as you. Order the resale documents at the start of the option period and ask your lender to look at the specific project early.

On a detached home, compare against other detached homes here and in comparable Celina communities. A townhome and a house in the same community are not comparable sales for one another, whatever a portal's neighbourhood average suggests.

Decide which product you want before touring. Buyers who tour both tend to compare on price per square foot, which is exactly the wrong basis when the ownership structures differ.

Amenities: open or planned

Ask which amenity elements exist and are usable today and which remain scheduled, with dates, then confirm from the association documents who funds and maintains each. In a community still being built out, marketing routinely describes the finished state rather than the current one — which is normal, and worth translating before you commit.

The district and tax position

Rainwater Crossing does not appear by name on the City of Celina's published list of active public improvement districts. That is not proof that no assessment applies: the city's roster includes districts whose names match no community's marketing, and communities in the area sit within differently named districts.

Pull the full taxing-unit list for the specific parcel from the Collin County appraisal district, obtain a tax certificate, and have your lender build the escrow estimate from those figures. On a townhome, where dues are higher, the combined monthly figure — mortgage, taxes including any assessment, insurance and dues — is what matters rather than any single component. The special districts explainer covers how these instruments work.

Schools

Community materials place Rainwater Crossing in Celina ISD, citing Martin Elementary, Moore Middle School and Celina High School. Those are campuses named on community pages rather than a district confirmation, and assignments change as the district opens schools.

Confirm the district and the exact assignments for the specific address with Celina ISD before making an offer. Celina also contains communities served by Prosper ISD, so the city name does not settle it.

What to check on the home

On a new build, structural decisions are made before drywall, the builder's contract is its own document rather than the standard Texas resale form, and independent inspections at pre-drywall and before closing are your responsibility. The builder contracts guide covers the terms that vary most.

On a resale, ask for records with dates covering roof condition and any hail-related work, HVAC systems and service history, water heaters, foundation performance, and any structural warranty still in force and what transfers. Get an independent inspection regardless of how new a home looks.

What to verify before you offer

  • The product type, brand, plan and year built from the appraisal district record.

  • Every taxing unit on the parcel and any assessment, from the appraisal district and a tax certificate.

  • The association structure, dues, billing cycle, inclusions, reserves and rules from the resale certificate.

  • The district and the exact campuses, confirmed with Celina ISD.

  • Which amenities are open and which remain planned.

  • What the current offer from each brand consists of, and what each part is conditioned on.

  • On a townhome, your lender's view of the project and the master insurance position.

Common questions

Are CB JENI, Centre Living and Normandy different builders?

They are separate brands within the same parent group rather than independent companies. They build different products and market separately, but incentive decisions run up to the same parent, so cross-shopping them is not the independent comparison it appears to be.

How should I test whether an offer here is competitive?

Against communities built by unrelated builders, rather than against another brand in the same group. That is the comparison that tells you something.

What is the difference between the townhomes and the houses?

Ownership structure and association scope. On a townhome the association maintains more, the documents cover more, dues are higher and a lender may assess the project as well as the borrower. The two are not comparable sales for one another.

Does Rainwater Crossing have a PID?

It does not appear by name on the City of Celina's published list of active public improvement districts, which is not conclusive since area communities sit within differently named districts. Resolve it for the specific parcel with the appraisal district's taxing-unit list and a tax certificate.

Which schools serve Rainwater Crossing?

Community materials cite Celina ISD with Martin Elementary, Moore Middle School and Celina High School. Confirm the exact assignments for the address with the district, since community pages are not a district confirmation and assignments change.

Do I register separately with each brand?

Yes. Builders commonly tie recognition of your agent to your first visit to their sales centre, and that applies at each one even where the brands share a parent.

More on the city is on the Celina page, other communities on the Celina Hills, Ten Mile Creek and Hillside Village pages. If you are selling here, the Rainwater Crossing listing agent page covers that side.
