Ten Mile Creek, Celina: What Buyers Should Know Before Touring

Ten Mile Creek is a 251-acre mixed-use community in Celina developed by Corson Cramer, planned from the start to contain for-sale houses, townhomes, build-to-rent homes, apartments and a retail centre of roughly 46 acres. That mix is the community's defining feature, and it is the thing to understand before touring rather than after closing. Add three builders selling two different products, a public improvement district and campus assignments to verify, and the homework is specific. This page covers it.

Know where each component sits
The community was announced as mixed-use: hundreds of single-family homes, townhomes, a rental component including apartments and build-to-rent homes, and a commercial and retail centre.
For some buyers that is the appeal — walkable retail, a range of housing types, and the services that come with density. For others, the question is where the rental homes, the apartments and the retail sit relative to a specific house, and how far along each is.
Both reactions are reasonable. What is not reasonable is finding out afterwards. Before you offer:
-
Ask the city what is currently approved and what is under construction on the parcels nearest the home.
-
Establish what has been built, what is under way and what remains a plan, with current timing.
-
Visit at more than one time of day, including a weekday evening.
-
Check the walking route to the retail area and whether it is complete.
Phasing in a community of this size changes over several years, so confirm the current position rather than relying on the original announcement — or on this page.
Houses and townhomes are different purchases
American Legend Homes and William Ryan Homes have built the single-family homes here, on homesites including fifty-five and sixty-foot widths. Grenadier Homes has built the townhomes.
If you are considering a townhome, the association's role is larger: it typically maintains more of the exterior, the governing documents cover more, and a lender may assess the project as well as you. Order the resale documents at the start of the option period, since that timeline is outside your control, and ask your lender to look at the project early.
If you are considering a house, compare within the lot width and builder rather than across the community — a fifty-five-foot-lot home and a townhome are not comparable sales for each other even on the same street. Builder detail is on the American Legend Homes buyer FAQ, and the DFW new construction guide covers the process generally.
Contact an agent before your first visit to any model, since builders commonly tie recognition of your agent to that first visit, and that applies separately at each sales centre.
The public improvement district
Ten Mile Creek appears on the City of Celina's published list of active public improvement districts, with an annual service plan update. That assessment is levied on top of the usual taxing units, so the monthly figure is the mortgage, the taxes including the assessment, insurance and the association dues.
Pull the full taxing-unit list for the specific parcel from the Collin County appraisal district, obtain a tax certificate, and have your lender build the escrow estimate from those figures rather than a builder's sample or a neighbouring home. The special districts explainer covers how a PID differs from a MUD and why a PID generally means the home sits inside city limits with city services continuing.
Schools
The community's materials place it in Celina ISD, citing O'Dell Elementary, Moore Middle School and Celina High School. Those are campuses named on community pages rather than a district confirmation, and assignments change as the district opens schools.
Confirm the district and the exact elementary, middle and high school assignments for the specific address with Celina ISD before making an offer. Celina also contains communities served by Prosper ISD, so the city name does not settle it.
Amenities and the association
The community's amenity programme has included a resort-style pool, playground, dog park, trails and more than twenty acres of open space with ponds connecting to Wilson Creek, alongside the walkable retail concept.
Ask which elements are open today and which remain planned. Then, before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what they cover, whether both a master association and a sub-association apply, the reserve position, any assessment history, and the rules on exterior alterations, fencing, parking, letting and pets.
Letting rules deserve particular attention in a community that includes a rental component by design: establish what the documents permit for your own property, since that affects both how you can use it and what it is worth to the next buyer.
What to verify before you offer
-
The product type, builder, lot width and year built from the appraisal district record.
-
Every taxing unit on the parcel and the current assessment, from the appraisal district and a tax certificate.
-
What the city has approved near the home, including the rental and retail components, and the timing.
-
The association structure, dues, inclusions, reserves and rules, from the resale certificate.
-
The district and the exact campuses, confirmed with Celina ISD.
-
On a townhome, your lender's view of the project and the master insurance position.
-
On a new build, the contract terms and inspection schedule. The builder contracts guide covers what varies most.
Common questions
Are there apartments and rental homes inside Ten Mile Creek?
Yes. The community was planned as mixed-use with a rental component including apartments and build-to-rent homes, alongside the for-sale houses and townhomes. Ask the city and the developer where those sit relative to a specific home and what the current build status is.
How big is the retail component?
The plan included a commercial and retail centre of roughly 46 acres. Confirm what is built, what is leased and what remains planned, and check the actual walking distance from the home you are considering.
Who builds here?
American Legend Homes and William Ryan Homes have built single-family homes on homesites including fifty-five and sixty-foot widths, and Grenadier Homes has built townhomes. Compare within the product type and lot width you are shopping.
Does Ten Mile Creek have a PID?
It appears on the City of Celina's published list of active public improvement districts. Confirm the current assessment for the specific parcel through the county appraisal district's records and a tax certificate.
Which schools serve Ten Mile Creek?
Community materials cite Celina ISD with O'Dell Elementary, Moore Middle School and Celina High School. Confirm the exact assignments for the address with the district, since community pages are not a district confirmation and assignments change.
What should I check on a townhome here?
The association's dues, reserves, assessment history and what it maintains; the master insurance policy and where your own coverage begins; the rules on letting and parking; and your lender's view of the project. Order the resale documents at the start of the option period.
Thinking about Ten Mile Creek?
Send what you are looking for — house or townhome, lot width, how close to the retail area suits you, your price range and your timeline — and you get back what is realistically available, with the product type and parcel confirmed from the record, the taxing units and assessment pulled, the surrounding approvals checked with the city and the campus assignment confirmed with the district. Call 469-269-6541 or get in touch.
More on the city is on the Celina page, other communities on the North Sky page, developed by the same firm, and on the Cambridge Crossing and Creeks of Legacy pages. If you are selling here, the Ten Mile Creek listing agent page covers that side.
