Ranch Estates, Plano TX: Acreage and Horse Property in East Plano

Ranch Estates is a small acreage neighborhood along Ranch Estates Drive in east Plano, Texas, in the 75074 ZIP code in Collin County. Lots here run close to three acres, homes date from the early 1970s and reach into the 5,000-square-foot range, and properties back onto or sit beside the Bob Woodruff Park and nature preserve area. Listings here have been marketed as horse property with pasture, which makes this one of the few places inside Plano city limits where an equestrian setup is part of the conversation. Nitin Gupta, CRS, GRI, ALHS, Broker Associate with Competitive Edge Realty, represents buyers and sellers here and across Plano. Call 469-269-6541 or contact Nitin to start with a conversation.

Three-acre lots inside Plano, next to a nature preserve

The defining feature is the land. Lots of roughly 2.89 acres with pasture, mature trees and sprinkler systems are recorded here, and the neighborhood sits directly beside Bob Woodruff Park, a large city park and nature preserve along Rowlett Creek with trails and open space. In a city as built out as Plano, a three-acre parcel with a preserve for a neighbor is close to unrepeatable, and that adjacency protects the outlook in a way a fence line never can. For buyers who want horses, distance from neighbors or simply land, this is a different product from anything in the west Plano estate neighborhoods.

Verify what you can actually do with the land

If the horse or livestock use matters to you, confirm it before you are under contract rather than assuming the listing language settles it. Specifically:

  • City rules: what the City of Plano permits on the specific parcel in terms of livestock, animal counts, barns, stables and accessory structures.

  • Deed restrictions: what the subdivision's recorded restrictions allow or prohibit, independently of city rules.

  • Utilities: whether the property is on city water and sewer or a well and septic system, and the condition and capacity of any septic system.

  • Survey and easements: where boundaries, easements and any drainage or utility corridors run across a parcel this size.

  • Floodplain and drainage: current mapping for a property near a creek and preserve, plus grading and how water moves across the site.

  • Existing structures: the condition, age and permitting history of any barn, stable, arena, outbuilding or guest quarters.

Those answers change what the property is worth and what you can do with it, and they are not reliably available from a listing. Learn about the Texas option period.

The homes

Recorded homes here date from the early 1970s, with examples around 5,000 to 5,600 square feet, four bedrooms and multiple baths, several updated over the years. At more than fifty years old, these are properties where systems have been replaced at least once and often more, so roof, HVAC, water heaters, plumbing, electrical and foundation performance deserve close attention, along with the age and quality of renovations and the condition of pool and outbuilding equipment. On acreage, add irrigation coverage, well and septic components if present, fencing and tree health.

Schools: Plano ISD

Ranch Estates is in Plano ISD. East Plano addresses generally run through a different set of campuses from the west Plano neighborhoods, with students attending one of the district's ninth and tenth grade high schools before moving to a senior high campus for eleventh and twelfth. Because assignment varies by address and the district adjusts boundaries, confirm the assigned elementary, middle and high school campuses for the exact property with the district before you write an offer. Learn more about Plano ISD schools and compare districts with the DFW school district ratings guide.

Pricing an acreage property with no real comparables

Only a handful of properties exist here, and they rarely sell. When one does, the closest comparisons are usually acreage properties elsewhere in Collin County rather than anything else in Plano, since nothing in the city's standard housing stock behaves like a three-acre parcel with pasture. Automated valuations are unreliable in that situation, and one recent listing here carried a price reduction of more than $450,000, which is what happens when an unusual property is priced from the wrong comparable set. A defensible number combines land value, improvement condition, what the land is permitted to support, and a carefully chosen set of acreage sales. For a current read on a specific property, contact Nitin or start with the home value analysis.

Location

Ranch Estates sits in east Plano near Bob Woodruff Park, with US-75 and the President George Bush Turnpike carrying most commutes, and SH 190 and I-30 reachable to the south. Downtown Plano and its DART station are a short drive, along with everyday shopping and dining. East Plano generally offers more land for the money than the west side of the city, which is part of why acreage survives here at all.

Comparing Ranch Estates with other options

Inside Plano, the other acreage neighborhoods are on the west side and priced very differently: El Ranchero Estates with multi-acre parcels and very large homes, Kings Gate, gated and guarded, Willow Bend Country and White Rock Creek Estates. See the Plano estate and acreage comparison for how those differ. Buyers whose priority is genuine equestrian use often widen the search to acreage in Parker, Fairview, Lucas and Celina, where lot sizes and permitted uses are less constrained. See the DFW communities directory.

Selling an acreage property in Ranch Estates

The buyer pool is narrow and specific: people who want land inside Plano, often with horses or other uses in mind. Marketing has to reach that audience rather than general Plano buyers, and the listing should make the land's capability explicit, including acreage, pasture, fencing, outbuildings, utilities and what the city permits. Pricing has to come from acreage comparables rather than from Plano residential averages, which is the mistake that leads to long market times and large reductions. See the seller marketing plan and seller services.

City rules on livestock and accessory structures, deed restrictions, whether the property is on city utilities or well and septic, the survey and easements, current floodplain mapping and drainage, and the condition and permitting history of any outbuildings.
