"Stonegate" in Irving covers at least two different recorded areas — a development of large homes built between about 2018 and 2020, and a separate older subdivision recorded as Stonegate Addition Revised on entirely different streets. Published descriptions mix them freely, with one agent page dating the neighbourhood to the 1960s in one sentence and the late 1970s and 1980s in the next, while the homes actually selling under the name were completed within the last decade. Establishing which Stonegate a property belongs to is the first job. This page covers that and what to verify before making an offer.

Two Stonegates, one name
The newer development. Homes built from around 2018 to 2020, on streets including Nassau Drive and Picton Drive in the 75063 postcode. Published ranges put them at roughly 2,396 to 4,114 square feet with four and five bedrooms and three to five bathrooms. Records show a five-bedroom house of about 3,607 square feet on a lot of roughly 0.138 acres.

Stonegate Addition Revised. A separately recorded subdivision with listings on Sonian Forest Drive, Ux Bridge Drive and Cooke Drive — different streets, different stock, and its own portal page with its own figures.

Those are not interchangeable. A comparable drawn from one while valuing the other will not hold up, and the gap in build era alone makes the difference substantial.

Take the recorded subdivision from the legal description on the appraisal district record for any specific address, and check that every comparable carries the same recorded name.

Published descriptions contradict themselves on build era
One widely published neighbourhood description places Stonegate north of Highway 183 and east of MacArthur Boulevard, describes "cohesive 1960s-era homes," and then says the housing stock was built in the late 1970s through the 1980s.

Both cannot be right, and neither matches the 2018 to 2020 construction that dominates current sales under the name. The same page lists Stonegate subdivisions in McKinney and Lucas alongside the Irving one.

Establish the year built for a specific property from the appraisal district record. On a name this contested, nothing else is reliable.

The builder names have changed, and two are divisions
The newer development was built by Darling Homes and Gehan Homes.

Two points a buyer should know. Darling Homes is a division of a national builder rather than an independent company. And Gehan Homes has since been rebranded, so the same builder appears in records and marketing under two different names depending on when the material was published.
For comparables that means not treating the names as evidence of different products. Match on plan, size and lot instead. Builder detail is on the Darling Homes buyer FAQ, and the Parkside West page covers the same parent-and-brand question for a nearby community.

Sold out, so this is a resale market
The builder communities show as sold out and complete. Everything available now is a resale, so condition, updates and lot position decide the outcome rather than a builder's incentive package.
Homes from 2018 to 2020 are now approaching or past the end of their structural warranty period. Ask for records with dates covering roof condition and any hail-related work, HVAC systems and service history, water heaters, foundation performance, what remains of any warranty and whether it transfers, and the extent and permitting of any alteration.

Get an independent inspection regardless of how new a home looks. Buyers routinely skip checks on recent construction that they would never skip on an older house.

Schools
Builder materials for the newer development cite Coppell ISD and name Lee Elementary, Coppell Middle School West and Coppell High School. A news report on the development's launch also placed it in Coppell ISD.

Those are builder and press statements from several years ago rather than a current district confirmation, boundaries change, and this part of Irving contains addresses served by more than one district. Confirm the district and the specific campuses for the exact address with the district, in writing, before making an offer. The Bridges at Las Colinas page covers how carefully that needs handling in this corridor.

Amenities
Described amenities for the newer development include a community park, playground with shade structure, picnic stations and an adult exercise station, with trail access at Bird's Fort Trail Park and Campion Trail nearby.

Confirm what is built and open, and what the association maintains and reserves for, from the resale certificate rather than from marketing material written at launch.

The association
Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what is maintained, the reserve position, any assessment history, whether a second body applies, and the rules on exterior alterations, fencing, parking, letting and pets.
Published fee figures for this community exist but vary by source, which is reason enough to work from the certificate. The resale certificate guide covers what the documents should tell you.

What to verify before you offer
-
Which Stonegate the property is in, from the recorded subdivision on the appraisal district record.
-
The year built, from the record rather than a neighbourhood description.
-
The district and the exact campuses, confirmed with the district in writing.
-
The association's resale certificate: dues, cycle, inclusions, reserves, assessment history and rules.
-
The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.
-
A current survey showing dimensions and easements.
-
System ages, warranty status and any alteration history, documented.
-
Comparables matched on recorded subdivision, build era, size and lot.
