South Haven is one recorded subdivision that sits in two cities: appraisal records show lots in Block A with Coppell addresses in the 75019 postcode and lots in Block C with Irving addresses in 75063. Same subdivision name, same development, two municipalities. That single fact changes permits, services and taxing units depending on which block a home sits in, and it is not something a listing will tell you. The community is complete and sold out, built by two brands that share a parent. This page covers what to verify before making an offer.

Two cities, one subdivision
Legal descriptions in the appraisal record read as South Haven Block A and South Haven Block C, with the county also filing the area under the Valley Ranch neighbourhood. The city shown against those lots is not the same throughout — Block A lots appear with Coppell addresses in 75019, Block C lots with Irving addresses in 75063.

Why that matters:
-
Permits and inspections go through whichever city the parcel is in, under that city's setbacks, height limits, fence rules and tree requirements. Coppell and Irving do not apply the same ones.
-
Services — police, fire, refuse collection — follow the jurisdiction.
-
Taxing units change with the city line, which changes your monthly escrow.
-
Comparables should account for it, because two otherwise identical homes in the same subdivision can carry different city taxes.
Confirm the city for the specific address from the appraisal district record and the city itself before you go far, and pull the full taxing-unit list with a tax certificate. Marketing material for this community gives the city as Irving throughout, which is accurate for part of it and not for the rest.

Two builders, one parent
Normandy Homes and American Legend Homes built here. Both are brands within the same publicly listed parent group, and one builder's own listing page names the parent alongside the brand.
So the apparent choice between two builders in this community was, in commercial terms, a choice between two product lines of one company. For comparables now, treat homes under either name as part of the same development rather than as separate builder markets — match on plan and size instead.
Builder detail is on the Normandy Homes and American Legend Homes buyer FAQs, and the Rainwater Crossing page covers the same parent-company point for a community where three of those brands build together.

Sold out, so this is a resale market
The community is complete and sold out, with published descriptions putting it at roughly 121 homes. Plans ran from around 2,200 to 4,100 square feet depending on the builder and series, with three to five bedrooms, in single-storey and two-storey designs.

Everything available now is a resale, so condition, updates and lot position decide the outcome rather than a builder's incentive package. The homes are also reaching the end of any structural warranty period, so ask for records with dates covering roof condition and any hail-related work, HVAC systems and service history, water heaters, foundation performance, what remains of any warranty and whether it transfers, and the extent and permitting of any renovation.

Get an independent inspection regardless of how new a home looks.

Published school information for this community contradicts itself
Builder materials consistently cite Coppell ISD. One property site's community page, however, lists the school district field as a district in another county entirely while its own body text on the same page says Coppell ISD.
That is a database error rather than a real dispute, but it illustrates the point: school fields on aggregator pages are populated automatically and are not reliable for a decision of this size — particularly in a subdivision that crosses a city line.
Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district, in writing, before making an offer. The Bridges at Las Colinas page covers how carefully this needs handling in the corridor.

The association and common areas
The plat includes at least one lot marked with an X — common area owned and maintained by the association rather than any individual owner — and described amenities include a park, trails, a community pool and a playground.

Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what is maintained, the reserve position against the pool, park and common areas, any assessment history, whether a wider Valley Ranch body applies in addition to the neighbourhood association, and the rules on exterior alterations, fencing, parking, letting and pets. The resale certificate guide covers what the documents should tell you.

Portal groupings under this name are unreliable
One site's listing set under a variant of the subdivision name returns homes in the 75060, 75038 and 75062 postcodes — different parts of Irving entirely — and a condominium with an acreage figure that plainly belongs to a whole complex rather than a unit.
The sales address for the community has also been published under two different postcodes by different sources.
Check that every comparable carries the recorded subdivision name and sits in the same block and city as the property you are valuing.
What to verify before you offer
-
Which city the parcel is in — Irving or Coppell — from the appraisal district record and the city.
-
The recorded block and lot from the legal description.
-
The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures for that city.
-
The district and the exact campuses, confirmed with the district in writing.
-
The association's resale certificate, and whether a second body applies.
-
That city's rules on setbacks, fencing, height and trees if you intend to alter or extend.
-
System ages, warranty status and renovation history, documented.
-
Comparables matched on block, city, plan and size.

Common questions
Is South Haven in Irving or Coppell?
Both. Appraisal records show Block A lots with Coppell addresses in 75019 and Block C lots with Irving addresses in 75063, within one recorded subdivision. Confirm the city for the specific parcel, since it governs permits, services and taxing units.
Who built the homes?
Normandy Homes and American Legend Homes, both brands within the same parent group. Treat homes under either name as part of one development and match comparables on plan and size.
How many homes are there, and how large?
Published descriptions put the community at roughly 121 homes, with plans running from about 2,200 to 4,100 square feet across three to five bedrooms, in single-storey and two-storey designs.
Is anything still new?
No. The community is complete and sold out, so everything available is a resale.
Which schools serve South Haven?
Builder materials cite Coppell ISD. One property site's page lists a district from another county in its school field while its own text says Coppell ISD, which shows why aggregator school data cannot be relied on. Confirm with the district in writing for the exact address.
Does the city line affect my taxes?
Yes. The taxing units on a parcel follow the city, so two otherwise similar homes in this subdivision can carry different city taxes. Pull the taxing-unit list and a tax certificate for the specific parcel.
