Wandering Creek at Brookhollow, Prosper TX: A Buyer's Guide to Toll Brothers' Newest Prosper Community

Quick answer: Wandering Creek at Brookhollow is a Toll Brothers community in Prosper, Texas, inside the larger Brookhollow master plan in Collin County. Toll Brothers offers eleven home designs across two collections: the Executive Collection on 74-foot home sites and the Estate Collection on 84-foot home sites. The community is zoned to Prosper ISD. I'm Nitin Gupta, a Broker Associate with Competitive Edge Realty and 480+ closed DFW transactions, and this is what I tell buyers before they walk into that sales center.

What is Wandering Creek at Brookhollow?
Brookhollow is a master-planned community in Prosper with more than one builder and more than one neighborhood inside it. Hines has developed at Lakewood at Brookhollow, and additional homes continue to be planned across the master plan. Wandering Creek is the Toll Brothers piece of it.
That distinction matters more than buyers expect. When you tour Brookhollow you may be shown homes by different builders operating under different contracts, different warranty administration, different incentive structures and different sales teams. A Toll Brothers contract is not a David Weekley contract. If you are comparing homes inside one master plan, you are comparing more than floor plans, and I walk through how those mechanisms diverge in my guide to builder contracts in Texas.
If you want to see the rest of the master plan, I also cover Lakewood at Brookhollow and Dominion at Brookhollow.

The two collections, and which one you actually want
Executive Collection: 74-foot home sites
Five home designs, roughly 3,750 to 4,997+ square feet, starting from $995,995. This is the entry point into the community and the collection most relocating buyers land in.
A 74-foot lot width in a Toll Brothers community generally means a three-car garage configuration is on the table, side yard is usable rather than decorative, and the elevation has enough frontage to carry the architectural detail Toll puts on the front of the house. Ask which plans in this collection can take the garage configuration you want, because not all of them will on every lot.
Estate Collection: 84-foot home sites
Six home designs, roughly 4,024 to 5,967+ square feet, starting from $1,220,995. Ten additional feet of lot width changes more than it sounds like it should: it opens up plan options, garage configurations, pool siting and the setback math on the rear yard.
The jump between collections is not only square footage. Before you anchor on a collection, tell me what you want in the back yard. A pool, a covered outdoor kitchen or a sport court can eliminate half the lots in a community, and that constraint belongs at the front of the search rather than after you have fallen for a plan.

Lot selection is the decision you cannot change later
You can repaint a wall. You cannot move a house. In a community still releasing phases, lot selection is the single decision with no remedy, and it is the one buyers make fastest.
Here is what I look at on every lot before a client writes: what backs up to it and what is planned to back up to it, which direction the rear elevation faces and what that does to afternoon heat on a west-facing patio, where the drainage runs, how the lot sits relative to the collector road and the amenity, whether the grade supports the pool you want, and what the next phase is going to put behind you. The site plan at the sales center shows what is sold. The city's planning records show what is coming. Those are two different documents.
I go deeper on this in buying in phase one of a master-planned community and how to choose a master-planned community in DFW.

Schools
Wandering Creek sits in Prosper ISD, and Toll Brothers currently names Cockrell Elementary, Jones Middle and Walnut Grove High for the community.

I do not rate or compare school districts, and I would be skeptical of any agent who does it casually. What I do is different and more useful: attendance boundaries get redrawn as a growing district opens campuses, and Prosper ISD is growing. Before you sign anything, confirm the assignment for your specific lot address with the district in writing. A builder's website, a listing portal and a school-rating site are all repeating information that can be out of date by the time you close.

Property taxes, HOA and special districts in Prosper
This is where I can tell you something the sales office will not lead with, and it works in your favor.
A Municipal Utility District generally exists because land sits outside city limits in the extraterritorial jurisdiction, so there are no city taxes and no city services, and the district funds the infrastructure instead. A residential Public Improvement District generally sits inside city limits, so city services continue and the assessment sits on top of your tax bill. It is a jurisdiction distinction with a cost consequence, not the other way around.

The Town of Prosper does not operate residential PIDs. So when a Prosper community tells you there is no PID, that is a fact about which side of a municipal line the dirt sits on, not a concession anyone negotiated for you. It is still worth confirming per lot: pull the taxing-unit list from the Collin Central Appraisal District for the specific address and ask the title company for the tax certificate. Those two documents settle it. A sales counselor's recollection does not.

Budget from the full picture, not from principal and interest. Your monthly cost includes the tax escrow, insurance, HOA dues and any mortgage insurance, and in this price range the tax escrow alone is substantial. I break down the mechanics in my MUD versus PID guide, the MUD, PID and HOA FAQ, and DFW property tax rates by suburb. For your own situation, talk to a tax advisor and confirm rates with the appraisal district.

Location and the commute test
Prosper sits north of Frisco along the US 380 corridor, with the Dallas North Tollway as the primary north-south spine into the Legacy and Downtown Dallas job centers. Brookhollow puts you within reach of the PGA District in Frisco and the retail and dining that has followed it.

Run the commute before you fall in love with the house. Not what the map says at two in the afternoon. Drive it on a weekday at the hour you would actually make it, in both directions, and do it before your option period starts rather than after. In north Collin County the difference between the posted drive time and the real one is the single factor that eliminates the most communities. Start with DFW commute times, then drive it yourself.

How Wandering Creek compares
If you are looking at Toll Brothers in Prosper, you are almost certainly also looking at Toll in Frisco. The honest comparison is not which community is better, it is which trade you want to make. Prosper generally buys you more lot and newer master-plan infrastructure further from the core. Frisco generally buys you proximity to the Tollway employment corridor and a more built-out retail and amenity base, priced accordingly. See Fields in Frisco for the other side of that decision.

Inside Prosper itself, the comparison set usually includes Star Trail, Windsong Ranch, Legacy Gardens and Lakes at Legacy. They differ on amenity package, build-out stage, lot programs and which builders are active. Tell me which ones you are touring and I will tell you what separates them.
Broader context lives in Prosper real estate and things to know before moving to Prosper.

Register me before your first sales center visit
This is the most common and most expensive mistake I see relocating buyers make, and it happens before anyone has signed anything.

Builders maintain policies governing when a buyer's agent must be disclosed, and those policies generally require disclosure at or before your first visit. There is a window. If it closes, you may lose the ability to have an agent on the transaction at all. People walk into a model home on a Saturday "just to look," hand over their information at the front desk, and find out later that the decision was already made.
In Texas, we will also sign a written representation agreement before I show you anything. That is how the law works now, and it protects you as much as it does me. How I am compensated in a builder transaction is disclosed in writing before you tour, and we will cover it on our first call rather than at the contract table. See buyer representation agreements in Texas.

One more thing worth understanding: the person at the sales center desk is good at their job, knows the product cold, and works for the builder. That is not a criticism, it is the job description. They represent the other side of your transaction.

What I handle on a Toll Brothers purchase
The list price is rarely where the movement is on a new build. Where there is room depends on the builder, the collection, the specific home and where that phase sits in its sell-out, and knowing where to look is the work. That is a conversation, not a web page.

What I will tell you here is what I check on every new-construction file: the structure of the deposit and when it goes hard, how the contract treats price adjustment and completion timing, how change orders are priced and approved, who administers the warranty and what it actually covers, what conditions attach to any incentive, and whether the financing incentive is tied to the builder's affiliated lender and what that costs you in rate or fees against an outside quote.

The inspections are yours to schedule, and the municipal inspection is not the same thing as someone working for you. Pre-drywall is the one with the shortest window and the highest stakes, and it has to be booked early. See the pre-drywall inspection guide and the new construction walkthrough checklist.
Before you take the builder's lender, read should you use the builder's preferred lender. Before you sign, read deposits on a Texas builder contract and what a Texas new home warranty actually covers. For Toll Brothers specifically, see my Toll Brothers buyer FAQ.

Buying from out of state
Most of my Wandering Creek conversations start with someone in another state trying to decide whether Prosper is even the right answer. That is the right order of operations, and it is the part I do.
I shoot video walkthroughs of communities and model homes so you can narrow the list before you book a flight. My YouTube channel has community and model home tours across Prosper, Frisco, McKinney and the rest of north DFW, and I cover the process in buying new construction in DFW from out of state and the DFW relocation buyer's guide.

Wandering Creek at Brookhollow: buyer questions
Who builds Wandering Creek at Brookhollow?
Toll Brothers. Wandering Creek is one neighborhood inside the larger Brookhollow master plan in Prosper, which includes other builders and other neighborhoods. If you are touring Brookhollow generally, confirm which builder you are being shown, because the contract and the warranty change with the builder.
How much do homes cost at Wandering Creek?
As of October 2026, Toll Brothers publishes the Executive Collection from $995,995 and the Estate Collection from $1,220,995. Those are starting prices before lot premiums and options, and they move. Your actual number depends on the home site, the structural options and the finish level, which is why the first figure you hear at a sales center is rarely the one you close on. Verify current pricing with the builder.
What school district is Wandering Creek in?
Prosper ISD. Toll Brothers currently names Cockrell Elementary, Jones Middle and Walnut Grove High. Attendance boundaries change as the district opens campuses, so confirm the assignment for your specific lot address with Prosper ISD in writing before you sign.
Is there a MUD or PID at Wandering Creek?
The Town of Prosper does not operate residential PIDs, so a Prosper address generally will not carry one. Confirm it for your specific lot rather than taking it as given: pull the taxing-unit list for the address from the Collin Central Appraisal District and ask the title company for the tax certificate. Those documents are the answer. For how these districts work, see my MUD versus PID guide.
Do I need my own agent to buy a Toll Brothers home here?
You are not required to have one. You will be sitting across from someone who works for the builder either way, and the builder's contract is not the standard TREC resale form. Register your agent at or before your first sales center visit, because builder policies govern when representation must be disclosed and the window can close. In Texas you will also sign a written representation agreement before touring. See the questions I would ask any buyer's agent before you choose one, including me.
Are there quick move-in homes at Wandering Creek?
Toll Brothers typically carries inventory homes alongside to-be-built, and availability changes weekly. A completed home and a to-be-built home are different purchases with different timelines, different option exposure and different negotiating surfaces. Tell me which you are leaning toward and I will tell you what changes. Background in new construction versus resale in DFW.
How does Wandering Creek compare to Toll Brothers at Fields in Frisco?
Different trade, not a better or worse community. Prosper generally buys more lot and newer master-plan infrastructure further from the core. Frisco generally buys proximity to the Tollway employment corridor and a more built-out amenity base. Which is right depends on your commute and what you want in the back yard. See Fields in Frisco.

Touring Wandering Creek? Let's talk first.
Send me four things and I will come back with something useful rather than a brochure:
-
Your move-in date, or the date you need to be working
-
Which communities you are touring, and whether you have already visited any sales centers
-
Where you will be commuting to, and how often
-
Your price range, and whether you are leaning Executive or Estate

If you have already been to the Toll Brothers sales center, tell me that too. It changes what is possible, and I would rather know on the first call.
