Clariden Ranch, Southlake TX: Acre Estates, the Carroll ISD Enrollment Question and Prices
Clariden Ranch is a neighborhood of roughly 115 custom homes on one-acre-plus lots in Southlake, Texas, 76092, built from about 2001 through the mid-2000s across several phases. Homes here are large, commonly 4,600 to more than 10,000 square feet, set well back from the street for an estate feel, with a community park, greenbelts, perimeter fencing and a six-acre fishing pond. These parcels sit on the Denton County side of Southlake, and listings in the neighborhood consistently market open enrollment to Carroll ISD, which is the single most important thing for a buyer here to understand before making an offer. Nitin Gupta, CRS, GRI, CLHMS, Broker Associate with Competitive Edge Realty, represents buyers and sellers here and across Southlake. Call 469-269-6541 or contact Nitin to start with a conversation.
The school question: open enrollment is not the same as zoned
Listings in Clariden Ranch going back more than a decade lead with "open enrollment to Carroll ISD." That phrasing matters. A home that is zoned to a district enrolls there by right. A home that relies on open enrollment, transfer or a similar arrangement depends on a district policy that can have application windows, capacity limits, conditions and, in some districts, tuition, and policies change over time.
Before you write an offer, confirm three things in writing: which district the specific address is zoned to, what the current Carroll ISD policy is for students from that address, and whether space is available at the campuses your children would attend. Do that directly with both districts rather than relying on a listing remark or an agent's summary, including this one. If the school arrangement is a material part of why you are buying, it belongs in your due diligence before the option period ends, not after. Learn more about Carroll ISD schools and compare districts with the DFW school district ratings guide.
Denton County, not Tarrant
Southlake spans two counties, and Clariden Ranch parcels appear in Denton County records. That means a different appraisal district and a different county tax line from the Tarrant County side of the city. Confirm the taxing entities and the combined rate for the specific address with the appraisal district rather than assuming a Southlake address carries a single rate.
The homes and lots
The 115 custom homes here began going up in 2001 on lots of an acre and more, with recorded examples at 1.0, 1.1 and 1.2 acres. Homes typically run from roughly 4,600 square feet into the 5,000s, with the largest reaching about 10,000. Because each was custom built across several phases, materials, layouts and finish levels vary from house to house, so two homes of similar size are not equivalent and price per square foot is a weak guide. Recorded listing features include acreage lots, greenbelt and park frontage, pools with cabanas, outdoor kitchens, three-car garages and gated driveways.
HOA dues vary by phase
Association records for homes here show mandatory annual assessments at different amounts depending on the property and phase, including $600, $930 and $1,025 a year in recorded listings, with fees variously described as covering maintenance of common areas, management, reserves, the community sprinkler system and full use of facilities. Management has been handled by an outside company.
Before making an offer, confirm the exact assessment for the specific home, which phase it sits in, what the fee covers, the architectural guidelines, recent budgets and the reserve position. In a 115-home association maintaining a park, a pond and perimeter fencing, reserves matter. Read about the Texas HOA resale certificate and what it discloses.
What homes cost
Recent activity spans a wide range. A 5,288-square-foot home on 1.1 acres was listed at $2,400,000, and a 10,000-square-foot home on King Ranch Road listed at $3,950,000. Current listing ranges for the neighborhood have run from roughly $1.95 million to about $4 million, at an average near $395 per square foot. Homes that sold a decade ago in the $800,000s and $900,000s now carry estimates well above $1.5 million, so any older figure you find online is a poor guide. Price a specific home from recent sales inside Clariden Ranch and comparable acre-lot estates nearby. For a current read, use the home value analysis or contact Nitin.
What to check on an acre-lot estate of this era
Homes from 2001 to 2006 at this scale carry multiple HVAC systems, large roof areas, extensive plumbing and often a pool, spa and outdoor kitchen, so system age and service history carry real weight in a valuation. Add foundation performance, windows and the age and quality of any renovation. On an acre with mature landscaping, check irrigation coverage, drainage and grading, tree health near the structure, and fencing. For greenbelt and pond-adjacent lots, review drainage and current floodplain mapping. The seller's disclosure covers only what the seller knows, so the inspection period is where the real information comes from. Learn about the Texas option period.
Location
Clariden Ranch sits in Southlake with SH 114 and Southlake Boulevard carrying most traffic, Southlake Town Square a short drive for shopping and dining, and the entrance to DFW International Airport nearby. Grapevine, Westlake, Trophy Club and Keller are all close. Drive your own commute at the hours you would travel before committing.
Comparing Clariden Ranch with other Southlake neighborhoods
Clariden Ranch competes with Southlake's other acre-lot estate neighborhoods and with the top of the Carillon and Carillon Parc market, which trades similar money for smaller lots and a walkable mixed-use setting. Cambridge Place offers half-acre lots and late-1990s construction closer to Town Square at a lower price. Across city lines, buyers looking for acreage often also consider Westlake, Trophy Club and Colleyville. See the DFW communities directory.
Selling a home in Clariden Ranch
Two things drive outcomes. First, the school arrangement: buyers will ask, and a seller who can document the current district zoning and the Carroll ISD policy for the address removes a major source of hesitation. Second, comparables: with 115 custom homes across phases and a size range from roughly 4,600 to 10,000 square feet, the right comparable set is narrow, and a neighborhood average is close to meaningless.
