Grand Estates at Northlake Hills is a completed Grand Homes community in Irving's 75063 postcode, built from around 2004, where every house is now a resale and the published data about it is unusually contradictory. One profile gives three different association fee figures with three different billing cycles at the same time; published size ranges disagree with each other and with the homes actually listed; and the subdivision name appears in portal records with trailing artifacts attached. This page sets out what can be relied on and what to verify before making an offer.

One builder, one era, now entirely resale
Grand Homes built the community, which dates from around 2004 with construction completed and the builder sold out. Homes are generally four to six bedrooms with four to five bathrooms.
That means two things. Your competition is other owners rather than a builder's inventory, so condition, updates and lot position decide the outcome. And the houses are now around two decades old — well past any structural warranty — so documentation of what has been replaced matters as much as presentation.
A single-builder community also makes comparison cleaner than most of Irving: the specifications were broadly similar at the outset, so differences in price today largely reflect what owners have done since.
The published figures do not agree
This community is a useful case study in why neighbourhood-level data should not drive a decision.
-
Home sizes. One profile gives a range of roughly 3,590 to 4,185 square feet. Another gives 4,175 to 4,265. Properties actually listed in the neighbourhood have included homes of about 2,421, 3,023, 3,150, 3,661 and 3,813 square feet — several below both published minimums.
-
Association fees. One profile publishes three different figures with different cycles simultaneously, including a quarterly amount and a far larger annual-looking one. Those cannot all describe the same obligation.
-
Subdivision naming. Portal records show the name with trailing artifacts — a stray numeral in one case and an abbreviated phase marker in another — which are database remnants rather than real distinctions.
Work from the appraisal district record for what a specific property is, and from the resale certificate for what the association actually charges and covers.
Portal groupings sweep in other cities
One portal's listing set under this community name has included addresses in Coppell and in Valley Ranch, and another site's grouping under a variant of the name returned condominiums on Senda, O'Connor Road, Grauwyler Road and Las Colinas Boulevard — none of which are in this neighbourhood, and some of which are several miles away.
So a comparable pulled from a portal grouping under this name may well be in a different city. Check that every comparable sits in the recorded subdivision before relying on it, because one drawn from Coppell will not hold up at appraisal.
Lake and harbour street names, and what to check
Streets here carry a nautical theme — Backbay Drive, Offshore Drive, Marina Drive, Spinnaker Court, Sandy Shore Road, Harbor Dune Court, Stone Harbor Way, Bluewater Terrace and Sandbar Drive among them.
Where a parcel sits near or adjoins water or a drainage feature, get a survey showing where the boundary runs and what easements cross the lot, establish who maintains any bank or retaining structure, and have the inspector look specifically at site grading and drainage away from the house.
The association
Given how inconsistent the published fee data is, treat the resale certificate as the only source. Before the option period ends, obtain it along with the governing documents and confirm:
-
The current dues and the billing cycle, in writing.
-
Exactly what is maintained, and what remains the owner's responsibility.
-
The reserve position and any assessment history.
-
Whether a wider body applies in addition to the neighbourhood association, which is common in this part of Irving.
-
The rules on exterior alterations, fencing, parking, letting and pets.
The resale certificate guide covers what the documents should tell you and when to order them.
Schools
This part of Irving contains addresses served by more than one district, and neighbouring areas of the same postcode fall within Coppell ISD. Assignment follows the physical address and the district's attendance boundaries rather than the city or neighbourhood name.
Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district, in writing, before making an offer. The Bridges at Las Colinas page covers how carefully that needs handling in this corridor.
What to check on a twenty-year-old home
Ask for records with dates:
-
Roof age, and any claims or repairs following significant hail — two decades in this climate is several hail seasons.
-
HVAC systems and install dates. On a house of this size there may be more than one, and they rarely fail together.
-
Water heaters.
-
Foundation performance and any repair history, with documentation and any transferable warranty.
-
Plumbing and electrical, and whether any original materials remain.
-
Windows, and the extent, date and permitting of any renovation.
-
Pool and equipment where present.
Get an independent inspection regardless of how the home presents. On a large two-decade-old house, budget for a longer and more expensive inspection than the market average.
What to verify before you offer
-
The recorded subdivision, phase and lot from the appraisal district record.
-
The association's resale certificate: current dues, cycle, inclusions, reserves, assessment history and rules.
-
Whether one association or two apply.
-
The district and the exact campuses, confirmed with the district in writing.
-
The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.
-
A current survey showing dimensions, easements and any water or drainage adjacency.
-
System ages, renovation history and permit status, documented.
-
That every comparable sits in this recorded subdivision rather than a portal grouping.
Common questions
Who built Grand Estates at Northlake Hills, and is anything new?
Grand Homes, from around 2004, with construction complete and the builder sold out. Everything available now is a resale, so the competition is other owners rather than builder inventory.
How large are the homes?
Published ranges disagree — one profile gives roughly 3,590 to 4,185 square feet and another 4,175 to 4,265 — while homes actually listed have included several below both figures, from about 2,400 square feet upward. Confirm the size for a specific property from the appraisal district record.
What are the association dues?
One profile publishes three different figures with different cycles at once, so the published data cannot be relied on. Take the amount, the cycle and the inclusions from the resale certificate.
Why do portal listings under this name include other cities?
Because the groupings are loose. One portal's set has included Coppell and Valley Ranch addresses, and a variant of the name returned condominiums several miles away. Check the recorded subdivision on the appraisal district record for any comparable.
What should I check on a home near the water features?
A survey showing the boundary and easements, who maintains any bank or retaining structure, and site grading and drainage away from the house.
Which schools serve the neighbourhood?
Confirm with the district for the exact address. This part of Irving contains addresses served by more than one district, and neighbouring parts of the same postcode fall within Coppell ISD.
