Both builders state that Highland Lakes is served by Prosper Independent School District. That is the same pattern found at several McKinney-addressed communities in this corridor, and it is usually the reason a buyer is looking here rather than elsewhere in McKinney.

Builder pages carry the standard disclaimer that actual schools may vary, and Prosper ISD is opening campuses quickly as it grows, which moves attendance boundaries. Confirm the assigned elementary, middle and high school campuses for the specific lot with the district in writing before signing a builder contract, and ask what new campuses are planned nearby. Two builders, three product lines

• Pulte Homes: the widest range, from about 1,809 to 4,003 square feet across roughly two dozen floor plans, with published pricing from $504,990 and quick move-ins reaching about $720,000.

• Taylor Morrison 50s, on 50-foot lots: about 2,033 to 3,652 square feet, published from roughly $539,990 with a range to about $726,000, across approximately 131 homes.

• Taylor Morrison 60s, on 60-foot lots: about 2,487 to 3,889 square feet, published from roughly $587,990 with a range to about $807,000, across approximately 118 homes.

Across the community, published figures put the average price near $626,773 at about $231 per square foot. Lot width is what organizes the pricing: a 50-foot lot and a 60-foot lot are different products with different plan libraries, and the two builders write different contracts. The HOA is genuinely low for what it maintains

Published dues run about $650 a year, roughly $54 a month, through an outside management company. For a community maintaining a lake, trails, a greenbelt, a clubhouse and a pool, that is modest: comparable amenity communities in the corridor frequently charge two to three times as much.

Before signing, confirm the current assessment, exactly what it covers, which amenities are open today versus still under construction, the architectural guidelines and the reserve position. A low assessment is only an advantage if the association can actually fund long-term maintenance on a lake and a clubhouse, so ask about reserves specifically. One builder listing source publishes a tax rate of about 1.91 percent for Highland Lakes, which is in the range you would expect without a municipal utility district or public improvement district assessment, though no builder page reviewed states that outright. Confirm the full list of taxing entities, the combined rate and whether any special district applies to the specific lot with the Collin Central Appraisal District before signing.

The lake and the trails

The community lake is the development's organizing feature, with walking trails and greenbelt connecting the neighborhoods. Lot position relative to the water, the greenbelt and the trail is a genuine price variable and worth walking before you choose a homesite.
