Hills of Valley Ranch is a completed community in Irving's Valley Ranch area, built between about 2002 and 2004, holding some of the largest houses in Valley Ranch — records show homes from roughly 3,500 to 4,600 square feet with four and five bedrooms. Two things need establishing before you go further: property profiles classify the community as containing both attached and detached homes, and a separately named community, Grand Hills of Valley Ranch, is routinely conflated with it. This page covers both and what to verify before making an offer.

Large houses, a short build window

The community dates from around 2002 with construction completed by about 2004, so it is a narrow vintage — most homes here are within two years of each other in age.

Records show houses of roughly 2,967 and 4,041 square feet, with published ranges running from about 3,512 to 4,624. Four to five bedrooms and three to four bathrooms is typical.

A tight build window makes comparison straightforward: the houses started life similar, so price differences today largely reflect what owners have done since. It also means the whole community reached the same maintenance milestones at the same time — roofs, HVAC systems and water heaters across these streets are of an age with each other.

Attached or detached? Establish it per property

One property profile lists the community's home types as both attached — condominium, townhouse or loft — and single-family.

Those are materially different purchases: what the association maintains, how a lender assesses the property, what insurance you need and who the next buyer is all change. A portal's property-type field is not reliable enough to settle it.

Confirm the classification from the appraisal district record and the title commitment. If a property is attached, order the resale documents at the start of the option period and ask your lender to look at the project early, since lenders assess attached developments as well as borrowers.

Hills of Valley Ranch is not Grand Hills of Valley Ranch

A separate neighbourhood grouping, Grand Hills of Valley Ranch, exists in the same part of Irving with its own listings on different streets. Search results and aggregator pages mix the two freely.

They are not interchangeable, and a comparable drawn from one while valuing the other will not hold up. Take the recorded subdivision from the legal description on the appraisal district record for any specific address, and check that every comparable you rely on carries the same recorded name.

Published figures for this community are not usable

One property site currently publishes an average listing price for Hills of Valley Ranch that sits below both of the only two listings it displays. An average cannot be lower than every figure it averages, so the number is describing a different set of properties than the page shows.

Another site publishes an association fee range wide enough to suggest it is reporting different cycles or different obligations as if they were one.

Treat neighbourhood-level statistics here as unusable. Work from individual comparable sales within the recorded subdivision, and take the association's dues from the resale certificate.

The association

Before the option period ends, obtain the resale certificate and governing documents and confirm:

  • The current dues and billing cycle, in writing, rather than from any published range.

  • Exactly what is maintained, which may differ between attached and detached properties in the same community.

  • The reserve position and any assessment history.

  • Whether a wider Valley Ranch body applies in addition to the neighbourhood association — that is common in this part of Irving and a frequent budgeting surprise.

  • The rules on exterior alterations, fencing, parking, letting and pets.

The resale certificate guide covers what the documents should tell you.

Schools

Listings in Valley Ranch commonly cite Coppell ISD, and that is the main reason many buyers look in this area despite the Irving address.

Listing data is not a district confirmation, boundaries change, and this part of Irving contains addresses served by more than one district. Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district, in writing, before making an offer. The Bridges at Las Colinas page covers how carefully this needs handling in the corridor, where a nearby community's own descriptions say only the majority of it sits in Coppell ISD.

What to check on a twenty-year-old house

On homes of this age and size, ask for records with dates:

  • Roof age, and any claims or repairs following significant hail. Two decades here is several hail seasons.

  • HVAC systems and install dates — a house of four thousand square feet usually has more than one, and they rarely fail together.

  • Water heaters.

  • Foundation performance and any repair history, with documentation and any transferable warranty.

  • Plumbing and electrical, and whether any original materials remain.

  • Windows, and the extent, date and permitting of any renovation.

  • Pool and equipment where present.

Get an independent inspection regardless of how the home presents, and budget for a longer one on a house this size.

What to verify before you offer

  • The recorded subdivision from the legal description — Hills of Valley Ranch, not a similarly named neighbourhood.

  • The property classification, attached or detached, from the record and the title commitment.

  • The association's resale certificate: dues, cycle, inclusions, reserves, assessment history and rules, and whether a second body applies.

  • The district and the exact campuses, confirmed with the district in writing.

  • The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.

  • A current survey showing dimensions and easements.

  • System ages and renovation history, documented.

  • Comparables matched on recorded subdivision, size and condition.

Common questions

How large are the homes in Hills of Valley Ranch?

Among the largest in Valley Ranch. Published ranges run from roughly 3,512 to 4,624 square feet, with four to five bedrooms, though records also show smaller houses in the community. Confirm the size for a specific property from the appraisal district record.

When was it built?

From around 2002, with construction completed by about 2004 — a narrow window, so most homes here are close in age and have reached the same maintenance milestones together.

Are the homes attached or detached?

Profiles list both types for this community. Confirm which a specific property is from the appraisal district record and the title commitment, since it changes association scope, lending, insurance and the resale pool.

Is this the same as Grand Hills of Valley Ranch?

No. That is a separately named neighbourhood in the same part of Irving with its own listings on different streets. Aggregators mix the two, so check the recorded subdivision before relying on any comparable.

Why do published price figures look wrong?

Because one site publishes an average listing price below both of the only two listings it shows, which is arithmetically impossible for that set. Use individual comparable sales instead.

Which schools serve the community?

Listings commonly cite Coppell ISD, which is why many buyers look here. Confirm the district and the exact campuses with the district in writing, since listing data is not a confirmation and this part of Irving contains addresses in more than one district.

Thinking about Hills of Valley Ranch?

Send what you are looking for — the size of home you need, attached or detached, how much renovation you are prepared to take on, your price range and your timeline — and you get back what is realistically available, with the recorded subdivision and classification confirmed from the record, the association's actual dues obtained from the certificate, the district confirmed in writing and comparables checked against the right neighbourhood.
