Hemingway Court is a completed townhome community by CB Jeni Lifestyle Homes in Valley Ranch, Irving, and its recorded plat includes seven separate common-area lots totalling roughly an acre of ground the association owns and maintains. That is unusually visible in the records, and it is the clearest signal of what you are actually buying here: an attached home on a small private parcel, with a meaningful share of the community held in common. This page covers what that means and what to verify before making an offer.

These are townhomes, and the plat shows why that matters

Appraisal district legal descriptions for this community read as Hemingway Court and Hemingway Court 1st Amend, and alongside the numbered residential lots they include a series of lots marked with an X and labelled common area — roughly 0.0269, 0.0910, 0.0949, 0.0961, 0.1036, 0.1533 and 0.2491 acres.

Taken together that is about an acre of common ground, owned and maintained collectively rather than by any individual owner. Private parcels are correspondingly small: records show homes on roughly 0.062 and 0.102 acres.

So the association here is not a light-touch body collecting a nominal fee. It owns land, maintains it, and carries the reserve obligation for it. Before the option period ends, obtain the resale certificate and governing documents and confirm:

  • The current dues and billing cycle, and exactly what is maintained — including which parts of your own structure.

  • The reserve position against the common areas, private drives and any shared structures.

  • Any assessment history, and anything currently contemplated.

  • The master insurance policy and where your own coverage has to begin.

  • The rules on exterior alterations, parking, letting and pets.

The resale certificate guide covers what the documents should tell you and when to order them.

Your lender will assess the project, not just you

On attached property, lenders look at the development as well as the borrower: owner-occupancy levels, dues arrears, concentration of ownership, reserves and any litigation. A project that does not meet a particular programme's requirements narrows your financing options.

Raise it with your lender at the start rather than after an offer, and give them the association documents as soon as you have them.

The builder is one of several brands under a single parent

CB Jeni Lifestyle Homes built this community, and it is one of a group of brands under the same publicly listed parent as several other DFW builders.

That is not a mark against the product — these brands build distinct and well-regarded townhome communities — but it is worth knowing if you are cross-shopping what look like competing builders. Incentive and specification decisions on apparently separate brands can run up to the same company. The Rainwater Crossing page covers the same point for a community where three of those brands build side by side.

The community is complete and sold out, so everything available now is a resale and your competition is other owners.

Literary street names, and a name that collides

Streets here carry writers' names — Hemingway Lane, Steinbeck Lane, Michener Way, Faulkner Point and Tenneyson Ridge Drive among them — which makes the community easy to identify on a map and easy to confuse in search results.

There is also an apartment community in Irving marketed under the Hemingway Court name, with units of a few hundred square feet at monthly rents nothing like these townhomes. Rental aggregators list it alongside the townhome community, so "Hemingway Court" price and size figures published online may describe flats rather than the homes you are considering.

Separately, two property sites currently publish different median figures for the community, each derived from one or two listings. A median built on one sale is that sale.

Work from individual comparable sales within the recorded subdivision, matched on plan and size.

What to check on the home

Records show construction from the mid-2000s onward, with homes of roughly 2,000 to 3,500 square feet across two to four bedrooms.

Ask for records with dates covering roof condition and any hail-related work — and establish whether the roof is the association's responsibility or yours, which differs between townhome regimes — HVAC systems and service history, water heaters, foundation performance, and the extent, date and permitting of any renovation.

On any attached home, add the party-wall questions: what the documents say about shared walls, roofs and exteriors, how costs are divided, and what approval an alteration requires.

Get an independent inspection regardless of how the home presents.

If you are buying to let

The community has a rental presence, and townhome communities commonly cap the proportion of homes that may be let. Read the governing documents before buying — those rules affect both what you can do with the property and what it is worth to the next buyer, and a cap that is already reached can stop a letting plan before it starts. Representation for landlords is covered on the leasing page.

Schools

This part of Irving contains addresses served by more than one district, and neighbouring areas of the same postcode fall within Coppell ISD. Assignment follows the physical address and the district's attendance boundaries rather than the city or neighbourhood name.

Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district, in writing, before making an offer. The Bridges at Las Colinas page covers how carefully that needs handling in this corridor.

What to verify before you offer

  • The recorded subdivision and lot from the appraisal district record, including whether the parcel sits on the amended plat.

  • The association's resale certificate: dues, cycle, inclusions, reserves, assessment history, master insurance and rules.

  • Your lender's view of the project, raised early.

  • The letting rules and any cap, whether or not you intend to let.

  • Responsibility for roof, exterior and party walls.

  • The district and the exact campuses, confirmed with the district in writing.

  • The full taxing-unit list and a tax certificate.

  • Comparables matched on plan and size within this recorded subdivision.

Common questions

Are Hemingway Court homes townhomes or detached houses?

Townhomes. The community was built by CB Jeni Lifestyle Homes and the properties are classified as townhouses, on small private parcels of roughly 0.06 to 0.10 acres with substantial common area held by the association.

How much common area does the association own?

The plat includes seven separate common-area lots totalling roughly an acre, ranging from about 0.027 to 0.249 acres each. That is ground the association owns, maintains and must reserve for.

Is anything still new?

No. The community is complete and the builder sold out, so everything available is a resale and the competition is other owners.

Why do published price figures for Hemingway Court vary so much?

Because two sites publish medians derived from one or two listings each, and because an apartment community in Irving shares the name — rental aggregators list small flats under it alongside these townhomes.

What should I ask my lender?

Whether the project meets the requirements of the loan programme you intend to use. On attached property lenders assess owner-occupancy, arrears, reserves and litigation at project level, so raise it before making an offer.

Which schools serve Hemingway Court?

Confirm with the district for the exact address. This part of Irving contains addresses served by more than one district, and neighbouring parts of the same postcode fall within Coppell ISD.
