Hollows of Valley Ranch is recorded in numbered sections with amended plats — Hollows of Valley Ranch 02 Amended and Hollows of Valley Ranch 03 among them — and property portals treat those sections as if they were separate neighbourhoods, each with its own statistics. They are one community in Irving's Valley Ranch, with homes on Cliffside Drive, Raven Lane, Windy Hollow Drive, Cowboys Parkway and nearby streets, on lots of around a sixth to a fifth of an acre. This page covers what the records actually say and what to verify before making an offer.

Sections and amended plats, treated as separate places

Appraisal and listing records show the community recorded as Hollows of Valley Ranch 02 Amended and Hollows of Valley Ranch 03, among other section designations. An amended plat means lots in that section were re-drawn after the original recording.

Several property sites publish each section as its own neighbourhood page with its own price statistics. That produces two problems:

  • Alerts set on one section miss the others. Search the variations, or search by street.

  • Section-level statistics are built on tiny samples. One site currently publishes a figure for a single section derived from three listings, and labels a simple average as a median. Three listings do not describe a market.

Take the recorded section, block and lot from the legal description on the appraisal district record, and build comparables from individual sales rather than any published figure.

Homes and lots

Records in the community show houses of roughly 2,078, 2,154, 2,924 and 3,513 square feet, on lots of about 0.162 to 0.187 acres — a meaningful size range on similar parcels.

That matters for comparison. A two-thousand-square-foot house and a three-and-a-half-thousand-square-foot house on near-identical lots are not comparable sales for one another, and because the lots are consistent, the difference between properties here is mostly the house: size, era, condition and what owners have done since.

Walk the parcel anyway. On lots in this range the usable rear garden varies more than the acreage figure suggests, depending on the footprint and where the house sits on the lot.

Homes listed for sale and for rent at the same time

At least one address in this community currently appears as a sale listing and as a rental listing simultaneously.

That is not an error. Owners hedge — if the sale price is not met, the property is let instead — and it tells you something useful about the seller's position. It also means a property can disappear from the sale market without a sale having occurred, which distorts any analysis built from listing activity rather than closed transactions.

Ask whether a property you are interested in is also being marketed for rent, and what the owner's intention is. It affects how an offer is likely to be received.

Portal groupings here are unreliable

One site's listing set for a section of this community returns hundreds of homes across Irving, including addresses in the 75060, 75038, 75062 and 75039 postcodes — several miles away and in entirely different parts of the city.

Another describes the community in template language identical to text published for unrelated subdivisions elsewhere.

So check that every comparable you rely on carries the recorded subdivision name, and disregard neighbourhood descriptions that could have been written about anywhere.

The Valley Ranch context

Street names here reflect the area's history — Cowboys Parkway among them, from the period when the Dallas Cowboys' facility was in Valley Ranch.

Valley Ranch is a large master-planned area containing many separately recorded subdivisions, some detached, some attached, some gated. Establish which one a property is in before comparing it with anything, and check whether a wider Valley Ranch body applies in addition to any neighbourhood association — that is common here and a frequent budgeting surprise.

The association

Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what is maintained, the reserve position, any assessment history, whether a second body applies, and the rules on exterior alterations, fencing, parking, letting and pets.

Letting rules deserve particular attention in a community with this much rental activity: establish what is permitted, any minimum lease term, and whether a cap on let properties exists and has been reached. Those rules affect what you can do with the property and what it is worth to the next buyer. The resale certificate guide covers what the documents should tell you, and representation for landlords is on the leasing page.

Schools

Listings in Valley Ranch commonly cite Coppell ISD, which is why many buyers look in this area despite the Irving address.

Listing data is not a district confirmation, boundaries change, and this part of Irving contains addresses served by more than one district. Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district, in writing, before making an offer. The Bridges at Las Colinas page covers how carefully this needs handling in the corridor.

What to check on the home

Valley Ranch homes of this type generally date from the late 1980s through the 1990s and into the 2000s, so establish the year built from the record and ask for maintenance documentation accordingly:

  • Roof age, and any claims or repairs following significant hail.

  • HVAC systems and install dates, and service history.

  • Water heaters.

  • Foundation performance and any repair history, with documentation and any transferable warranty.

  • Plumbing and electrical, and whether any original materials remain.

  • Windows, and the extent, date and permitting of any renovation.

  • On a property that has been let, maintenance history and condition at the end of recent tenancies.

Get an independent inspection in every case.

What to verify before you offer

  • The recorded section, block and lot from the appraisal district record, including whether the parcel sits on an amended plat.

  • The district and the exact campuses, confirmed with the district in writing.

  • The association's resale certificate: dues, cycle, inclusions, reserves, assessment history, letting rules and whether a second body applies.

  • The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.

  • A current survey showing dimensions and easements.

  • Whether the property is also being marketed for rent.

  • System ages and renovation history, documented.

  • Comparables matched on recorded section, size and condition.

Common questions

Why does Hollows of Valley Ranch appear under several different names?

Because it is recorded in numbered sections with amended plats — 02 Amended and 03 among them — and property sites publish each section as a separate neighbourhood with its own statistics. It is one community. Take the recorded section from the legal description.

How large are the homes and lots?

Records show houses of roughly 2,078 to 3,513 square feet on lots of about 0.162 to 0.187 acres. The lots are consistent, so the difference between properties is mostly the house.

Why is the same address listed for sale and for rent?

Because owners hedge: if the sale price is not met, the property is let instead. It tells you something about the seller's position, and it means properties can leave the sale market without a sale having happened.

Can I trust the price statistics published for this community?

No. One site's figure for a single section is derived from three listings and a simple average is labelled a median. Use individual comparable sales within the recorded section.

Which schools serve Hollows of Valley Ranch?

Listings commonly cite Coppell ISD. Confirm the district and the exact campuses with the district in writing, since listing data is not a confirmation and this part of Irving contains addresses in more than one district.

Will I pay one association or two?

Check. In Valley Ranch a wider body sometimes applies in addition to a neighbourhood association. Establish it from the resale certificate before budgeting.
