Idlewild, University Park: What Buyers Should Know Before Touring
Idlewild was built as a neighbourhood of mostly one-storey late-1930s cottages on lots around sixty by a hundred and forty feet, and it is now one of the most actively rebuilt parts of University Park — recent listings on the same lot dimensions show homes of five and six thousand square feet
completed in the 2020s. So two houses on one street can be an original cottage and a new custom home three times its size. Addresses marketed as Idlewild also appear in both University Park and the City of Dallas. This page covers what that means for a buyer and what to verify before making an offer.

Where it is
Idlewild sits between Preston Road and the Dallas North Tollway, and between Lovers Lane and Southwestern Boulevard, adjacent to Smith Park, Preston Center and Hyer Elementary School. Streets include Stanford Avenue, Amherst Avenue, Bryn Mawr Drive, Hanover Street and Southwestern Boulevard.
The location is the draw for a particular buyer: the shops and restaurants along Lovers Lane and at Preston Center are within walking distance of much of the neighbourhood, which is unusual in a market where most homes require a car for everything.
The trade-off is that lots here are modest by University Park standards, and homes on Lovers Lane itself sit on a busy street. Visit a prospective home at more than one time of day before deciding.
The same lot, two very different houses
The original housing stock is one-storey cottages from the late 1930s. On those same sixty by a hundred and forty foot lots, recent construction has produced homes of five to six thousand square feet — several completed within the last few years, with more under way.
That produces the widest practical range of any University Park neighbourhood relative to its lot sizes, and it has three consequences:
-
Comparables must match the build. An original cottage and a new custom home on an identical lot are not comparable sales for one another, whatever a neighbourhood average suggests.
-
If you are buying to rebuild, the lot is the asset. What you can put on it is governed by University Park's setbacks, height limits, lot coverage and tree rules — establish those with the city and get a builder's read during the option period. The custom builders page covers who works at this level.
-
If you are buying an original or renovated cottage, expect neighbouring construction. In an actively rebuilding neighbourhood that is ongoing rather than occasional. Ask the city what permits are open nearby.
University Park or Dallas?
Homes marketed under the Idlewild name appear with University Park addresses in the 75225 postcode and with City of Dallas addresses in 75209.
That is not a labelling error on every listing — the neighbourhood name is used across a city boundary, and portal neighbourhood shapes are drawn for search convenience rather than from municipal records. The consequences are real: permits, inspections and the rules governing what you can build follow the city the parcel sits in, as do services and the taxing units.
Confirm the jurisdiction for the specific address from the appraisal district record and the city before you get far, and pull the full taxing-unit list with a tax certificate. The Caruth Hills page covers the same question for the neighbouring area.
Recorded additions
Idlewild is recorded in numbered additions — listings reference Idlewild Addition No. 2 and similar. The addition appears in the legal description on the appraisal district record and is the reliable way to establish what a property actually is, rather than relying on a portal's neighbourhood label.
Schools
Highland Park ISD serves University Park, Highland Park and a portion of the City of Dallas, and Hyer Elementary sits adjacent to the neighbourhood.
Proximity is not assignment. Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district before making an offer, and keep the confirmation — particularly here, where the neighbourhood name spans a city line. The Highland Park ISD page covers the district.
What to check on an original cottage
On a home from the late 1930s that has not been rebuilt, ask for records with dates:
-
Roof age, and any claims or repairs following significant hail.
-
HVAC systems and install dates, and how they were fitted into a house not designed for them.
-
Water heaters.
-
Foundation performance and any repair history, with documentation and any transferable warranty.
-
Plumbing and electrical, including whether original materials remain anywhere.
-
Windows, insulation and the extent and date of any renovation.
-
Whether work was done under permit and whether the permits were closed.
Get an independent inspection regardless of how the home presents. On a renovated cottage, the quality and permitting of the renovation matters as much as its appearance.
What to verify before you offer
-
The jurisdiction — University Park or Dallas — and the recorded addition, from the appraisal district record.
-
The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.
-
The district and the exact campuses, confirmed with Highland Park ISD.
-
A current survey showing boundaries, dimensions, easements and alley access.
-
The applicable city's rules on setbacks, height, lot coverage and trees if you intend to build or extend.
-
Open permits on neighbouring lots, if ongoing construction would affect you.
-
System ages, renovation history and permit status, documented.
Common questions
What was Idlewild originally?
A neighbourhood of mostly one-storey cottages built in the late 1930s on lots around sixty by a hundred and forty feet, between Preston Road and the Tollway and between Lovers Lane and Southwestern Boulevard.
Why are the homes so different in size?
Because many original cottages have been replaced. Recent listings show homes of five to six thousand square feet completed in the 2020s on the same lot dimensions as the surviving cottages, so comparable sales have to match the build rather than the street.
Is Idlewild in University Park or Dallas?
Both, depending on the address. Homes marketed under the name appear with University Park addresses in 75225 and City of Dallas addresses in 75209. Confirm the jurisdiction for the specific parcel, since it governs permits, services and taxation.
Is it walkable?
Much of it is, to the shops and restaurants along Lovers Lane and at Preston Center, which is unusual for this market. Homes fronting Lovers Lane itself sit on a busy street, so visit at more than one time of day.
Which schools serve Idlewild?
Highland Park ISD serves University Park, Highland Park and part of Dallas, and Hyer Elementary is adjacent to the neighbourhood. Proximity is not assignment, so confirm the exact campuses for the address with the district.
Should I expect construction nearby?
In an actively rebuilding neighbourhood, yes. Ask the city what permits are open near a specific home if ongoing building work would affect you.
Thinking about Idlewild?
Send what you are looking for — an original or renovated cottage, a newer build, or a lot to rebuild on, plus your price range and timeline — and you get back what is realistically available, with the jurisdiction and recorded addition confirmed from the record, the taxing units pulled, the campus assignment confirmed with the district and the city's building rules established for the parcel. Call 469-269-6541 or get in touch.
More on the city is on the University Park page, neighbouring areas on the Caruth Hills and University Heights pages, and nearby markets on the Highland Park page. For buyer representation generally see buyer services, and if you are selling here, seller services.
