Loma Linda, University Park: What Buyers Should Know Before Touring

Loma Linda is eight square blocks between Lomo Alto and Douglas and between Mockingbird and San Carlos, laid out on standard fifty by one hundred and fifty foot lots, with original houses from the 1920s and 1930s now sitting alongside custom rebuilds of four to six thousand square feet. The lots are uniform, which makes it one of the easier Park Cities pockets to value — the difference between two properties here is almost entirely the house. It is also genuinely walkable, with Highland Park Village about ten minutes away on foot and Bradfield Elementary around two-tenths of a mile. This page covers what to check before making an offer.

A small, well-defined neighbourhood

The boundaries are Lomo Alto to Douglas and Mockingbird to San Carlos — eight square blocks in total, with streets including Potomac Avenue, San Carlos Street, Mockingbird Parkway and Armstrong Parkway.

Published descriptions put the oldest house at 1927, with original stock from the 1920s and 1930s. The architecture is varied rather than uniform: Tudors large and small, a French-influenced house next to a colonial, with mature trees throughout.

Because the neighbourhood is this small, inventory is limited. Buyers who want Loma Linda specifically should have financing and representation arranged in advance rather than waiting for something to appear.

Uniform lots, variable houses

The platted standard is fifty by one hundred and fifty feet, about 0.17 acres, and records bear that out across most of the neighbourhood. On those near-identical parcels, records show:

  • A 1930 house of roughly 3,429 square feet.

  • A 2005 build of about 4,136 square feet.

  • A 2008 build of about 5,126 square feet.

  • A 2012 build of about 3,939 square feet.

  • A 2017 build of about 5,931 square feet.

That tells you two useful things. The land is broadly equivalent, so comparing properties is mostly a question of the house — era, size, condition and quality of build. And the recent examples show what the city currently permits on a fifty-foot lot here, which matters if you are buying an original house with a rebuild in mind.

It does not mean an average works. A 1930 house and a 2017 custom home on identical parcels are the two ends of what this land has produced, not comparable sales for one another.

Not every parcel follows the pattern

Records also show parcels outside the standard — one at roughly 68 by 161 feet, about 0.21 acres, and listing data that references irregular lots and zero lot line properties within the neighbourhood.

Where a parcel departs from the fifty-by-one-fifty pattern, establish why from the legal description and the survey, since it affects both what you can build and what the property is worth relative to its neighbours.

Walkability is the practical draw

Highland Park Village is roughly a ten-minute walk, and Bradfield Elementary around two-tenths of a mile away. In a market where most errands require a car, that combination is the reason many buyers choose this pocket over larger-lot alternatives.

Check the actual route and distance from the specific home rather than accepting the neighbourhood-level claim, and note that Mockingbird Lane forms one boundary — homes near it experience more traffic than interior blocks.

Rebuilding

Redevelopment has been ongoing here for two decades, so if you are buying an original house, expect construction nearby from time to time, and ask the city what permits are open.

If you are buying to rebuild, establish University Park's current rules on setbacks, height, lot coverage and tree requirements for the specific parcel with the city, get a survey showing true dimensions, and get a builder's read during the option period. On a house of recognised architectural character, price the renovation route before assuming a rebuild. The custom builders page covers who works at this level.

What to check on an original house

On a home from the 1920s or 1930s, ask for records with dates:

  • Roof age, and any claims or repairs following significant hail.

  • HVAC systems and install dates, and how they were fitted into a house not designed for them.

  • Water heaters.

  • Foundation performance and any repair history, with documentation and any transferable warranty.

  • Plumbing and electrical, including whether original materials remain and the panel capacity.

  • Windows, insulation and the extent and date of any renovation.

  • Whether work was done under permit and whether the permits were closed.

On a recent custom build, the questions are the warranty — what applies, what transfers, who administers it — plus a pre-closing inspection. Get an independent inspection either way.

Schools

Highland Park ISD serves University Park, Highland Park and a portion of the City of Dallas, and Bradfield Elementary sits close to the neighbourhood.

Proximity is not assignment. Confirm the district and the specific elementary, intermediate, middle and high school assignments for the exact address with the district before making an offer, and keep the confirmation. The Highland Park ISD page covers the district.

What to verify before you offer

  • The recorded subdivision and lot dimensions from the appraisal district record and the survey, particularly where a parcel departs from the fifty by one hundred and fifty pattern.

  • Which city the parcel sits in, since the neighbourhood sits near the University Park and Highland Park boundary.

  • The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.

  • The district and the exact campuses, confirmed with Highland Park ISD.

  • University Park's setbacks, height, lot coverage and tree rules for the parcel if you intend to build or extend.

  • System ages, renovation history and permit status, or warranty status on a newer build.

  • Open permits nearby, if ongoing construction would affect you.

Common questions

Where are the boundaries of Loma Linda?

Lomo Alto to Douglas and Mockingbird to San Carlos — about eight square blocks, with streets including Potomac Avenue, San Carlos Street, Mockingbird Parkway and Armstrong Parkway.

How big are the lots?

The platted standard is fifty by one hundred and fifty feet, roughly 0.17 acres, and most parcels follow it. Some do not, including one at about 68 by 161 feet, and listing data references irregular and zero lot line properties. Take dimensions from the survey.

How old are the homes?

Original stock dates from the 1920s and 1930s, with the oldest house commonly cited as 1927. Custom rebuilds completed from the mid-2000s onward sit alongside them, so comparables have to match the build rather than the street.

Is Loma Linda walkable?

Yes, which is the main reason buyers choose it. Highland Park Village is roughly a ten-minute walk and Bradfield Elementary about two-tenths of a mile. Check the route from the specific home, and note that Mockingbird Lane forms one boundary.

Can I rebuild here?

Redevelopment has been ongoing for two decades and recent builds show what the city permits on a fifty-foot lot. Establish the current setbacks, height, lot coverage and tree rules for the parcel with the city alongside a survey and a builder's assessment during the option period.

Which schools serve Loma Linda?

Highland Park ISD, with Bradfield Elementary nearby. Proximity is not assignment, so confirm the exact campuses for the address with the district.
