Potomac Park, University Park: What Buyers Should Know Before Touring

Potomac Park is bounded by the Dallas North Tollway, Lomo Alto, Mockingbird Lane and Windsor, with lots laid out at roughly 55 by 147 feet and one and two-storey houses built mainly in the late 1930s and early 1940s. Those boundaries are the point: a neighbourhood bordered by a tollway on one side and a major arterial on another is one where position within it matters more than in most of University Park. This page covers that, the parcel records, and what to verify before making an offer.

By Nitin Gupta, CRS, GRI, CLHMS, ABR, REALTOR® and Broker Associate with Competitive Edge Realty, who has closed more than 480 DFW transactions.

Where you sit within the boundaries matters

The neighbourhood runs from the Tollway to Lomo Alto and from Mockingbird to Windsor, with streets including Potomac Avenue, San Carlos Street, University Boulevard, Mockingbird Parkway and Armstrong Parkway. Published counts put it at roughly 327 homes.

Two of those four boundaries carry significant traffic. Homes near the Tollway edge and those fronting or near Mockingbird Lane experience something different from interior streets, in noise and in traffic at peak hours.

That is not a reason to avoid the neighbourhood — plenty of buyers weigh the location and access as worth it — but it is a reason to visit a specific home at more than one time of day, including a weekday evening, and to treat interior and edge positions as different products when comparing prices.

The standard lot, and the parcels that are not standard

The platted pattern is roughly 55 by 147 feet, about a fifth of an acre. In practice, records show parcels well below that — one home here sits on about 0.09 acres, and others on roughly 0.17.

Where a parcel is materially smaller than the neighbourhood pattern, establish why from the legal description and the survey: it may be a divided lot, an attached or zero-lot-line product, or a replat. The answer affects what you own, what you can build and who the next buyer is.

Take dimensions from the survey rather than an acreage figure, and if you intend to extend or rebuild, establish University Park's setbacks, height, lot coverage and tree rules for that parcel with the city during the option period. The custom builders page covers who works at this level.

Check the city on any address grouped under this name

Because the neighbourhood's southern boundary is Mockingbird Lane, properties on the far side of that line sit in Highland Park, not University Park — and some aggregator pages group Highland Park addresses under the Potomac Park name.

Highland Park and University Park are separate municipalities with their own ordinances, permit processes, inspections and services, and the taxing units follow the city. Both are served by Highland Park ISD, so schools will not tell you which one you are in.

Confirm the jurisdiction for the specific address from the appraisal district record and the city before you go far. The Mount Vernon page covers the same boundary question for the neighbourhood immediately north of Mockingbird.

Late-1930s houses, and what has happened since

The original stock is one and two-storey houses from the late 1930s and early 1940s. Records in the neighbourhood also show later construction — a 1997 build and homes of over five thousand square feet appear alongside 1930s houses of under three thousand.

So comparable sales have to match build era and condition, not simply the street. On an original or partly updated house, ask for records with dates:

  • Roof age, and any claims or repairs following significant hail.

  • HVAC systems and install dates, and how they were fitted into a house not designed for them.

  • Water heaters.

  • Foundation performance and any repair history, with documentation and any transferable warranty.

  • Plumbing and electrical, including whether original materials remain and the panel capacity.

  • Windows, insulation and the extent and date of any renovation.

  • Whether work was done under permit and whether the permits were closed.

Get an independent inspection regardless of how the home presents. On a house approaching ninety years old, the inspection is where the price gets decided.

Schools

Highland Park ISD serves University Park, Highland Park and a portion of the City of Dallas. Assignment follows the physical address and the district's attendance boundaries rather than the neighbourhood name, and campus assignments change.

Confirm the district and the specific elementary, intermediate, middle and high school assignments for the exact address with the district before making an offer. The Highland Park ISD page covers the district.

What to verify before you offer

  • Which city the parcel sits in, from the appraisal district record and the city.

  • The recorded subdivision, lot and true dimensions from the record and the survey, particularly where the parcel is smaller than the neighbourhood pattern.

  • The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.

  • The district and the exact campuses, confirmed with the district.

  • The applicable city's setbacks, height, lot coverage and tree rules if you intend to build or extend.

  • System ages, renovation history and permit status, documented.

  • Traffic and noise at the specific address, assessed at more than one time of day.

Common questions

Where are the boundaries of Potomac Park?

From the Dallas North Tollway to Lomo Alto, and from Mockingbird Lane to Windsor. Published counts put the neighbourhood at roughly 327 homes.

How big are the lots?

The platted pattern is approximately 55 by 147 feet, about a fifth of an acre, though records show some parcels materially smaller. Where that is the case, establish why from the legal description and the survey.

How old are the homes?

Mainly late 1930s and early 1940s, one and two storeys, with later construction mixed in — records in the neighbourhood include a 1997 build and homes of over five thousand square feet. Comparables have to match build era and condition.

Are some Potomac Park addresses in Highland Park?

Some aggregator pages group Highland Park addresses under the name, and the neighbourhood's southern boundary is Mockingbird Lane, with Highland Park on the far side. Confirm the jurisdiction for the specific address, since it governs permits, services and taxing units. Both cities are in Highland Park ISD, so schools do not settle it.

Does traffic affect the neighbourhood?

Two of the four boundaries are the Tollway and Mockingbird Lane, so edge positions differ from interior streets in noise and peak-hour traffic. Visit a specific home at more than one time of day and treat edge and interior positions as different when comparing prices.

Which schools serve Potomac Park?

Highland Park ISD. Assignment follows the address rather than the neighbourhood name, so confirm the exact campuses with the district.

Thinking about Potomac Park?

Send what you are looking for — an original house to renovate or a newer build, how much traffic exposure you will accept, your price range and your timeline — and you get back what is realistically available, with the city and parcel confirmed from the record, the survey questions identified, the taxing units pulled and the campus assignment confirmed with the district. Call 469-269-6541 or get in touch.

More on the city is on the University Park page, neighbouring areas on the Mount Vernon, St Andrews Place and Westminster Place pages, and the adjoining city on the Highland Park page. For buyer representation generally see buyer services, and if you are selling here, seller services.
