Parkside East is a 70-acre development of 250 single-family lots adjacent to Las Colinas, and it is only half of the community — Parkside East and Parkside West together make up Parkside, recorded and marketed separately. Three builders built here, two of them brands of the same parent company marketing the same fifty-foot product under different names. Homes date from the mid-2010s, the builders have finished, and listings consistently cite Coppell ISD. This page covers what to verify before making an offer.

East and West are one development, recorded separately
The developer's own description is explicit: Parkside East and Parkside West comprise the Parkside development. Records bear that out, with legal descriptions reading as Parkside East Phase 1, Parkside East Phase 2A and Parkside West Phase 1B among others.

For a buyer that matters in two ways. Searches and alerts set on one half miss the other, and the two halves are not automatically interchangeable for comparable purposes — records show different lot sizes between them, with a Parkside East home on roughly 0.2 acres and a Parkside West home of similar size on roughly 0.1.

Take the recorded side, phase and lot from the legal description on the appraisal district record, and check which half any comparable sits in.

Two builder names, one parent, the same product
Three builders built at Parkside East: David Weekley Homes, Highland Homes and MHI.
The detail worth knowing is that the fifty-foot homesite product here was marketed under two separate builder names — Plantation Homes and Coventry Homes — which are both brands of the same parent group. One marketing page for the Coventry version even describes the community in text written for the Plantation version.
So a buyer comparing what look like two competing builders on fifty-foot lots here was, in practice, comparing two badges on the same operation. That matters less now the community is complete, but it matters for comparables: homes built under either name are the same product and should be treated as such.
Builder detail is on the David Weekley, Highland Homes and Coventry Homes buyer FAQs.
Sold out, so this is a resale market
The builder communities show as sold out and Hines sold the development in February 2018. Everything available now is a resale, so your competition is other owners and condition, updates and lot position decide the outcome.
Homes here date from around 2015 and 2016 onward. Records show houses of roughly 3,331 and 3,271 square feet, with the fifty-foot product running from about 2,092 to 3,614 square feet across three to five bedrooms.
Those homes are now reaching the end of any structural warranty period and are into their first major maintenance cycle. Ask for records with dates covering roof condition and any hail-related work, HVAC systems and service history, water heaters, foundation performance, what remains of any warranty and whether it transfers, and the extent and permitting of any renovation.
Schools
Builder materials and listings consistently cite Coppell ISD, with Coppell High School named on listings in the community. That is the main reason many buyers look here despite the Irving address.
Builder marketing and listing fields are not a district confirmation, boundaries change, and this part of Irving contains addresses served by more than one district. Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district, in writing, before making an offer. The Bridges at Las Colinas page covers how carefully this needs handling in the corridor, where a nearby community's own descriptions say only the majority of it sits in Coppell ISD.
Amenities and setting
The community's described amenities include a playground, parks and trails, a community pond, a dog park, waterways, greenbelts and natural creeks, with lakes nearby. Street names follow a national-park theme — Denali Drive and Isle Royal Lane among them.
Where a lot adjoins a pond, creek or greenbelt, get a survey showing where the boundary runs and what easements cross the parcel, establish who maintains any bank or common area, and have the inspector look at site grading and drainage away from the house.
The association
Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what is maintained, the reserve position against the ponds, trails, dog park and common areas, any assessment history, whether a wider body applies in addition to the neighbourhood association, and the rules on exterior alterations, fencing, parking, letting and pets.
Establish too whether the East and West halves share an association or have separate ones, since the two are recorded separately. The resale certificate guide covers what the documents should tell you.
Portal data under this name is unreliable
One property site's Parkside East page reports no listings available and then displays unrelated Irving properties across several postcodes. Another publishes a Parkside East condominium page populated entirely with condominiums elsewhere in Irving, including Las Colinas Boulevard and Ranch Trail addresses.
Parkside East is a single-family development. Check that any comparable you rely on carries the recorded subdivision name and the correct half of the development.
What to verify before you offer
-
The recorded side and phase — Parkside East or Parkside West, and which phase — from the appraisal district record.
-
The builder of the specific home, bearing in mind that two marketing names cover one operation on the fifty-foot product.
-
The district and the exact campuses, confirmed with the district in writing.
-
The association's resale certificate, and whether one body or two apply across the development.
-
The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.
-
A current survey showing dimensions, easements and any pond, creek or greenbelt adjacency.
-
System ages, warranty status and renovation history, documented.
-
Comparables matched to the same half of the development and the same lot size.
Common questions
How big is Parkside East?
Seventy acres with 250 single-family lots, adjacent to Las Colinas. It forms one half of the Parkside development alongside Parkside West.
Is Parkside East the same as Parkside West?
They are two halves of one development, recorded and marketed separately, with different phases and different lot sizes between them. Check which half a property and each comparable sits in.
Who built the homes?
David Weekley Homes, Highland Homes and MHI. The fifty-foot homesite product was marketed under both Plantation Homes and Coventry Homes, which are brands of the same parent, so homes built under either name are the same product.
Is anything still new?
No. The builder communities are sold out and the original developer sold the development in February 2018, so everything available is a resale.
Which schools serve Parkside East?
Builder materials and listings consistently cite Coppell ISD, with Coppell High School named on listings here. Confirm the district and exact campuses with the district in writing, since marketing and listing fields are not confirmations.
What amenities are there?
A playground, parks and trails, a community pond, a dog park, waterways, greenbelts and natural creeks, with lakes nearby. Confirm what the association maintains and its reserve position from the resale certificate.
