Frontage is the constraint that shapes almost everything else about a production home, and it is the variable buyers understand least when comparing communities.

  • Side yards. A wider lot puts meaningful distance between your house and the next one. On narrow-lot sections, side yards can be close enough that windows face a neighbour's wall.

  • Plan proportions. A wider lot permits a wider plan, which means fewer long narrow rooms and more usable space per square foot.

  • Garage placement. Wider frontage allows side-entry or swing garages rather than a front-facing garage dominating the elevation.

  • Backyard depth and usability. Particularly relevant if a pool is ever in your plans, since setbacks consume a fixed amount regardless of lot size.

  2. Ask what is planned adjacent to the lot. A wide lot backing onto a future collector road is a different proposition from one backing onto preserved green space.

  3. Check whether the premium is durable. A premium for being on the edge of a section disappears when the next phase builds out behind you.

  4. Ask how the appraisal treats it, particularly in a section with thin resale history where the comparable set is limited.
